Punch List Analysis for 2nd Quarter

Overall the average size of the punch lists has shrunk from just over six items per
Punch List to slightly more than five and a half items per punch list from the first to the
second quarters. Additionally, six out of seventeen closed escrows had no punch lists as
opposed to four of nineteen punch lists in the first quarter. While these two facts could be
attributed to any number of factors the only logical conclusion is that the overall quality
control of the finished product has been good and has had a positive effect on the work of
the contractors and the finished product. The goal is to continue both of these trends,
fewer items per punch list and more sales where there are no punch lists.
The composition of the punch lists nearly mirrors that of the punch lists from the
first quarter, with electrical and plumbing items constituting almost identical percentages
of the total number of items. Of those items in these two general areas that were called
out numerous times, leaks and non functioning electrical outlets stand out. Both of these
defects can and should be eliminated before the property goes into escrow. From now on,
any leaks or non functioning electric outlets detected by the property inspector are not
only to be noted on the final punch out form, but they are to be immediately brought to
the attention to the contractor for repair. As many of the electrical items on the punch
lists were fairly simple to detect, i.e. outlets and lights not working, it is our goal to cut
the percentage of electrical items per punch list next quarter from 24% to 10%.

Appearing on several of the punch lists, regardless of county, was the request
that seismic strapping be placed on the water heater. From now on, we will require all of
our contractors to properly strap and secure the water heaters on our properties. This will
be added to the final punch out check list and Darrell Patterson will teach Damian and
Matt exactly how a water heater should be properly strapped. In addition to water heater
strapping, a general leaks category will be added to the final punch out form. This is to
cover all toilets, kitchen and bathroom faucets, dishwashers and water heaters. Inspectors
should run each sink for at least two minutes during their final inspection to both test for
abnormally low water pressure and any leaks which may present themselves. Also, each
toilet in the subject property should be flushed and each shower/tub fixture should be
allowed to run for two minutes as well. As with any electrical problems that may surface,
any leaks or strapping issues should be brought to the contractors attention for repair.

Although I will list a property if there is a small leak or an outlet or two doesnt work, the
contractor should be asked to fix these problems before the house is in escrow and a
formal home inspection takes place.

Among the individual contractors, there was improvement by both the In-House
crew and Bill Denningham in terms of average punch list items per project. Hockenberry
had approximately the same average sized punch list and Newcastles went up. Teos
went up a little but was still acceptable at three items per punch list. It is difficult to
determine why Newcastles went up. Vicci certainly played a role in this as it was an
extremely difficult project with several sub-standards in place from the start. Perhaps this
shows a slight shift in the market as home Buyers are beginning to be more demanding
in their requests of more expensive homes. Perhaps supervision of Gary was not as good
in the second quarter as it was in the first. The next few punch lists from Newcastle
projects will be watched.

As you can see, during the second quarter, the total amount of payoffs for punch
lists was $16,040. The estimated cost of the work which was requested is $22,435, a
difference of over six thousand dollars. The payoffs have the added benefit of allowing

our contractors to fully concentrate on the projects they have before them and not losing
time going back to fix small items four months after finishing the job. Each contractor
was asked to go back and complete some items off of various punch lists from time to
time, and Bill Denningham, as he is relatively new, was asked to go back and fully
complete the Velardo punch list. This serves to clearly illustrate the errors to the
contractor and satisfy some of the simpler demands of the Buyer.
While the average quality of our product is as high as it has ever been, it is our
goal to eliminate as many small/stupid mistakes as possible. The water leaks, faulty
outlets, water heater strapping, etc. need to be cut down dramatically if not entirely
eliminated. While the payoffs were cheaper than the cost of the actual repairs
themselves; smaller punch lists would allow Dawn and myself to negotiate even smaller
settlements or even no payouts at all. This should be what the construction department
strives for in every project.

increasing mantra more than 108 times repetition .

Rudraksha seed is also favourite to shiva so jap mala is made combining this
rudraksha seeds. With rudraksha seed we can do any god mantra not only shiv ji.

We can do mantra two times a day. One is morning and another is evening. It can
take 20 minutes morning and 20 minutes evening to do 108 time mantra jap. It
also depend upon mantra either short mantra or long mantra we are reciting.
In hindu houses we worship morning/evening . In time of worship We first
worship all God/Goddess (devi devta) . We offer oil lamp(diya )
,Bell(ghanti),incenses(dhup) . After it we do specific mantra which we wish to do.

