CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This CONTRACT OF LEASE made and executed this ____day of
____________________, in Quezon City, Metro Manila. Philippines.
EDWIN AYSON ADRIANO of legal age, married, Filipino, with residence
and postal address at No. 8 Peso Street Central Bank Employees Town
House Subdivision Brgy. Pasong Tamo, Quezon City Represented by his
Attorney-in-fact, SUSAN MALLORCA ADRIANO of legal age, married,
Filipino, with residence and postal address at No. 31c Sapphire St.
Rockville 2 Subdivision Brgy. San bartolome Novaliches, Quezon City and
herein after known and referred to as the LESSOR;
-andALEX GOMEZ SARMIENTO of legal age, married, Filipino, with residence
and postal address at No. No. 8 Peso Street Central Bank Employees Town
House Subdivision Brgy. Pasong Tamo, Quezon City; hereinafter known
and referred to as the LESSEE.
WITNESSETH:
That the LESSOR is the absolute owner of the Commercial Space located
at No. 8 Peso Street Central Bank Employees Town House Subdivision
Brgy. Pasong Tamo, Quezon City. Hereby leases unto the LESSEE, who
accepts the subject under the following terms and conditions:
1. TERM OF THE CONTRACT - This lease shall be for a period of ONE
(1) Year COMMENCING ON January 1, 2016 to December 31, 2016.
this contract may however, be extended or renewed upon mutual
agreement of the parties which shall be in writing, no interruption
in the physical possession by the LESSEE for any reason
whatsoever shall serve to extend the term of this lease.
2. RENTAL - The rental shall be due and payable on a monthly basis
within the first five (5) days of each month at a monthly rate of
FIVE THOUSAND PESOS (Php. 5,000.00), Philippine currency
payable at the LESSORS above-stated address or at such place as
my indicated in writing by the LESSOR to the LESSEE.
3. DEPOSIT Upon execution of this contract, the LESSSE shall pay
TWO MONTH (2) deposit and ONE MONTH (1) advance with the
LESSOR FIFTHEEN THOUSAND PESOS (Php. 15, 000.00) TO ANSWER
ANY OF THE LESSEES OBLIGATION UNDER THIS CONTRACT MINUS
WHATEVER MAY THEN BE OWING THE LESSEE. It is understood that
the deposit shall both earn any interest whatsoever.

4. LESSEE hereby recognizes and accepts that the leased premises


are in a commercial location and situated and shall therefore be
used as such for commercial purposes.
5. The consumption of water and electricity, telephone and other
services shall be for the account of the LESSEE to have the water,
electric and other services transferred and registered in his/her
name upon assumption of lease and he/she pay whatever deposit
or deposits are required by the respective public service
companies, reimburse the LESSOR therefore should the latter have
paid the services out of his/her fund.
6. Unless otherwise stipulated, the Real Estate Tax on the property
shall be paid by the LESSOR.
7. The lessee shall neither sublease the property nor assign this lease
contract without the written consent LESSOR. In this event that it
become apparent that another distinct party or people are taking
regular shelter and/ or doing business in the premises, the LESSOR
may in his/her discretion, terminate this contract, and the LESSEE
shall be liable to pay double the agreed rental rate as penalty
rental rate dating back from the date of discovery.
8. The LESSEE shall not make any alteration and /or improvement on
the leased property without the written consent or expresses
authority of the LESSOR. All alteration and improvements
authorized or otherwise shall accrue to the LESSOR without right of
reimbursement to the LESSEE. Should the improvements or
alteration become unacceptable to the LESSOR, the latter reserves
the right to cause the restoration of the original condition at the
expense of the LESSEE.
9. at any part of the term of this contract, the LESSEE may terminate
this contract but LESSEE must give LESSOR at least 30 days written
notice of his/her intention to terminate the lease, otherwise,
LESSOR may charge LESSEE rental for one whole month after
notice was given even if LESSEE had actually left premises before
that period.
10.
The LESSEE shall be responsible in the compliance with any
and all sanitary rules and regulations being enforced by the
government in connection with the up keeping of the here in leased
premises.
11.
The LESSEE agree to return and surrender the leased
premises at the expiration of the term of this lease in as good
condition as reasonable wear and tear will permit and without delay
whatsoever, devoid of all occupants, future, articles, and effects of
any kind other than such alteration, addition or improvements
which pertain to the LESSOR.
IN WITNESS WHEREOF, the parties hereunto affixed their

Manila, Philippines.
