1) THEPROJECT/CONCEPT
Tescohaveputcorporateresponsibilityandtheirimpactontheenvironmentatthetopoftheir
agenda.Theiraimistoreduceemissionsfromtheirbuildingsbyatleast50%by2020.Thisproject
willreduceoperationalenergyby70%,farinexcessofthe50%target.Theschemeisthefirst
supermarkettorunonvegetableoilviaaCHPunitthatprovidestheenergyandheatrequirements
ofthestore.Theschemeincludesmanyenvironmentallyfriendlyinnovationssuchasacertified
hybridtimberframe,sustainablecladdingsystem,XLiterooflights,windcatchers,clerestoryglazing
andanimprovedmechanicalandelectricalspecificationtooperatewiththedemandsofthestore.
Theschemealsohasarainwaterharvestingsystem,whichwillbeusedforwaterforthestaffand
customertoilets.
Thecontractors(TaylorWoodrow)roleinthisprojectwascriticalinensuringthatthedesignteam
allworkedtogethertodelivertheclientsaims.Theprojectprovidedanexcitingchallengeand
opportunitytoworkwiththeclienttodemonstratetheircommitmenttosustainableconstruction.A
mixtureofnewconstructiontechniquesweresoughttodeliveranenvironmentallyfriendly,energy
efficient,sustainable,innovative,integrated,andvalueaddedproject,whilstmaintainingcustomer
andclientsatisfaction.
TheschemeispartofamajorregenerationwithintheCheethamHillareaandislinkedtoaseparate
developmentofarcadeshopstoprovideanewheartwithinthecommunity.Thisschemeisspecial
becauseitisthefirstrepeatableformattobebuiltforTesco,withtheaimthatthiswillbecomethe
standarddesignformatforfuturestores.Theinnovationsthatwereachievedthroughthe scheme
have been selected through design workshops and testing during the procurement stages of the
project. The success behind the project lies in the collaborative working relationship among the
project participants and commitment to innovation and meeting project goals. Key project parties

2) PLANNING&DESIGN
Theaimsetbytheclient(Tesco)forthisprojectwastodeliver,byworkingwithateamofspecialist
consultants,anenvironmentallyfriendlyformatstorethatwouldmeettherequirementsofa
BREEAMratingofverygood.TescoalsowantedtosetanexamplebyreducingCO2emissionsin
theirownbusinessthroughouttheworldandshareinnovativeinformationwithotherorganisations,
businessesandGovernmenttohelpstimulatealowcarboneconomy.Forthis50,000squarefoot
supermarkettheyhadanoriginaltargetofa50%reductioninitscarbonfootprintwhencompared
againstatraditionalsupermarket.CheethamHillisimportanttoTescobecauseitwillbetheirnew
blueprintforfuturestores,thenewblueprintbeingdesignedtoworkacrossallformats.

possible.Airwouldbedrawnintothestoreviapassiveroofventilatorsstrategicallypositioned
ontheroof.Thiswouldbeanintelligentsystemcontrolledbyaseriesofsensorsthatwould
monitorCO2levelsandoccupancyandadjustsettingstominimiseenergyuseandalsocreatea
morepleasantenvironmentwithinthestoreaswellasreducingenergy.

Inordertoachievetheseobjectives,thewholeteammetregularly.Theclientwastheleaderofthe
projectateachstage.Thearchitecthadaspecificinterestintheexternalappearanceandaesthetics
ofthebuilding;thecostconsultantworkedonensuringacosteffectivesolution;structuralengineer
andsupplierworkedtogethertodevelopatailoredtimberframe;andthecontractor,beinga

strategicpartnerwiththeclient,wasconcernedtoachievecustomersatisfactionandworkedona
buildabledesignthroughtestingitinasuitablesiteandsearchingforenergyefficientsolutions
throughtheeffortoftheirinhouseresearchteam.Duringtheproductdevelopmentstage,theteam
searchedthemarketforavailableproductsandworkedonconvertingtheseintoaformreadyfor
useinthenewstore.Althoughthisledtoanincreaseinthecost,itpushedothersupplierstowork
togethertoaccommodatethechanges.Itwasnotveryeasytoconvinceallsupplierstochangetheir
processes;howeverhelpingthesuppliertoaccessabigmarketempoweredthemtoallocate
resourcesinordertotailortheirproductsforfutureuse.