Those who donot have have Rudraksha jap mala to do Shiva mantra can also
recite mantra with hand or with namaskaram mudra (namaste position). Main
thing is we have to do 108 times for one mantra. We should do with easy way to
count 108 times. Because counting and saying mantra together donot make
concentrations. We must have capacity to count 108 times with hand while
repeating mantra. If we wish to count mantra how many time we are doing

We should not open our eyes while doing mantra.
Mantra also helps to attain peace and vibration. It makes closer to Supreme god
head. It provide all kinds of blessings. We must wash our hand,leg,face or we can
bath before doing mantra and pooja (worship) . The suitable time to recite
mantra is morning and afternoon. Worship of any God and Mantra is done
togther. After completing Worship we can do mantra with concentration and by
following above rules.

destroyer of all life.

4) Shiva panchakshar stotram This is great stotra (Praying) of god shiva. God
shiva is easily pleased by this stotra (mantra). This mantra goes like this -

Nagendra haraya Trilochanaya,


Basmanga ragaya maheswaraya,
Nithyaya shudhaya digambaraya,
Tasmai Nakaraya namashivaya.
Mandakini salila chandana charchithaya,
Nandeeswara pramadha nadha maheswaraya,
Mandra pushpa bahu pushpa supoojithaya,

Shivaaya gowri vadanara vinda,
Sooryaya daksha dwara naasakaya,

Meaning The celestial river agitatedly moving through his matted hair,
Which makes his head shine with those soft waves,
And his forehead shining like a brilliant fire-daga daga,
And the crescent of moon which is an ornament to his head,
Makes my mind love him each and every second.
3rd Paragraph of Stotra Dara darendra nandini vilasa bhandhu bhandura,
Sphuradigantha santhathi pramodha mana manase,
Krupa kadaksha dhorani niruddha durdharapadi,
Kwachi digambare mano vinodhamethu vasthuni., 3
Meaning The consort of the ever sportive daughter of the mountain,
Whose mind rejoices at her side long glances,
With the stream of merciful look which removes hardships,
Makes my mind take pleasure in him who wears the directions as apparel.
4th Paragraph Jada bhujanga pingala sphurath phana mani prabha,
Kadamba kumkuma drava praliptha digwadhu mukhe,
Madhandha sindhura sphurathwagu utthariya medhure,
Mano vinodhamadhbutham bibarthu bhootha bharthari., 4
Meaning He, with the shining lustrous gem on the hood
Of the serpent entwining his matted locks,
He, who is with his bride whose face is decorated
By the melting of red saffron Kumkum,
And He who wears on his shoulder the hide

Of the elephant which was blind with ferociousness,


Makes my mind happy and contented,
In him who is the leader of Bhoothas[1]
5th Paragraph Sahasra lochana prabhoothyasesha lekha shekhara,
Prasoona dhooli dhorani vidhu sarangri peedabhu,
Bhujangaraja Malaya nibhadha jada jhootaka,
Sriyai chiraya jayatham chakora bandhu shekhara., 5
Meaning May he whose foot stool is decorated
By the ever flowing flower dust.
Falling the bent head of Indra and other Gods,
And may He, whose matted locks are tied by the king of serpents,
And may he, whose head is decorated
By the crescent moon who a friend of Chakora[2]
Shower prosperity for ever on me.
6th Paragraph Lalata chathwara jwaladhanam jaya sphulingabha,
Nipeetha pancha sayagam saman nilimpanayakam,
Sudha mayookha lekhaya virajamana shekharam,
Maha kapali sampade, siro jadalamasthu na., 6
Meaning May he with the raging fire
In his forehead, who burnt the God of love,
May He who is forever being saluted by king of devas,
And may he who has collected
The cool ambrosia like crescent moon on his head,
And may he who wears the collection of skulls,
Bless us to create wealth for us.
7th Paragraph Karala bhala pattika dhagadhaga jjwala,
Ddhanam jayahuthi krutha prachanda pancha sayage,
Dharadharendra nandhini kuchagra chithrapathraka,
Prakalpanaika shilpini, trilochane rather mama., 7
Meaning May He in whose dreadful forehead, fire burns Dhahaga, Dhaga,
May He who burnt the one with five arrows[3] as an offering to fire,
May He who is the only one who can write decorative lines,

