DEED OF DONATION INTER VIVOS

KNOW ALL MEN BY THESE PRESENTS:

That this DEED OF DONATION, made and entered into by
and between: Kristine Naville B. Villena, Filipino citizen, of legal
age, single, residing at #69 Karingal St. Area 5 Nawasa Side
Veterans Village Pasong Tamo, Quezon City, hereinafter referred
to as the DONOR, and James Ryan B. Villena, Roxane Mae B.
Villena, Camila B. Villena and Eduardo B. Villena, all single,
Filipino citizens, of legal ages and residing at #69 Karingal St.
Area 5 Nawasa Side Veterans Village Pasong Tamo, Quezon City
Philippines, respectively, hereinafter referred to as the DONEES:

That the DONOR is the owner of the following properties:
I.
One (1) residential condominium unit at Manhattan
Residences situated at Cubao, Quezon City and more particularly
described and bounded as follows:
A residential unit under CT No. 001 in the name of Kristine
Naville B. Villena, as shown on a certain map entitled Site Plan
of Manhattan Residences Condominium, made by Ayala Corp.,
dated November 2, 2014, containing an area of three hundred
Square Meters (300 Sq.m.) more or less. [herein attached as
Annex A];
II.
One (1) residential condominium unit at Redwood situated
at Fairview, Quezon City and more particularly described and
bounded as follows:
A residential unit under CT No. 2121 in the name of Kristine
Naville B. Villena, as shown on a certain map entitled Site Plan
of Redwood Residences Condominium, made by Megaworld Co.,
dated April 21, 2015, containing an area of three hundred Square
Meters (300 Sq.m.) more or less. [herein attached as Annex
B];
III.
A parcel of land located at Las Pinas City and more
particularly described and bounded as follows:
A parcel of land (Lot 2, Case III, Cad-101) under OCT No. 678 in
the name of Kristine Naville B. Villena, situated in the Las Pinas
City, bounded on the SW., along line 111 by lot 5, along line 44
by lot 7, on the NW., on point .... all of Cad-101, containing an
area of five hundred Square Meters (500 Sq.m.) more or less.

A red Toyota car, more particularly described as follows:

That for and in consideration of the love and affection

which the DONOR has for her siblings, the DONEES, the said
DONOR hereby TRANSFERS, GIVES and CONVEYS unto the
DONEES, their heirs, successors and assigns, the property abovedescribed, including all existing improvements found thereon,
free from all liens and encumbrances and charges of whatsoever
nature;
That the DONOR hereby states, for the purpose of giving
full effect and validity to this donation, that she has reserved for
herself sufficient property, in full ownership or in usufruct, which
is necessary and adequate for her support in consonance with
her standing in society;
That the DONOR further states, for the purpose as
expressed in the next preceding paragraph, that this donation is
not made with the object of defrauding her creditors, having
reserved to herself sufficient property to answer for her debts
contracted prior to this date;
That the DONEES hereby accept this donation and hereby
express their gratitude for the kindness and liberality of the
DONOR, their beloved sibling;
IN WITNESS WHEREOF, the DONOR and the DONEES have
hereunto set their hands on this 20 th day of September, 2016 at
