What is Construction?
Construction is a technically driven, complex business that
requires knowledgeable, highly skilled managers to lead
operations. Future construction industry leaders need to have
a broad technical knowledge as well as strong business
acumen. These critical competencies can be developed through
formal construction education at the university level.

Construction Management
Students in the construction management program take
broad academic, technical, business, and construction
management courses that are designed to produce wellrounded construction professionals. The curriculum
provides an interdisciplinary education including core
courses in mathematics, physics, chemistry, business
administration, finance and accounting, architecture,
communications, engineering economics, and surveying.
Core construction management courses include building
methods and materials, soils and structural systems,
estimating, field operations, contracts and specifications,
construction safety, marketing construction services,
techniques of project control, and value engineering.

Careers in Construction
Graduates of the Construction Management
program have secured positions with general
contractors, subcontractors, and construction
managers as:

Project managers
Estimators
Schedulers
Field superintendents
Many are also employed as ownerrepresentatives working for:
Architectural firms
Commercial companies
Institutions that have needs for building or other
construction projects
Some graduates have risen to executive positions
within companies, while others own their own
firms. Graduates have also returned to the
program after obtaining positions in the field to
teach and share their expertise.

Uniqueness of Construction Projects

Each project is unique, even if we build the same project

again. Reasons are:

44

Location, Site and soil conditions are different

Project organization and mangers are different
Cost is different
Material sources could be different
Environmental concerns and conditions could be different
Under ground table is different
Neighboring buildings are different

45

Dr. Mamoon Hammad Construction Project

Management

QUALITY

TIME

These four parameters (Cost;

HSE; Time; Quality) interact. If
we need the best quality, we
have to raise cost and/or time. If
we need to finish fast we
probably have to sacrifice a bit
of quality and increase cost. If
we want to limit cost, we have
to probably reduce the quality

Traditional Design-Bid-Build

Longer

Traditional
Works when there is a regular type of project like a highway

Fast Tracking Design-Build

49

Shorter
Riskier
Works when there is a unique problem with some exploration
involved
Works with projects like complex petrochemical plants

Examples

50

Take the example of a 5-star hotel Laundry HVAC (Heating Ventilation Air-conditioning)
System with the following performance measures: Humidity shouldnt get over 35% + - 3%.
Cold air 18+ -2 C, 70+ - 5F. Downtime/reliability less than 3 hours. Failure of compressors
shouldnt affect humidity control
Concrete: 400kg/cm2, FM 2.16, Portland Cement Type IV
Kitchen: Rose wood, midnight mocha, polished bronze accessories, granite countertop,
stainless steel appliances
Paint of outside plastered walls must be oilbased and tested for durability with humidity
100%; Heat up to 60C; Temperature fluctuations +/- 30C by 30C. Discoloration of paint
must be tested over 30 year simulation
Elevator speed must be 0.5m/sec with soft stop absorpers; Weight is 1000kg with
minimum height of 2.5m. Safety breaks and absorpers for sudden drops; and automatic
drive to nearest stop

Construction Ways and Means (Technology)

We can build a residential tower as:

Option 1: engineered steel construction

Option 2: prefabricated concrete

53

Option 1.A bolted

Option 1.B Welded
Option 1.C Hybrid

Option2.A prestressed
Option2.B Post tensioned

Option 3: Concrete Structure

Option 4: Composite structure of Steel; FRC; Concrete

Construction Ways and Means (Technology)

Option 2: prefabricated concrete

Option2.A prestressed
Option2.B Post tensioned

This option entails the planning of prefab components delivery from an

off site fabrication shop. Also entails extensive use of cranes both
tower and mobile. The advantage is there is better quality control
and less reliance on on-site storage. Design has to be modularized
enough to get a quantity of scale discount on price.
Option 3: Cast in place Concrete Structure
This options entails the use of ready mix and in-situ mixing of concrete.
Deliveries of concrete in hot weather have to planned well ahead of
time and casting of concrete has to be under tight supervision to
avoid flash setting under extreme hot conditions. Quality control is
important and some site storage and access need to be planned also.
Gives more control over the project and allows some flexibility in
the schedule.

Levels of Oversight (management)

Top management: needs general performance indicators

and data
Project Management: needs to control time, cost and
quality guided by plans, and designs. They breakdown the
project into packages and activities
Operation: trades and skilled workforce will focus on
how to implement the project tasks
Tasks: the field actions necessary to deliver the work
packages and project components