3) PROCUREMENT
TaylorWoodrowhasbeenpartnerswithTescosince1985whenTescodecidedtoformstrategic
allianceswithitscontractors.Thispartnershipstartedwithfivecontractors,nowTescoworkswith
ninestrategicpartners.Thekeyreasonforstrategicpartneringforthemwastocontinuetoinnovate
theirsupermarketbuildings,sothattheywouldbebuiltfasterforlessmoneyanddeliverhigh
performance.Workingtogetherasapartoftheteamwasthemajorenablerofinnovationinthis
project.

Inthisproject,TaylorWoodrowusedtheirsupplychaintosourcethesustainablecladdingsystemas
wellastherooflights.Thesetwoelementscontributedsignificantlytothesuccessoftheproject.
TheteamworkedwithB&KTimberStructurestosupplytimberframes.Asoneoftheonlyfirmsin
theUKabletoofferacompletepackageofexpertiseinbothsteelandtimberdesign,engineering,
manufactureandinstallation,theywereabletoundertaketheprojectatCheethamHillwith
efficiency,ensuringTescowasinapositiontocommencetradingonschedule.

4) CONSTRUCTION
ConstructionoftheEcoStoreinCheethamHillwasbasedontheprinciplesofusingwoodinsteadof
metal;introducingmorenaturaldaylightintothestoretouselesselectricity;achievingamore
energyefficientheatingandairconditioningsystem;usinglessenergyandwater;generatingour
ownenergy;rethinkingrefrigeration,fixturesandsignage;andminimisingwaste;allofwhich
contributesignificantlyincuttingthestorescarbonfootprint.
Productandprocesssolutions:
TheconstructionprocesseswassimilartoastandardTescoformatstorebuttheinnovationsbelow
wereintroducedintermsofproductsandprocesses:

Hybridtimberframe:Oneofthemostimportantelementsoftheenvironmentallyfriendly
designfeaturesistheinnovativehybridtimbersteelstructureprovidedbyB&KTimber
Structures.Throughcarefuldesigndetailingandvalueengineering,theyincorporatetheir
expertiseinsteelworkfabricationtoofferhybridstructures.Theycombinetheaestheticand
environmentalbenefitsoftimberwiththeeconomicbenefitsofsteelthatreducecarbon
footprintwithoutcompromisingquality.
Glulamwasusedforthemainsupportingcolumns,rafters,
beamsandpurlinsinthesalesfloorareawiththetimber

periodiswithdrawnfromtheatmosphereandabsorbedforalongtime.Intheeventofafire,a
Glulamstructureissaferthananonprotectedsteelstructure.
InnovationInsight

Sustainablecladdingsystem:ThesystemwassourcedfromLithuaniaandrequiredalotof
detailingandplanningtoexecuteaverysmoothinstallationwithoutanyproblems.Itwas
manufacturedoffsiteandoffersanembedded/carbonenergysavingof8%andthecladdingis
100%recyclable.

TriArchwallingsolution:Thissystemisaprefabricatedwallingsystem,whichismadefrom
recycledgypsumandtimberboarding.Thisproductis100%recyclable,thereisnorequirement
forplasteringasthesystemisprefinishedandreadyforeitherwallpaperorpaintfinishthat
ultimatelyresultsinnowastage.
InnovationInsight
Theteamworkedonanumberof
energyefficientandsustainable
solutions,mostofwhichwere
developedspecificallyforthisproject.

Rooflights:Thepremanufacturedrooflightsystem
comprisesofpolycarbonatewhichcontainsananogel
corepreventingsolarheatgainwithinthesalesareaof
thestore,butallowingthetransferofdaylight.This

helpsreducelightinglevelsinthestorebytheintroductionofnaturaldaylightwithoutthe
dangerofsolarheatgain.TheDigitaladdressablelightinginitiative(DALI)lightingsystemhas
beenintroducedtoadjustthelightinglevelswithinthestoreautomaticallywithin
predeterminedbandsdependentupontheamountofnaturaldaylightbeingtransferredacross
thesalesarea.

Combinedheatandpower(CHP)unit:Theteamworkedonalternativeenergysourcesonsite
suchaswind,solar,biogas,CHPandcombinedcooling,heatandpower(CCHP).Thisunitruns
onCHPthatprovidesheatandelectricitytothestorewiththeuseofvegetableoilasan
environmentallyfriendlytheprimaryfuelsource.

