clean lines, a sleek look and consistent
color throughout their kitchens, said Joe
Sawaya from Emser Tile. Homeowners
are moving away from the traditionalstyle kitchen to more contemporary
components. They want a seamless look
on the floor and decorative tile walls.
Thanks to advancements in flooring
technology, tile can provide homeowners with exactly what they want.

A new trend in tile is constantly increasing size. With larger format tiles, there are
less grout lines overall. This is ideal for areas
that require more cleaning, especially kitchens. Traditional tile lengths of 12 inches by
12 inches are being replaced by 20 inches
by 20 inches and even 32 inches by 32
inches tile formats. Larger tile formats require additional attention, especially during
installation, but provide more of a seamless,
monolithic look and feel.
Along with the advancement in tile
sizes, grout has also taken a new turn.
Homeowners prefer smaller sized grout
lines to minimize cleaning. However,

grout types have advanced to those with


non-staining options. Typically, cementitious grout is installed and then sealed. The
sealer aids in helping prevent stains, but
is not a repellent, so the grout stains over
time. Now, options such as Fusion grout
provide a premixed option that requires no
sealing, and is stain resistant. This will save
consumers a significant amount of time,
effort and money in the long run.

If you are thinking about tile for the
floor and tile for the wall, think grays and
whites. Contemporary colors and oblong
sizes are very popular right now. The shift
from square sized tiles to rectangular, 12
inches by 24 inches, are a very popular
selection and installers are more than
comfortable using this newer format.
This year we have seen more rectangular
tile sold than square, Sawaya said.
High-definition technology has given
homeowners the option to have tile
flooring that looks exactly like real wood
floors. Wood-look tile is being used
on both floors and walls, Sawaya said.
Gray wood-look floors and textured wall
tile designs are very popular right now.
Wood-look tile offers possibilities that
true wood does not. It can be used in wet

areas, can be cleaned with nearly any


cleaner and is more resistant to damage.

When considering flooring for the
kitchen, consider that the kitchen can
be a messy area. Natural stone absorbs
liquids, making porcelain and ceramic
perfect for most homeowners. For years
porcelain was considered the higher-end
product, but the only difference between
the two is that porcelain is pressed before
it is fired, resulting in a denser material.
Ceramic and porcelain are both very
durable and make great choices for the
kitchen. Wood-look tile and wall tiles are
offered in both ceramic and porcelain as
well. It comes down to what the homeowner decides fits their needs best.
The contemporary kitchen is timeless. Colors like whites and grays never
fade in popularity. Seamless flooring
options require less maintenance and
will give the kitchen a sleek and stylish
feel. New tile designs and technology

to the maximum a buyer is willing to pay in a designated area.
No matter how much more you
wish your house were worth,
it can realistically only glean a
maximum dollar value per square
foot. Yes, properly preparing and
showcasing your property will
encourage that top value. However, top dollar is not top dollar
plus, plus, plus.

price, the larger the commission.
The Realtors ultimate goal is to
make their clients happy so there
is no incentive to underprice your
home. Neither of you make as
much money and you, the clients,
are unhappy.
Keep in mind that houses
that are properly prepared and
properly priced will move faster
for more money. A house that is
properly prepared but overpriced
will not attract the number of
buyers desired, the house will sit
on the market longer just because
of price. The more days a house is
on the market, buyers will surmise
and assume. They will immediately wonder what is wrong with
the property.
In this case the Realtor will

likely recommend a price reduction because you have buyers


thinking there is something wrong
with your property and you have
lost time. Time is money.
Consider that you are expending, for example, 1% of listing price
each month in carrying costs to
live in your space. Calculate how
much equity you lose by delaying,
just to reduce the price to where it
should have started. Avoid limiting
the number of potential buyers and
opportunities for a sale.
Do the necessary work before
listing by preparing your property,
overcoming the obstacles and
showcasing. Trust your Realtor,
price your house right from the
start to attract a larger buyer pool,
encourage multiple offers, a better
purchase price and less days on
the market. You will maximize
your equity as a result.

country . Much of what she sees,


however, doesnt show up locally for
years, if ever, she said. So she wanted to
do something to change that dynamic
and did so the best way she knew how.

Last fall, Kirkpatrick opened Designer Warehouse as a labor of love
to give local folks access to a variety
of home dcor options that they just
might never get to encounter outside of
a magazine.
I wanted to fill a void, to be a resource for the design trade and interior
designers, Kirkpatrick said.
The Warehouse is in a gleaming
new 16,000-square-foot building that
also houses her husbands accounting
business as well as her wildly successful
Kirkpatrick & Associates hotel interior
design firm.

Kirkpatrick is an Albuquerque
native who graduated from Del Norte
High School and earned her undergraduate degree in interior design at
Brigham Young University. Kirkpatrick returned to Albuquerque and
went to work for a small firm, but
her method of payment consistently
changed and the frustration simply
became too much to make the deal
viable, especially since her husband
was still finishing up his degree from
the University of New Mexico.
We decided that if we were going
to starve to death, I might as well as
do it working for myself, she said.
When we started the business, we
did it with $200. We did it out of our
home. That was around 1981.
At first, Kirkpatrick was able to get
work doing model homes for builders.
But her husband got her headed in a
new direction. He told me that as my
accountant, for the number of pur-

chase orders I was making, I was not


making enough money, Kirkpatrick
said with a chuckle.
She ended up landing a hotel gig
in Durango, then beat out a couple
of national firms for a gig in Chicago
that quickly expanded to other properties in the hotel chain. Kirkpatrick
was also raising three children as her
business took off.

Now Kirkpatrick & Associates
does interior design projects for
major corporations from coast-tocoast. Properties like Hilton, Marriott and those owned by IHG like
Crowne Plaza and Holiday Inn boast
work designed and created here in
Albuquerque.
Still, Albuquerques rather limited
exposure to the latest items available
was a burr.
I didnt see things in the inventories here that I saw elsewhere, she

said. To have those things here, like


the large canveses, for instance, really
makes a difference. Things like make
a statement, especially when you can
have them at a price point that people
can afford. Something like that can
really finish off an office in a home.
We usually have to go to Scottsdale to
buy things.
The Designer Warehouse, which
is open three days a week for the
time being, is a haven for the latest
in tasteful furnishings and upbeat
wall dcor, but it also serves as
Kirkpatrick & Associates showroom
where clients are greeted with a
library of possibilities, all displayed
in a comfortable setting.

The Warehouse has pillow possibilities beyond imagine including
one favorite depicting the latitude and
longitude of the nearby Albuquerque
International Balloon Fiesta Museum.

Lighting treatments in terms of


lamps and overhead fixtures abound,
reflecting everything from modern
to antique, in a variety of sizes and
shapes and colors.
Tables and chairs are carefully
chosen and tested, I sit in every
one to make sure its comfortable,
Kirkpatrick said.
And there are prints from modern
eclectic like a photo of the tops of
spray paint cans to very New Mexican like artsy shots of Chaco Canyon.
The prints and frames are actually
produced on sight with a top-of-theline, large-scale, professional printer
that delivers vivid, vibrant colors and
a master craftsman who builds the
custom frames.
Its important for any office or
home to have that one piece because
you never know whats really going
to complete it, Kirkpatrick said.
All in all, Designer Warehouse is a
visual oasis in what has increasingly
become a decorators desert.
