Introduction
The purpose of this method statement is to describe and define the process flow for
the installation of lifts and to ensure that the work is carried out in a controlled and
systematic manner conforming to the specific requirements.

2.0

Scope of works
The scope of works covers supply, install and commissioning of the lifts. All
materials and works shall comply with the tender specifications, construction drawing
and approved shop drawings and samples.

3.0

Work Sequence Flow

4.0

Method Statement
Handing Over of Lift Shaft (s) and Lift Machine Room (s)

4.10

Requirement for handing over the lift shaft (s) for commencement of lift installation
are as follows:a) Stages of floors to be handed over for lift installation shall be scheduled in
accordance with the Nam Fatt Construction Sdn. Bhd. Master Work Programme
approved by Gerbang Perdana Sdn. Bhd.
b) Scaffolding to be erected in the lift shaft (s).
c) Separator beams shall be installed if required.
d) Protections shall be provided to prevent seepage of water into the lift shaft (s).
e) To remove all formworks, timbers, or steel bars sticking out along the internal
shaft wall.
f) To clear all debris, water and unwanted material in the lift pit (s).

g) Curbs shall be provided at every lift entrance to prevent water from flowing into
the lift shaft (s).
h) Temporary power supply for lightings, power hand tools and light power
machinery shall be provided at every floor.
i) Lift door opening, lift well entrance and trap door hole shall be protected at all
time during construction.
j) A covered storage area at site will be allocated to lift equipment upon the delivery
of equipment. All items shall be stacked up properly and in safest possible way
during storage to keep away from rain and ground dirt and electronic parts shall
be protected from rain, dust and dirt before installation.
Preparatory works of lift installation are as follows:

To remove all formworks and timbers in the lift machine room (s).
To clear all debris and unwanted material out of the lift machine room (s).
To ensure that there is no water seepage into the lift machine rooms (s)
Machine room shall be at least completed with screeded floor and plastered
walls.
v. Machine room shall be provided with lockable door (at least temporary) door
to be provided if permanent one is not available.
4.11

Erection of Scaffolding Sequence 1


Before erection of scaffold in the lift shaft (s), the position shall be coordinated to
avoid obstruction to the lift equipment to be installed in the lift shaft (s).

4.12

Plumbing of Lift Shaft (s) Sequence 2


A horizontal reference line (i.e. finish wall level and/or grid lines) parallel to the
landing door frames at the entire landing floor lobby will be set by surveyor. This line
is to determine position of the lift (s) i.e. with this as a reference, two plumb lines for
the car sill, two plumb lines for the car guide rails and two others for counterweight
rails will be dropped from the top of the shaft to the lift pit. The objective is to obtain
the best possible position to avoid major rectification of shaft walls and to meet the
finishing layout at the lift lobby area (s).

Approval of Plumbing Result Sequence 3


The plumbing result of the lift shaft (s) shall be submitted to Gerbang Perdana
Consultant (s) for approval before works can further proceed or to carry out shaft wall
rectification works if any, after the approval of plumbing result.

4.14

Install Guide Rail Brackets Sequence 4


The first guide rail bracket will be installed 1.5 meters from the pit floor, subsequent
guide rails brackets are installed at approximately 2.5 meter interval until all the way
up to the ceiling of the lift shaft. M16 or M12 holes are drilled along the wall for
insertion of anchor bolts for the mounting of guide rail brackets. Rail brackets are
then fixed to these. Where intermediate beams are required, these have to be installed
before rail brackets can be welded on.

4.15

Install and Align Guide Rails Sequence 5


Guide rails are hoisted from the lobby at the lowest floor (1 st floor) into the lift shaft
and are fastened to the brackets using clips commencing from the lift pit. The
installation of rail and fastening will continues all the way up to the lift shaft and will
be aligned vertically and laterally. The clips are fastened tight after checking using the
plumb line and the alignment gauge. The allowable tolerance of guide rail alignment
is within +/- 1.0mm.

4.16

Install Landing Door Frames Sequence 6


The landing doorframe will be installed at position described in the plumbing result
approved by Gerbang Perdana Consultant (s). Before commencement of door frame
installation, the finished floor level will be marked at the lift lobby area as well as the
position for mounting of the landing board and indicator boxes as required.

4.17

Install Shaft Wirings - Sequence 7


1st fixes of electrical trunking and wiring will be installed along the shaft wall and in
the lift motor-room. Power cables will run in trunking separate from control cables.