CO2refrigeration:Naturalrefrigerantsimproveenergyefficiencyincomparisontoconventional
systemsandhaveagreateradvantageduringthemajorityoftheyearwhenambient
temperaturesarebelowpeaksummervalues.CO2isahighlyefficientrefrigerantthatimproves
theperformanceofheatexchangersandhencethetemperaturesoffoodstuffs.

Windcatchers:Thesehavebeenprovidedtoprovideaventforwarmairbuildupwiththestore.
Freshairisthensuckedfromtheoutsidetoprovideacontinuouscirculationoffreshandcool
air.

Mechanicalsystems:CO2sensorshavebeeninstalledwhicharelinkedbacktotheBuilding
ManagementSystemwillallowthemechanicalsystemstorampupordowndependentupon
theoccupancylevelswithinthestore.Thishelpstoreduceenergyusage.

5) METHODS&TOOLS
Climatechangeprogramme:
Tescowantstoplayaleadershiproleintacklingclimatechange.Theiraimistomobilisecollective
actionamongcustomers,suppliersandemployees,tohelpprotecttheenvironmentandgeneratea
massmovementingreenconsumption.Theirclimatechangeprogrammehasthreemainparts:

leadingbyexample(reducingtheirowndirectcarbonfootprint),
workingwiththeirsupplychainsandpartnerstoreduceemissionsmorebroadly,
leadingarevolutioningreenconsumption.

Tescohasbuiltaseriesofenvironmentalstoresineverycountrytheyoperatesince2006,where
theytestnewtechnologiesanddesignstosaveenergyandreduceourcarbonfootprint.Theirmajor
objectivessetintheclimatechangeprogrammeregardingtheirbuildingsareto:

Continuetoreducethefootprintofexistingbuildingsby50%by2020(comparedwith2006),
Ensureallnewbuildings,onaverage,emit50%lessCO2by2020comparedtoanequivalent

theconsistencyofgroutmixesinvolvedintheinstallation
ofthefloortilesandreviewinformationforthenanogel

filledrooflights.
Wastemanagementplan:
Tescointroducedanautomatedrecyclingunitwithinthecustomercarparkfortheuseofthe
communitytohaveaplacetogotorecyclewastematerialinapropercontrolledenvironment.
TaylorWoodrowusedasystemcalledSMARTWastethatcollatesallthewastetakenoffthesiteand
publishesthefindingsontoawebsitethatcanbeaccessedbypeopletomonitorthewasteused.In
addition,theyusedalocalwastecontractortoutiliselocallabour.

TaylorWoodrowdevelopedadesignmanualandwebsite
tosharewithotherTescocontractorstoknowledgeshare
experiencesandlearnfromdeliveryoftheproject.They
alsocontributedbyworkingalongsideTescoincollating
informationconcerningmaterialusageandspecifications,

togetherwithidentifyinghowtoreducewastagethroughusingcertaintypesofproducts.They
deliveredapresentationtotheotherTescopreferredcontractorsonsiteasaworksessionovera
periodofthreeweeks.Thisinvolvedadebateaboutmaterialsandenvironmentalinitiatives
integration.Thisdemonstratedtheircommitmenttosharingknowledge.

6) ACHIEVEMENTS
"Tescosclimatecommitmentsareprovingthatitispossibletocombinenewtechnologyandgood
businesssensetomakedramaticreductionsintheircarbonfootprint.Thisnewblueprintstoredesign
isanexamplethatwehopeotherbusinesseswillfollow."

CheethamHillwasanareaofhighunemploymentandsocialdeprivation.Thisschemetargetedto
employ40%ofitsstaffwhowerecurrentlyunemployedlocalpeople.Theschemewillhavea
significantimpactupontheregenerationofthistownandreenergizethecommunity.Thestoreis

alsoTescoslatestregenerationpartnership,witharoundhalfofthe260employeeshaving
previouslybeenunemployedoronbenefitsforsixmonthsorlonger.
Theprojectwasalsonotableintermsofcommunityengagement.TaylorWoodrowcontactedthe
localprimaryschoolandworkedwiththematdisruptivetimestoensurethatnoisewaskepttoa
minimumandawarenesswasraisedatalltimeswithintheprogramme.Over150letterswerealso
handdeliveredtoensurelocalresidentsweremadeawareofvibrationandroadworksthatwere
beingcarriedout.

7) LESSONSLEARNT
Therearemanylessonsthatcanbelearntfromthisprojectassummarisedbelow:

Theclientsdevotiontoreduceitscarbonfootprintwasthemajordriveofinnovation.

