The works under this section include supply, delivery, installation, testing
and commissioning of the Building Control System interface.

Submit the documents as specified under Scope of Works.

Comply with the requirements for quality assurance as specified under


Scope of Works.

2.0

PRODUCTS

2.1

GENERAL
.1

The interfacing requirements between BCS and other mechanical and


electrical services shall be as specified in this section and in the Schedule
of Input/Output Points.

Distributed DDC local controllers, field sensors, field devices, etc. shall be
supplied and installed by the BCS Contractor to meet the requirements of
the respective services.

For equipment such as switchboards, control panels and distribution


boards which are supplied by other service contractors, the respective
service contractors shall assemble and wire the interfacing transducers,
relays and contactors to the terminal blocks housed in the interfacing
panels or marshalling kiosks provided by the service contractors. The
interfacing panels or marshalling kiosks shall be in a separate extra low
voltage compartment.

For BCS cabling works to the interfacing panels and marshalling kiosks,
the BCS Contractor shall terminate the cables to the terminal strips
provided with labelling for identification.

2.2

MECHANICAL VENTILATION AND AIR CONDITIONING (ACMV) SERVICES

General
The MVAC Services covers the Air Conditioning System and Ventilation
System. The requirements for these systems and plant are as specified
herein.

Air Handling Unit (AHU)


.1

General
Each AHU shall be provided with a DDC for the control and
monitoring of the AHU input/output points and operational
requirements as specified hereunder.
All the necessary field sensors devices and instrumentation such
as temperature sensors, humidity sensors, pressure sensors, flow
rate sensors, etc as required for the proper operation and controls
of the AHU shall be supplied and installed by the BCS Contractor
except for the following items which are to be supplied and
installed by the Air Conditioning Services Contractor:-

Type of AHU
The type of AHUs required are as indicated in the schedule of I/O
points. Type 1 AHU is for constant volume application whereas
Type 2 AHU is for variable volume application.

Type 1 - AHU Constant Volume


The BCS shall control and monitor the following :

On/Off Control of AHU.

On/Off/Trip Status of AHU.

2-way Control Valve - Modulates chilled water flow to


maintain the desired space design temperature and the
closes the valve on shutdown of AHU. The closing interlock
shall also be hardwired.

Type 2 - AHU Variable Air Volume


The BCS shall control and monitor the following:

maintain the desired space design temperature and closes
the valve on shutdown of AHU.

Variable Air Volume (VAV) Boxes


The BCS Contractor shall supply the dedicated local DDC
controller and differential pressure transducer to ACMV
Contractor for installation to each VAV box.
The DDC controller shall control and monitor the following :

Damper Motor - Modulating the air flow to maintain the


desired space design temperature.

Room space temperature status indication.

Differential pressure transducer reading from the flow


cross sensor provided.

Set point control function.

Fan Coil Unit (FCU)

General
Each FCU shall be provided with a DDC for the control and
monitoring of the FCU input/output points and operational
requirements as specified hereunder.
All the necessary field sensors devices and instrumentation
such as temperature sensors, humidity sensors, pressure
sensors, flow rate sensors, etc as required for the proper
operation and controls of the FCU shall be supplied and
installed by the BCS Contractor except for the following
items which are to be supplied and installed by the Air
Conditioning Services Contractor:.1

Provide the room temperature sensor which incorporates a


three speed fan switch and a dial wheel for room

Ventilation System

General
The BCS Contractor shall be responsible for all other
necessary arrangement for the remote start/stop, alarm
processing and status indication of all ventilation fans.

Staircase Pressurisation Fan


Positive pressurisation shall be maintained in the lift
lobbies/staircase and in relation to the corridors.
MVAC Contractor shall supply and install the pressure
differential sensors, frequency converters, controllers, and
accessories
required
for
maintaining
the
positive
pressurisation.

The BCS Contractor shall provide DDC to the pressurisation


fan that monitor the following:

Smoke Spill Fan System


On fire mode, the smoke spill fan shall be energised upon receiving
the fire alarm signal to extract the smoke at the fire-affected zone.
The BCS Contractor shall provide the DDC controllers to monitor the
following :

Auto/Manual/Off mode.
Fan operating on the Fire Alarm mode.

Outdoor Air Sensors


The BCS Contractor shall provide the DDC controller to the outdoor
air sensors installed at the roof that monitor the following:

ELECTRICAL SERVICES

General
The electrical services covers the high voltage and low voltage
distribution systems and essential power supply system.
The Electrical Contractor shall supply and install the required transducers,
relays, volt-free contacts, kWh pulse meter, kVarh pulse meter and
current transformers for monitoring of the I/O points.
All digital and analogue signals for BCS interface shall be terminated in
the marshalling kiosk provided by the Electrical Contractor.

High Voltage Switchboard


The BCS shall provide the DDC that monitors the following:

feeder circuit breakers.

recording and totalisation of designated feeders

Transformers
The BCS shall provide the DDCs to the transformers that monitor the

with forced air cooling.
Transformer disconnecting switch status indication for designated
feeders.

415V Main Switchboards


The BCS shall provide DDC controllers that monitor the following:

On, Off and Trip status of all incoming and outgoing feeder circuit
breakers.

On and Off status of bustie circuit-breakers, if any.

Current, voltage and power factor indications for incoming


feeders.

Distribution Boards
The BCS shall provide control of the designated lighting points in the
distribution boards by providing preset time switching.
The BCS shall provide the DDCs to control and monitor the following:

Essential Power Supply System - 415V Standby Generator Sets


In the event of TNB power failure, the essential power supply will be
provided via the 415V standby diesel generators.
The BCS shall provide the DDC that monitor the following:

The BCS shall provide the DDC to the battery bank and charger of the

PLUMBING SYSTEM

General

Contractor shall provide shall provide volt-free dry contacts with labelled
terminal strips, in the interface panel for BCS to interface.

The information of the high level interfacing shall be transferred in an


ASC II format via the RS-485 cable link. The BCS Contractor shall
provide the necessary hardware including the integrator units and
software for the purpose of interfacing with the above computer-based
building systems so as to monitor the status of the systems.
