R-Zone Land Delhi Residential Projects as Never Before

The zonal plan introduced in Delhi is a wonderful perspective to plethora of developmental


possibilities and opportunities. In order to make administration effective and easy, the NCT (The
National Capital Territory) of Delhi has been divided into 15 zonal areas, which are listed as
Zone A to Zone H and Zone J to Zone P. Out of all these zones, Zone - A to H covers in
the urban area, Zone-O includes the Riverbed (River Yamuna) and the rest of the six zones, Zone
J to P cover the rural areas. In this article, you will come to know about the Residential Zone or
the R-Zone Land Delhi.
About the residential zone
As per the latest Master Plan-Delhi, the DDA (Delhi Development Authorities) has introduced a
new development model that has allowed the participation of both private and public sectors for
housing project development. There are certain villages that come under the residential zone and
will be eligible for the DDAs Land Pooling Policy. Moreover, this model would be, more or
less, standard for all the villages allocated under the R-Zone. When it comes to the residential
zone, the L-Zone Delhi is considered to be the most promising one.
The location and the area of the L-Zone
It covers a land area of 22,979 hectares and bordered by Rohtak Road/NH-10 and Railway line
in the northern part, Zone-K (Dwarka Sub-city) in the eastern side and the boundary of the NCT
Delhi in the western and the southern parts. Some of the fundamental objectives for introducing
L-Zone Land Delhi are:

To upgrade the infrastructure

To improve accessibility to both urban as well as the rural areas

To preserve the ecosystem and the valuable natural resources

Whats so promising about the Zone-R?


There are a number of factors that make this zone one of the best areas. The factors are
mentioned below:

Location as well as proximity to most of the important locations, like Indira Gandhi
International Airport, Dwarka city, South Delhi and Gurgaon

Large area of the zone comprising around 40% of the total development plan

Constantly developing infrastructure and developer position

About Zone-N
The N-Zone Land Delhi mainly covers the planned green belt or the urban extensions and
constitutes a part of the urbanisable area, as per the MPD (Master Plan of Delhi) 2021. It is
situated in the northwestern part of Delhi and surrounded by western canal of Yamuna river or
the Narela Project in the northeastern side, L-Zone in the southern part, current HT line and the
boundary of M-Zone in the southeastern part and boundary of Haryana in the western and the
northwestern side. The total area of this zone is 13975 hectares.
