1. PROJECT SCOPE
1.1.INTRODUCTION
The Project "Preliminary Design for Warehouse and Offices Coplex" intends to document the ongoing procedures of COMPANY at
the present facilities, in order to track critical points for the stock management, the ergonomics of the building facilities, in order to
achieve a "Complete Operational Planning" of the new facilities.

client. The design should intend to develop a complete building up to 13.000 m2 of surface, which will be constructed in two
phases. Phase A concerns the construction of warehouse and administration areas of about 8.000 m2 and maximum budget
4.000.000 .
For this purpose we have considered:

a) Operational Planning
1. The main goal of the investment is to construct and operate modern logistics center facilities
(International Transport & 3PL) involving road & rail access. The first phase of construction includes
office facilities (1.000
(1 000 m2),
m2) international transport warehouse (3.000
(3 000 m2) and 3PL warehouse (5.000
(5 000
m2).
2. The facilities should have high interoperability (international transport, 3PL, ADR stock, customs & tax
control).
3. Maximum stock capacity and low operational cost
b) The proposed site by the client
The site proposed complies with the investment intention. The site evaluation is to follow.
c) The ongoing procedures for the stock management
1. It is of great importance to consider the approach by rail and the respective unloading and stocking of
containers.
2. The distinct development of the activities is not possible because the operational area is limited.
3. The informatics support of the stock appears with serious deficits.
4. The concentration of 60% of stock loading and unloading on Fridays defines the ergonomic and
operational limits of the warehouse areas.
d) The stock features
and means of transportation
results in the necessityy for the
p
g
p
1. The amount of distinct packages
improvement of organization - collection - temporary stocking of stock in order to lower the management
cost.
2. The volume of loading and unloading on Fridays requires the use of stationary means of stocking or the
significant
increase of the stock management
area.
g
g
e) The uses of the outdoor area
1. The traffic operation of the outdoor area is important due to the large number of containers and transport
vehicles on Fridays.
