WHAT IS RESORT..?
A resort is a place used for relaxation or recreation,
attracting visitors for holidays or vacations. Resorts are
places, towns or sometimes commercial establishment
operated by a single company. Such a self-contained
resort attempts to provide for most of a vacationer's wants
while remaining on the premises, such as food, drink,
lodging, sports, entertainment, and shopping.
The term
"RESORT" sometimes is misused to identify a hotel that
does not provide the other amenities required of a full
resort. However, a hotel is frequently a central feature of
a resort.

Need of ski resort:Himalayan ranges consists of worlds highest


mountain peaks . These mountains have worlds
some of the best skiing slops. The regions like
Manali, Kufri, Gulmarg, and Auli have enormous
potential to develop skiing areas as good as areas in
European countries. The slopes can be utilized as
major resources to boost up our tourism industry. As
Manali is a very famous hill station and tourist
place, and has characteristics, very favourable to be
a major winter sports activity centre in India. A ski
area is a developed recreational facility, usually on a
mountain or large hill, containing ski trails and vital

supporting services. It is common for a ski area to have food, rental equipment, parking facilities and a
ski lift system catering to the sports of skiing andThe proposed ski resort will provide facilities and
infrastructure of international standard to all adventure loving tourists, professional skiers as well as
beginners. It will also help to those local sports persons who are leading skiers in India but stand
nowhere in international competitions. The proposed ski resort will provide facilities and infrastructure

TYPES OF RESORT

a) BEACH RESORT:All type of resort where the main interest iscentered to water, such as sea side resort, lake side resort,
and resort along major rivers and estuaries.

b) NATURE PARKS:These parks give an opportunity of strolling in the lap of virgin nature. They accommodate a limited
number of visitors without detriment and provide only a few but well designed facilities which add to
convenience and enjoyment without loss of the benefits of the surroundings

c) RESORTS IN THE COUNTRYSIDE:This type of resorts are developed outside the city, large town or densely populated areas and serve the
residents of that city as the weekend residences or social holiday villages. They are less expensive than
the sea side or mountain resorts.

d) SPA AND HEALTH RESORT: -

A destination spa is a short term residential/lodging facility with the primary purpose of guiding
individual spa-goers to develop healthy habits.

e) MOUNTAIN RESORT:A mountain resort is a place to holiday or vacation located in mountains. Common activities include
skiing, snowboarding, and ice skating, as well as summer activities such as hiking, mountain biking,
golf, and tennis.

Site analysis is a pre-design research activity which focuses on existing and potential conditions on and
around the building site. It is an inventory of the site factors and forces, and how they coexist and
interact. The secret of using the site analysis is to design a good relationship between the building and
the site itself.
The analysis will identify those conditions and factors which may be altered, eliminated, covered up,
distinguished or reformed.
All the factors needed for a complete site analysis can generally be categorized into aesthetics, cultural
and natural forces. Aesthetics has to do with what the person who will live on the site thinks is beautiful;
culture is the background of the people living in the area; and the natural factors are the background of
the environmental elements.

An understanding of these issues is important in designing a successful home that not only
meets its internal responsibilities, but also relates well to its external environment. The analysis
of the site should be taken into account the sites existing and future problems and capabilities.

LOCATION OF SITE
The site is located at the place Rahala fall, about 16 kms from Manali town in Himachal Pradesh, on the
Manali Leh National Highway (NH-21).

SHAPE AND SIZE


As the site is situated on mountainous area, the shape of the site is very irregular. The total area of the
site including ski slopes is approximately 20 acres. The site at the base station where main built up area
has to be developed, is around 15 acres.This site is a contoure site. The average slope of the whole site is
around 30% and slope of the site for base station is 10%. .

Vegetation of site
The type of vegetation met within a particular area, depends upon the climate, topography, edaphic and
the biotic factors (Champion and Seth, 1968). The wide range of altitude, temperature, rainfall and the
soil results in a diversified flora. North West India, the present area of investigation has rich plant
diversity. Broadly, the vegetation of this region has been categorized as tropical (up to 1000 m),
subtropical (1000 - 1500 m), temperate (1500 - 3200 m) sub alpine and alpine (3300 m and above). The
vegetation components of different altitudinal zones overlap frequently.

PINE TREE.
Pines are conifertrees in the genusPinus in the
familyPinaceae. They are the only genus in the
subfamilyPinoideae. The Plant List compiled

DEODAR TREES

Cedar Deodar (Cedrusdeodara) is an evergreen tree that can reach 70 feet high and 20 to 40 feet
wide. Today it is a popular landscape specimen that provides year-round interest with its attractive
pyramid shape and lovely green-silver colour.

GRASS:In the site are provide a bamboo grass. This grass are
large size avialable on the site.bamboos are the fastestgrowing plants in the world,] due to a unique rhizomedependent system. Certain species of bamboo can
grow 91 cm (3 ft) within a 24-hour period, at a rate of
almost 4 cm (1.5 in) an hour (a growth around 1 mm
every 90 seconds, or one inch every 40

situated at an altitude of 2501 m above the plains, attracts countless visitors every year with its
breathtaking beauty. Embraced by splendid hills, lush deodar forests and lofty birch trees from all sides,
this site serves as a wonderful picnic spot for locals and tourists alike.