Thewaythatthefullteamworkedtogethertoensurebuildablesolutionsaredevelopedwas
notable.

Ideagenerationiseasiercomparedtoconvertingthoseideasintopracticesincethisrequires
advancedskills,commitmentandlargeinvestment.

Repeatabilityandstrategicpartnershipbetweentheclientandthecontractorhelpedthe
schemeachieveitstargetsstartingfromthedesignphasethroughoutitsoperation.

Achievementsinthisprojectandtheexperiencegainedcaneasilybetransferredtoothersimilar
projectsandnewlydevelopedproductscanbeofferredtothemarket.

Strategicpartnershipexperiencehelpedthecontractorcontinuoslyimprovetheiroperationsand
seekforinnovationthroughthecompetitiongeneratedamongthestrategicpartners.

8) THEINNOVATIONSUMMARY
ThiscasestudyusesanInnovationValueChain(IVC)perspectivethathasbeenusedtoanalyse
innovationanditssupportingprocesses.TheIVCanalysesinnovationintermsofthreeoverlapping
phases:ideageneration;conversionofideasintosolutions;diffusionofsolutionsintopractice.
Furthermore,theIVCapproachemphasisesthatanorganisationsinnovationcapacityisonlyas
strongastheweakestlinkinthechain.Usingthisframework,theinnovationinthisproject
experienceinthisprojectissummarizedbelow.

IdeaGeneration:
Theprojectwasverynotableforitsuseofaclientdriveninnovationapproachtoideageneration.
Tescorecognisedtheimportanceofdeliveringhighenvironmentalperformanceandsetitsagenda

toreduceitscarbonemissionthroughoutitsoperations.Theydevelopedaclimatechange
programmeandstartedbuildingenvironmentalformatstoresthatwouldhelpthemdesigna
repeatablestoreconceptandincreasethelikelihoodofwinningplanningpermissionfrom
environmentconsciousLocalAuthoritiestobuildnewsustainablestoresinthefuture.Being
committedstronglytocarbonreduction,Tescoworksondevelopingandimplementinggreen
technologieswiththeirpartnersandsupplychains.

Tescothemselvescanbeseentooperateanopeninnovationpolicy.Theideasarebroughtintothe
projectfromalloftheirsupplychainpartnersinacoordinatedfashion.Assuch,oneofthemain
enablersofsuccessfuldeliveryofthisprojectwastheinnovativeuseofpartneringapproach.Tesco
establishedstrategicpartnershipswithitscontractorsdatingbackto1999.Therepeatabilityofthe
projectsofferedbyTescowasanotheradvantagefortheteammembers.Theycollectivelyworkedto
searchforsuitableproducts,investedindevelopingtailoredproductsandtestedthemintheir
internaltechnologycentresandonsite.

Oncethedesignforanenvironmentalformatstorewasachieved,theprojectteamlookedforacost
effectivesolutionthatcoulddeliverthesustainabilityandqualityrequirements.Productinnovation
isonlyonecomponentoftheIVCintheconstructionsupplychain,theresponsibilityofwhichlies
withthesupplierstoalargeextent.Inthisproject,contractoralsoinvestedinR&Dandwasinvolved
inproductinnovationsthroughcooperatingwithitsinternaltechnologycentre.

ConversionofIdeas:
Acombinationofopenandscientificapproacheswasusedtobringideasintotheproject.Idea
generationisonlyusefuliftheideasarethenputintopractice.Inthisregard,thestrategic
partnershipbetweentheclientandthecontractorcreatedaconduciveenvironmenttotestthe
innovativeproductsfortheirbuildability.ThecontractorinvestedinR&Dtosatisfytheobjectivesset
bytheclient,theycommittedconsiderabletimeandefforttoachieveacosteffectivedesign
solution.TheTechnologyCentreworkedasaconsultantforthecontractorandplayedamajorrole
ininnovatingusinginternalresourcesthatsavedtimeandmoney.

TaylorWoodrowsmainroleintheinnovationprocesswastohelpproductionisetheideasthat
weresourcesbyallmembersoftheteam.Theysoughttofindthebestwaytodeveloptailored
productsthatwouldfitintothedesign.Oneofthekeydecisionsinthisprojectwastoworkwitha
supplierthatisexperiencedinsteelstructurestodevelopthetimberframesolution.Thisresultedin