On the tip of the breasts of the daughter of the mountain,


And May He with three eyes make mind enjoy in him.
8th Paragraph Naveena megha mandali nirudha durdharath sphurath,
Kahoo niseedhi neethama prabhandha bandha kandhara,
Nilimpa nirjari darsthanothu kruthi sindhura,
Kala nidhana bandhura sriyam jagat durandhara., 8
Meaning May He whose black neck is as dark
As several layers of new clouds,
Packed closely on the night of the new moon.
May He who wears the celestial river on his head,
May He who killed the Gajasura with an elephant head,
May He who is very handsome because of the crescent that he wears,
And may he who carries the entire burden of the world,
Bless us with all sorts of wealth .
9th Paragraph Prafulla neela pankaja prapancha kalima prabha,
Valambhi kanda kanthali ruchi prabandha kandharam,
Smarschidham puraschidham bhavaschidham makhachidham,
Gajachidandakachidham tham anthakachidham bhaje., 9
Meaning I salute him, who shines with a black neck
Similar to the well opened blue lotus,
On which all the temples depend for prayer,
And him who destroyed God of love, the three cities,
The worldly problems and yaga destroyers,
And him who destroyed elephant faced Asura and also God of death.,
10th Paragraph Agarva sarva mangalaa kalaa kadamba manjari,
Rasa pravaha madhuri vijrumbha mana madhu vrtham,
Suranthakam, paranthakam, bhavanthakam, makhandakam,
Gajandhakandhakandakam thamanthakanthakam bhaje., 10
Meaning I salute him who is like the bee who drinks the sweetened honey,
That flows from the flower bunch of collection of arts of the Goddess,
And him who destroyed God of love, the three cities,
The worldly problems and yaga destroyers,
And him who destroyed elephant faced Asura and also God of death.

11th Paragraph Jayathwadhabra vibramadbujaamga maswasath,


Vinirgamath, kramasphurath, karala bhala havya vat,
Dhimi dhimi dhimi dhwanan mrudanga thunga mangala,
Dhwani karma pravarthitha prachanda thandawa shiva., 11
Victory to the great Shiva, who has the fire burning in his forehead,
Meaning Which is increased by the breath of the snake wandering in the sky,
And to Him who dances to the changing tunes and fierce sound,
Of Dhimi, dhimi, dhimi coming out the auspicious drum.
12th Paragraph Drusha dwichi thra thalpayor bhujanga moukthika srajo,
Garishta rathna loshtayo suhrudhwi paksha pakshayo,
Trunara vinda chakshusho praja mahee mahendrayo,
Samapravarthika kadha sadashivam bhajamyaham., 12
Meaning- When will I be able to worship that eternal shiva,
With a feeling of equanimity towards snake and a garland,
Towards great gems and dirt or friends and enemies,
Or Towards a blade of grass and lotus like eyes,
Or emperor and ordinary men.
13th Paragraph Kada nilampa nirjaree nikunja kotare vasan,
Vimuktha durmathee sada sirasthanjaleem vahan,
Vilola lola lochano lalama bhala lagnaka,
Shivethi manthamucharan kada sukhee bhavamyaham., 13
Meaning When will I live the life of pleasure, meditating on Shiva,
Sitting near a hollow place near the celestial river Ganga,
Releasing all my bad thoughts and with hands clasped above my head,
After releasing all passion for the pretty women with shifting eyes?
14th Paragraph Imam hi nithya meva muktha muthamothamam sthavam,
Padan, smaran broovan naro vishudhimethi santhatham,
Hare Gurou subhakthimasu yathi nanyadha gatheem,
Vimohinam hi dehinaam sushakarasya chithanam., 14
Meaning This greater than the great prayer if read,
Remembered, or recited daily by man,
Will make him pure, eternal,

And he would get devotion to Shiva leading him to salvation,


For remembering Lord Shiva, is a sure method of removal of detachment.
15th Paragraph Poojavasana samaye dasa vakhra geetham,
Ya shambhu poojana param padthi pradhoshe,
Thasya sthiraam radha gajendra thuranga yuktham,
Lakshmeem sadaiva sumukheem pradadathi shambu., 15
Meaning He who sings this song composed by the ten headed one,
At the end of every worship or,
Reads it after worship of Shiva on the Pradosha day,
Will get by the blessing of lord Shiva, chariots, elephants and horses,
As well as the affectionate sight of god of wealth.
