To build a residential house over G+3 shopping complex within 45 days
with plumbing, electrical, false ceiling, flooring, shelves , doors/windows
and painting. The budget allocated is Rs 9,50,000. The best quote given
from RCC contractor is Rs 12,00,000 with a time span of 70 days. An
option with light gauge steel and fibre cement board cladding is
suggested to client, but was gently refused due to social acceptance of the
board fragility and durability. Immediate option proposed was composite
construction with light gauge steel and mesh concreting (Shotcrete). 2
inch exterior concrete (with plastering) and 1.5 inch interior concrete
panels are formed with shotcreting.

The cost reduction actually worked out from

service perspective wherein the days spent by
mason are reduced to 21 and through parallel
work processing.
Frame work and shotcreting. (12 days)

The light gauge steel frame is designed to with stand dead, live and wind loads.
Framing was installed with anchor bolts 12mm dia. in 2 days.
Mesh jolly is used for cladding the wall frames at day 5. Mean while clay tiled GI roof
sheeting is fixed for trusses with aluminum foil bubble sheet for acoustic insulation.
Concreting and plastering works started from day 8 and continued till day 20
including elevation strips
Also internal brick work for modular kitchen and bathrooms were started on day 8 and
finished on day 20 with internal plastering.

Electrical and Plumbing. (3+4 = 7 days)

Concealed electrical wiring is drawn from the hole punches inside the studs after steel
frame erection for 3 days.
Also the plumbing lines for the two bathrooms have also been drawn.
After mesh concreting and painting, the switch boards were fitted accordingly.
Plumbing fixtures are also laid for 4 days after flooring (camber)

Windows, Doors and False ceiling:

The provisions for windows and doors were given in the steel frame itself. the frames
are made accordingly.
The false ceiling furring channels are fit after the roofing was done in 2 days.
Also the gypsum board fitting started on day 21 after plastering and continued for 11
days with designer patterns specific for living, kitchen and bedrooms.

Cupboard Shelves and Paining.

Cupboard shelves, kitchen granite platform were done from day 20 and carried on for
10 days.
Meanwhile exterior Painting with wall care putty started as soon as the plastering was
done.
Interior wall care putty and painting started discretely and continued for 18 days from
day after plastering.

Once the painting work is done completely, on day 38 Vitrified tiles are laid for 4 days
along which the main teak door and interior flush doors are fit.
Touch up and cleaning is done and the site is left for mutual inspection with client for
final check of dimensions and geometry.
