Dear Arizona Goldfield Neighbor,

PLEASE TAKE A FEW MINUTES TO READ THIS AND FOLLOW THE LINKS PROVIDED TO VERIFY THESE FACTS:
You may have noticed two or more individuals going door to door in our neighborhood collecting signatures for the last
recall election as well as coming around to collect absentee ballots for the same. We feel it is our responsibility to make known
information we have learned and bring to light who these individuals are.
The first is one of our own HOA board members - Rhonda Lesher, next: her friends Wendy Burton & Alex Winter.

Rhonda Lesher

Initially took office on our HOA board Jan 01, 2014 serving as secretary1
Started the recall election and came around collecting absentee ballots with Wendy and Alex (neither Wendy or Alex live
here nor do they own property in our neighborhood, Arizona Goldfield).
Serves on two other HOA boards
o Signal Butte Manor, as President.2
o Signal Butte Ranch, as Secretary.3
Owns a home in our community but does not live in it. 4
Was asked at the recall meeting if she worked for Innovative Property Management. She said no.
A profile listing viewable at www.zillow.com/profile/babyronni/ shows a Rhonda Lesher with IPM (Innovative Property
Management) at the top of an address of a property that Rhonda Lesher owns. This profile also lists her specialty as
Property Management. This would be a major conflict of interest if our board were to try and use Sculptured Earth
Resources as our landscaping company being that IPM was started by Alex Winter5 who also owns Sculptured Earth

Resources . Sculptured Earth is already being used at the other HOAs of which Rhonda sits on the board.
Continually tries to conduct meetings without our management company Brown Management present.

Wendy Burton

Works for Innovative Property Management (IPM) now owned by a woman named Wendy Winter.8
Innovative Property Management (IPM) manages Signal Butte Manor (Where Rhonda Lesher serves as Secretary).
Innovative Property Management (IPM) manages Signal Butte Ranch (Where Rhonda Lesher serves as President).

Alex Winter

Started Innovative Property Management (IPM) before transferring ownership to Wendy Winter.5
Owns a company called Sculptured Earth Resources (SER for short) a landscaping company.6
Sculptured Earth Resources currently provides services for the other two HOAs of which Rhonda is on the board.

Additional concerns:
Recently Rhonda expressed that our current landscaper is doing a bad job. At homeowners request, she agreed at an HOA board
meeting to allow a committee to be formed to explore companies for a replacement landscaping company. There were at least five
homeowners at that meeting who volunteered to be on that board. Within a week she stated in an email that there will be no such
committee.

own) of which Rhonda sits as a board member.

Rhonda is shown in one of the videos referring to her role as a board member stating: I do not represent the members, I
represent the association, the corporate entity, I represent the corporate entity not the members. Legally this is incorrect.
She has a fiduciary responsibility to the homeowners as a whole.

A search of the Phoenix area at maps.google.com for Sculptured Earth Resources or SER returns only one listing
which is that of Innovative Property management or IPM. IPMs reviews online have been mostly negative.9
This Sunday at 5:00pm at the pool Rhonda has called a Special Meeting. She has asked our management company not
to be there. As a homeowner you are able to request a copy of all written correspondence between Stephanie of Brown
Management and our board members. To better understand what is going on please exercise your right do so by

Our hope is that more homeowners will attend as many HOA meetings as possible so we may
all be informed on what is happening, know what is at stake for our own community, and
voice your opinion.

meetings.

Establishment of Quorum & Call to Order of Board Meeting Please remember that this meeting is a Board of Directors meeting of the Arizona Goldfield Homeowners
Association. The Board will be conducting its normal business and possibly voting on items brought before the Board. Attendees are asked to not interrupt the Board.
If attendees have questions or concerns, they will be called upon by the Board at the appropriate time. During the Homeowner Forum, at the end of the meeting,
each member will be given 2 minutes for open discussion.
