RENTAL AGREEMENT

This agreement of Tenancy is made and executed at Hyderabad on this day of 1 st Day of
September 2015 by and between
Mr. K Seetaramaiah, S/o K S Rama Rao, resident of No.13-6-434/C/79, Maruti Nagar,
Ring road, Mehdipatnam, Jaffar Guda Post, Hyderabad, and Pin-500008 hereinafter
referred to as the LESSOR of the First Part
AND
Mr. Rajiv Thakur, S/o Dr. R.P.Thakur Aged around 37 years, permanent residential
address being No. 34-4-13/1, Thakur Nivas, Raghavendranagar Colony, Sainikpuri,
Secunderabad 500094, hereinafter referred to as the LESSEE of the Second Part. (For
the proof of his identity & permanent address the Lessee has submitted to the
Lessor a self-attested copy of his Passport bearing No.: ____________ issued on
_____________ & at________________)
The LESSOR is the sole and absolute owner and is in possession of the residential
independent Villa bearing No. 42, Vasudeva Ecstasy, Gopannapally thanda, Hyderabad
and has offered the said premises for rent and the Lessee has agreed to take the premises
on rental basis. The lessor and the lessee agreed to enter into agreement with the
following terms and conditions:
1. This agreement is effective from 1st Day of September 2015 and shall be initially
valid for a period of 3 (Three) years commencing from 1 st September 2015 to 31
August 2018. Thereafter the agreement may, with the mutual consent of the
LESSOR and the LESSEE be further extended for a period mutually decided
upon on such terms and conditions as may be further agreed to by the LESSOR
and the LESSEE.
2. The monthly rent effective 1st of September 2015 payable by the LESSEE to the
LESSOR for the said residential portion is agreed to as Rs 41,000/- (Rupees Forty
One Thousands). It is hereby agreed that the monthly rent will be enhanced by
10% after every completed year of stay
3. The monthly rentals shall be payable in advance for the succeeding month by the
LESSEE on or before 5th (Fifth) day of every Calendar month
4. The LESSEE has paid to the LESSOR an amount of Rs. 1, 23,000/- (Rupees One
Lakh Twenty Three Thousands Only), by Cheque No.____________, Drawn on
________________ towards interest free security deposit to ensure and secure the
due and faithful compliance by the LESSEE of the terms and conditions herein

contained. This deposit is refundable by the LESSOR to the LESSEE forthwith


upon expiry or earlier termination of the lease after adjustment of any arrears of
rent or any other amounts in relation to this agreement that may actually be due
from the LESSEE to the LESSOR.
5. The LESSEE shall pay all the electricity & water charges for the said premises,
for which separate meter exists pertaining to the period of lease according to the
demands made by the concerned authorities.
6. The LESSEE should keep the said premises clean and neat without any damages
to any parts thereof. He should not make any structural alterations/or additions to
the said premises. The Lessee further agrees to repaint the premises at the time of
vacating.
7. The LESSEE should use the said premises only for lawful use and exclusively for
his own and his family residential purpose and not for any other purpose
8. The LESSEE should not sublet or otherwise part with possession of the said
premises or any part thereof.
9. The LESSEE should allow the LESSOR or his agent or servants to enter the said
premises at any reasonable time agreed to by both the parties for inspecting the
premises and any furniture and fittings therein.
10. The LESSEE on the expiry or earlier termination of the lease should hand over
the vacant possession of the premises to the LESSOR
11. The LESSOR reserves the right to terminate the agreement if the LESSEE
contravenes any of the terms and conditions of this agreement by giving 1
calendar month notice in writing. On his part the LESSEE is entitled to vacate the
premises before the agreement period by giving 1 calendar month written notice
to the LESSOR or in lieu thereof by paying 1 month rent for the period for which
the notice period falls short of.
12. Any disputes arising out of this agreement are restricted to the Hyderabad judicial
Jurisdiction only.
13. The said premises has the following fittings and fixtures:- Details will be filled at
the time of making final agreement as per physical existance

14. All expenses pertaining to the maintenance / replacement (if damaged) of the
above said fittings and fixtures and also other fittings like taps, wash basins,
wardrobes etc has to be borne by the Lessee himself.
15. The Lessee shall repaint the schedule premises at the time of vacating the
premises or one month rent will be recovered from the security deposit.
In witness whereof the parties hereto have caused and entered into the agreement at there
own freewill and consent in the presence of the following witnesses
