As per the (Ransely J, 2001) the development of the hospitality property requires five
stages of development process which contains Concept, Planning, Building, Operation
and Maintenance, these are essentially required for the newly construction project of the
hotels or and hospitality operation.

The research for the Facilities Management is done from the books and internet
journals, which helps the help full for the assessment that gives the lots of information
about the topic of assignment. It helps for the research work and its make the topic little
easier to understand and complete the assignment and to submit in right time to the
local Facilities Management Tutor. And the local tutor who help to who helps to
understand the topic of the assignment and what should to in to it

Now days in India Bharat hotels chains use different Facilities to upgrade their hotels
and for newly construction property such as Intercontinental “The Grand” Eastern
Kolkata which was to open in the year 2008-09.The previous name of the hotel was
“The Grand Great Eastern” and after the Bharat group took over they changed its name
and they gave five star category to it (The Hindu Business Line, 2005).

The Bharat hotels group should plan strategy for the construction the property. There
are five content of a hospitality developing process, that help to construct and
refurbishing the property such as Concept, Planning, Building, Operation and
Maintenance, that are required in Facilities Management for operation of hotel. In
hospitality operation is start with Concept which helps developing hospitality property
and facilities overall project. Concept starts with designing the property. The word
design derived from French word which means draw, it shows how something is to be
made, it also means the general form of understanding the model, which incorporates
the planning and arrangements of the property which gives the idea about the concept
of hospitality management.

In the hospitality industry, the role of design help to manage a commercial design to a
Bharat hotel group owner of the property. The aim is to design the process to maximize
the capital investment and financial return to the organization. The designers of the
property have to establish a good balance between images, style, operating efficiency
and customer comfort images and style represent the way of organization
communicates between the brand, quality while operating efficiency and customer
comfort are more tangible operation, the relation between designer and client where
they need to work together to ensure the balance between the organization. the design
incorporate interior as well as exterior of the property, where it includes entrance,
canopies, terraces etc. and in interior food and beverage area, front office, kitchen etc. it
is the presentation that offer customer what is offer inside the property(Ransely J, p6-8,
2001).

After the concept of the organization is well planned strategy is satisfied with the project
and its development with the planning stage of the property. It is the activity where it is
carried business in which the organization prepare for there future planning. It is a plan
for presentation to raise capital investment for the organization (Ransely J, p23-24,
2001). Hospitality organization like, Bharat group of hotel have planned for the
upcoming new property, where the abilities of management to expand and manage
there business. The plan is also used to keep the business on track for this organization
have to plan there strategy which show where they are in the market, like
Intercontinental “The Grand” Group for the development required to achieve there goal
in the market(Ransely J, p33, 2001). The strategy is important activity for the
organization, where they represent there strategy and objectives for a development of
property and organization.

the third stage is the process of developing the property, where it represents the
transition from planning to action because it came to building and developing the
property in type of project, location, branding and complexity are required for this.
Where The professional team will need to appointed for better result by the organization
such as architect, interior designer, quantity surveyor, structural engineer, mechanical
and electrical engineer, planning surveyor, land scape architect, kitchen planner, traffic
engineer, archeologist, arborist (Tree specialist) , project manager , environmental
engineer are help to planning the design of the property (Ransely J, p113-115, 2001).
After this the next task for the organization to carry detailed approached of the site of
building or location for the hospitality property (Ransely J, p115-116, 2001).
The development team should provide copies of legal document of the site of property.
At the stage of development, the team has responsibility under the construction and
management regulation to ensure all the aspect of the heath and safety taken into the
process of building (Ransely J, p121-123, 2001). Management should take care about
the risk factor in hospitality project risk it may occur during poor quality of finishes etc.
the significant area of risk in major building project include statutory regulation, fiscal
arrangements, inflation and exchange rates, adequacy of design, site condition,
market condition etc(Ransely J, p162-163, 2001).

Managing the project is very important by the organization or external agents. In


hospitality operational project, the objective of the outset of the project can be
maintained in good manner. There are three elements of building that require managing
facilities are site, structure and fitting. The site of the property is key factor of its
success. It might be precise size of the building structure. The structure of a building
which include foundations, walls, either framed, roof etc. it is the structure impacts
physical and psychological qualities, most element of the building are designed to
transfer thee loads through the structure to the ground and fitting of a building includes
windows fames, doors, gutters, sanitary fittings, heating and electrical items, these
items more flexible items required for the property required for facilities of the hotel
(Jones C, p51-54, 1998).

In the fourth content of hospitality operation, is process of developing properties and the
construction work will have been completed and the equipment commission for use in
the property. This is very important time because the property was very old and it under
construction and the internal external environment has been improved. The role of
operation is frequently left to the discretion of the architect team. The operational role
are property responsibility for functional manage, who represent the design stage. The
interior and exterior construction of a property required experienced architect where
they can plan the better designs. Now day’s hospitality companies usually control the
planning in the property, where the organizations provide a brief drawn up by the
management. The hospitality operational always needs new concept with the certain
elements for expected functional design and to change the technologies and economic
pressure that the ideal way to achieve better operational design for construction of the
building (Ransely J, p184-185-193-195, 2001).

The aim of organization to design interacts with the needs of the customer and
operational service which locates guest accommodation, front of the house.
Organization looking for trends in accommodation where the Bharat hotels group target
small market segment with the different life style accommodation where at same time,
the hotel provide special facilities to the guest with the latest trends of the world(Golf,
Suna etc)(Ransely J, p200,208, 2001).

Maintenance is fifth and final stage of development process. At this point environment
will have been improved from its previous environment in order realize the strategic
objective of the developer. The four reason for undertaking maintenance are 1) safety
of the guests, 2) customer satisfaction,3)legal obligation under statute law and 4)
prevent for valuable asset. There are three people who help the enterprise for
maintenance work In house maintenance staff, outside contractors and Frilities
management firms (Ransely J, p254, 257-258, 2001). The need for maintenance is very
important in hospitality industry where it has major capital asset such as building need
refurbishing between seven to ten year gap for denting and painting of the rooms
(Ransely J, p257-259, 2001).

The Intercontinental “The Grand” Eastern Kolkata is taken over The Great Grand
Eastern hotel which is gone under process of concept, planning, building, operation and
maintenance. The hospitality operation is in the process of renovation of the property.
The team of the operational and maintaining gives new original design after maintaining
the property. There are three category of for renovation, where the organization, need to
refurbish the rooms. Minor Renovation, Major Renovation and Restoration, it was using
by the organization it took place 25 – 50 year after the construction of the hotel
(Strpanuk D, p426-4281996).
The Facilities Management plays an important role in service industry. Where they like
to give Facility of Facilities that means the facility provided by the hotel to the guest but
beyond there exception.
For example: - A health club in five star deluxe properties where guest can use sauna
bath, steam bath that means some thing extra ordinary, where the scope of facilities
management to meet the needs of the customer or stakeholders.

In Facilities Management there are five development processes which are required for
the hotel industry are Concept, Planning, Building, Operation and Maintenance, that
give the ideas of the five different stage of construction of hospitality operation and how
it required and how its works in the industry.