Reaching the Rahala Waterfalls is not a problem.


Bhuntar is the closest Airport to the region and the
important towns of Kullu and Manali are located at a
distance of 9 Kilometers and 49 Kilometers
respectively. One can always take the train to Manali
and then take a bus or car to the waterfall.

structures such as roads, bridges, tunnels, water supply,sewers, electrical grids, telecommunications, and
so forth, and can be defined as "the physical components of interrelated systems
providing commodities and services essential to enable, sustain, or enhance societal living conditions.

WATER SUPPLY:Beas nallah and many other fresh water streams

streams have abundance of fresh water
throughout the year. So the need of water can be
fulfilled by these sources after installing a water
treatment plant, and there is no need of external
supply.

A micro hydro power project of 4MW capacity is just 500 mtrs

ROAD AND HIWAYS:National Highway 21 (NH 21) is

CLIMATE OF SITE
Manali is blessed with an awesome climate all throughout the year. Summers are cool and winters are
chilly. The beautiful province never experience the scorching heat of the Sun. Due to the proximity of
the snow-clad mountains, Manali gets this cool climatic conditions. The elevation of Manali bestows it a
climate, which is loved by one and all. The summers are breezy and the winters are harsh as far as the
cold is concerned. The temperature drops below freezing point in winter months. Summers are generally
mild and light, punctuated by monsoons during July to September.Manali is climate of cold climate.

Famous place in the city:ROHTANG PASS:-At an altitude of 13,050 feet
above sea level, known at the gate way to LahaulSpitti
valley, is another adventure tourist site where it can be
cold even on a summer day. It is the highest point on
the Manali-Keylong road and provides a wide
panoramic view ofmountains rising far above clouds,
which is truly breath taking Close by is a small lake
called Dassaur Lake. Beas Kund, the source of river
Beas, is also nearby.

HADIMBA DEVI TEMPLE:-

Hidimbi Devi Temple, also known variously as


the Hadimba Temple, is located in Manli, a hill station in
the State of Himchal Pradesh in north India.It is an
ancient cave temple dedicated to Hidimbi Devi, sister
of Hidimba, a figure in the Indian epicMahbhrata. The
temple is surrounded by a cedar forest at the foot of
the Himlayas. The sanctuary is built over a huge rock
jutting out of the ground which was worshipped as an
image of the deity.

SOLANGNALA (Valley):Drives its name from combination of words Solang (Nearby


village) and Nullah (water stream). It is a side valleyat the top
of the KulluValley in Himachal Prade India 14 km northwest
of the resort town Manali on the way to Rohtang Pass,

DEMOGRAPHY OF CITY:-

Manali is a hill station nestled in the mountains of the Indian state of HimachalPradesh near the northern
end of the Kullu Valley, at an altitude of 2,050 m (6,726 ft) in the Beas River Valley. It is located in
the Kullu district, about 270 km (168 mi) north of the state capital, Shimla. The small town, with a
population of 8,096,[1] is the beginning of an ancient trade route to Ladakh and from there over
the Karakoram Pass on to Yarkand and Khotan in the Tarim Basin. It is a popular tourist destination and
serves as the roadway to other northern hill stations. Manali is a small town; as of the 2011 census of
India, its population was 8,096 In 2001, Manali had an official population of 6,265. Males constituted
64% of the population and females 36%. Manali had an average literacy rate of 74%, higher than the
national average of 59.5%; male literacy was 80%, and female literacy was 63%. 9% of the population
was under six years of age.The town of Manali has a cosmopolitan culture as people from all over India
have settled here. 64% of the inhabitants are males while 36% are females. The average literacy
percentage of the town is 74% which is far higher than the overall national average of 59.5%.

CULTURE OF THE CITY:Manali people, culture and festivals reflect the


distinct and unique socio-cultural life style of
the indigenous inhabitants of the region. The
varied culture of the region reflects the rich
traditional legacy and ancestral heritage that has
percolated to the modern era from the ancient
past. The cultural traits of the hilly region are
unaltered and unaffected by the rapid
industrialization of the modern times and brings
out the traditional cultural values of the society.

MONASTRY:Manali is known for its shiny gompas or Buddhist


monasteries. It is maintained by donations from the local
community and by sale of hand-woven carpets in the temple
workshop.The Tibetan monastery is one of the major tourist
spot in Manali and is famous for weaving different and
colourfull carpets. Residents and immigrants of Tibet produce
handmade handicrafts to attract the various tourists.Tibetan
Monastery is one of the oldest and famous place in Manali.