Install Machine Room Equipment Sequence 8


Provision of access must be made available for heavy lift equipment moving into the
lift machine room. Hoisting of the lift machine and the controllers from the ground to
the building roof is by means of mobile crane.
If site condition does not permit mobile crane access, the motor and/or other Lift
Machine Room (LMR) equipment will be hoisted up via the lift shaft. A 150 mm x
150 mm I-beam will be mounted on the wall with utilizing M16 x 4 wall plugs and
anchor bolts. A 5-ton chain block will fastened onto the I-beam and will be utilized to
hoist up lift motor (and other LMR equipment) to the highest landing. A-frames will
then be erected on the LMR to further hoist it onto LMR. The hoisting machine
weighs about 1500kg and has to be lifted onto concrete plinths.
Hoisting hooks or beams shall be provided in the lift machine room as per drawings
to facilitate the hoisting process.

4.19

Quality Inspection Sequence 9


The following works will be inspected by quality control supervisor as shown in the
installation flow chart.
a) Guide rails shall be checked to ensure they are installed in correct position and
alignment.
b) Landing door frames shall be checked to ensure that they are installed in
accordance with the plumbing position approved by Gerbang Perdana
Consultant (s).
c) Other works can be carried out with visual inspection by quality control
supervisor are as follows :
i. Shaft wirings.
ii. Machine room equipment.
iii. All brackets are properly secured & etc.

Grouting of Landing Door Frames Sequence 10


All gaps between frames, walls and indicator/button boxes will to be sealed with light
weight cement. All these are to be completed in shortest possible time to avoid
interrupting of lift installation schedule.

4.21

Install Landing Door Panels Sequence 11


POEC (Pernas Otis Elevator Co.) will proceed with the installation after the
completion of doorframe in-filled.

4.22

Assembly of Car, Counter-Weight Frame, Machine Room Wirings and Etc


Sequence 12
Assembly of lift car will be carried out at the lowest landing floor. Counter-weight
frames and blocks will be assembled at the highest possible level of lift shaft (s).
Machine room wiring will commence as soon as the equipment is properly setout,
positioned and installed in LMR.

4.23

Roping And Shaft Equipment Sequence 13


Installation of hoisting ropes shall commence as soon as the assembly of car and
counter-weight are completed.

4.24

Lift Interior Finishes Sequence 14


At this time, the scaffolding in the hoist way (s) should be dismantled. The lift car (s)
should then be suspended via hoisting ropes and is able to move manually by means
of winding the hoisting motor in the lift machine room. The interior finishes in the lift
car shall commence before the testing and commissioning of the lift (s).

4.25

Quality Inspection Prior to Lift Testing Sequence 15


Prior to testing of lifts, the POEC quality control supervisor shall check the
installation and ensure that the lift (s) is ready or fit for testing.

Testing of Lift With Maintenance Speed Sequence 16


All safety devices in the LMR, lift car and lift pits are checked to ensure that they are
operational. In the preliminary stage the lift is tested with maintenance speed of
approximately 0.6 m/s. The lift is moved along the hoist way, under manual
operation. This is carried out at the car top by POECs technician. Checks are made to
ensure that there is no obstruction throughout the travel of the lift in the hoist way.
Approximate load balancing is also carried out to balance the weight between, the car
and counter-weight.

4.27

Cleaning of Lift Shaft and Guide Rails Sequence 17


Cleaning of lift shaft (s) and guide rails shall then be carried out immediately once the
lift (s) is able to travel up and down of the hoist way (s).

4.28

Mechanical Adjustment and Testing of High speed Sequence 18


All mechanism such as landing doors, car door and all other lift shaft mechanical
devices are adjusted. Speed profile parameters are set at LMR in preparation of high
speed (contract speed). Load measurement is set to the contract load of the lift (s). All
the necessary requirement for evacuation of lift (s) is incorporated.
Please note that before commencement of Sequence 16, EPO (emergency power
operation) sensing cables and EFO (Emergency Fire Operation) sensing cables must
be installed prior to sequence 18.

4.29

Practical Completion Sequence 19


The lift (s) is now practically completed and is ready for combined interfacing text
with other services for Authority Inspection (Bomba).

4.30

JKKP Inspection Sequence 20


Upon the acceptance of tests and inspections to comply with JKKP requirement,
POECs Project Manager is to make arrangement for JKKP inspection. Once the
inspection schedule is confirmed by JKKP, the Project Manager will write in to notify
the relevant parties and inform the results of inspection by letter after inspection.