BYLAWS:Simplified Regime of Regulations:The following simplified regime of regulations will be followed for all land uses. Regulation and shall
be kept in view while permitting any development:
(i) Floor Area Ratio (FAR) will be the main tool to regulate development density along with specified
setbacks. This will mean that building height / storeys will be regulated by permissible FAR and shall be
subject to valley view regulation as provided under Regulation 19.3 (xxvi).
(ii) The FAR will be 1.75. This FAR will include attic and all basement floors above a specified
maximum plinth height of 2.00 Metres. However, parking area will be as provided under Regulation
19.3 (xxiii) and shall be over and above the permissible FAR.

THREATS
The main threat of the site can be its neighbouring hotels or resorts.as the place has many resort in the
vicinity. To attract more tourists in the resort all the facilities are to be provided.
Lack of edution and exposure leads to limited option of employment and hence more people seek
employment in these activities.

OPPORTUNITY
As the city is a tourist place, the project has high chance of being a successful resort. Also the facilities
that are to be provide can catch the eye of the tourist and attract them. The city manali is well know for
attracting tourists because solang valley famous place in manali.As it is quite a large no of tourists visit

PLANNING OF HORIZONTAL AND VERTICAL CIRCULATION:

A well lighted corridor should be provided for horizontal circulation in bedroom block. 6 sq. m. of
corridor space is provided for each room, width of the corridor should be 1.5m to 2m and corridor
length not more than 22m.

Planning of vertical circulation should be so that one tower consist all elevators and stair cases with
service elevators opening to kitchen area and passenger lifts opening directly to the guest lobby.

RESIDENT CIRCULATIONS:

Gross residential areas add circulation and floor service spaces to the net room areas. As a rule
emergency stairs must be sited at or near the ends of each corridor.

Lengths of corridors are limited by travel distances to protected fire escape stairs as specified in local
codes.

For corridors withsprinkler systems and fire exits their opposite ends allowing two directions of escape,
maximumdistances usually range from 45 to 60m (with smoke doors at 30m). Dead-end corridors with
one exit are limited to 7.6m and travel distances within suites of rooms to 9m.

Minimum fire resistance periods for separation of exits such as staircases are normally: 1 hour

Large hotels use automatic sprinkler systems, fire mode ventilation switching with alarm, lift and smoke
door activation.

Fire alarm, indication panel and hydrant systems must be installed, together with portable and COz
extinguishers (for electrical equipment), in specific areas as required.

FACILITIES FOR DISABLED AND HANDICAPPED PERSONS: Statutory provision must be made to enable easy access for users with disabilities to designated
rooms, usually 1-2% of the total, as well as to the public areas. Requirements include: ramps
1:20; corridorsat least 915mm wide; doors 815mm clear opening with lobbies 460mm wider than
the door on the latch side.
Bathrooms require: 1.52 m central turning space and 2.75m width, specially designed fittings and

forming a T, U or E plan. The minimum.distance between chair backs should be 1.5-2.0m .
An alternative layout is for side tables to be circular, seating ten or more, for which the

SWIMMING P00LS:Pool Length


Short Course 25 yards (25 meters is not a popular distance in most areas of swimming). The 25 yard
pool should be built 75 feet 1 & 3/16 long. This measurement has a 0 tolerance for being shorter and
should not be more than fractions of an inch longer. Long Course 50 meters. The 50 meter pool should
be built 50.03 meter long with the same tolerances applicable as above.
Pool Depth
At the starting block end 6 (or deeper) is recommended. Our rules currently allow experienced
swimmers to dive from the side or starting blocks into 4 of water. This rule can be changed at any
time. For novice swimmers who are just learning head first entry techniques, we require 6 water depth
minimum. The turning end should be a minimum of 4 deep. This depth works well for most other
aquatic programming such as adult exercise and learn-to-swim. The more 4 water available for
programming the better. There will be a slope from the 6 water depth to the 4 water depth usually
starting 26 from the starting block end wall. The degree of this slope will be governed by state codes.
Lanes
The width of the swimming lanes will be decided by the programming. Normal width for age group
swimming is 7 wide lanes. If upper level competition will be held for high school and older
swimmers, then 8 lanes should be considered. Some pools install extra lane line anchors so they can
switch back and forth from 7 to 8 lanes.some university pools may consider 9 lanes.
The number of lanes will depend on programming needs. Usually 6 lanes are minimum for Short
Course pools and 8 lanes minimum for Long Course pools. The exception being that the pool is a
teaching pool adjacent or close to the main pool. Then

A regulation golf course usually consists of 18 holes of varied length. There are generally four
short holes, 130 to 200 yards (par 3); ten average holes 350 to 400 yards (par 4); and four long
holes 450 to 550 yards (par 5). Average costs per hole are given for five grades of golf courses the
general specifications are as follows:

AA Grade Excellent course designed for professional play; rolling terrain; well landscaped with
wide tree lined fairways and large, excellent quality greens and tees; numerous natural and manmade hazards; generally 7200 yards long with a par 72 rating.

A Grade Excellent course design for championship play; rolling terrain; well landscaped with wide
fairways and large, very good quality greens and tees; many natural and man-made hazards;
