Introduction

Feasibility Study:

A mixed use core and shell type building is being developed by AIRWIL GROUP at Greater
Noida which is meant for Office, Retails, Multiplexes,, Institution and Residential use. The
proposed project INTELLICITY CORE & SHELL BLDG consisting of gross site area of 100,030
sqm and built up area of 187,448.7 sqm. As a strong step towards the social corporate
responsibility and commitment for protecting the environment, the company has taken an
initiative to build this factory building as a Green Building. The project team has evinced
keen interest in the same to achieve Green Building Rating. Godrej & Boyce fully appreciates
this excellent initiative of the Project team.
Godrej & Boyce was invited to conduct a feasibility study to explore and evaluate the
practicability for the project to contend for LEED (Leadership in Energy & Environmental
Design)-India Core & Shell rating awarded by the Indian Green Building Council (IGBC.

Godrej & Boyce conducted a feasibility study to evaluate the feasibility of a Green
Building and eventually get the coveted LEED (Leadership in Energy and Environmental
Design) rating from Indian Green Building Council.
The objective of the feasibility study was to explore, evaluate and recommend:
Methodology of achieving the prestigious Green building Rating of IGBC
Assessment for meeting prerequisites and credit points as mentioned in LEEDINDIA reference guide.

Executive Summary:

Evaluation of the Study:

The Intellicity Core & Shell Building in Greater Noida has been evaluated for the LEED-India
Core & Shell (LEED-India, CS) during the feasibility study.

During the feasibility study, a realistic evaluation was made on the possible points that
can be aimed for. The study reveals that the project can aspire to achieve GOLD
Rating in IGBC Core & Shell Rating System, but some serious efforts would be required.

Detailed Building Simulation will be done using software such as e-Quest is required to
assess whether the constructed Building will be able to meet the Minimum Energy
Performance Prerequisite of the LEED/IGBC rating system.

The aim would be to achieve at least 4-5 points higher than the threshold points
required for the feasible / achievable and desired rating.

Prerequisites
The LEED-India CS rating system has 8 prerequisites, all of which need to be met even if
credit points are not attempted under a particular section or rating system.

LEED-India CS Rating
With 65 likely points the project can achieve Gold Level and by converting 04 doubtful
points to likely credits, the project will get some buffer points also.

The prerequisites for LEED-India CS rating is as follows:

With the participation, ownership and wholehearted effort of the entire project team, it
is possible to attempt and aim for the desired and feasible rating.
The detailed point-wise realistic evaluation and action required is highlighted in this report
against the respective credits. The checklist of credit points is also attached in this report

The preliminary Study indicates that all these prerequisites for the ratings can be met for
this project.

General features of Green Building:

Erosion and sedimentation control measures to reduce negative impacts on


water and air quantity. The measure adopted would be in accordance with the
National Building Codes of India (NBC) Part 10, section 1, chapter 4 Protection
of Landscape during construction.

Better storm water management on site

Basic amenities within site

Bicycle storage and changing rooms for buildings users

Electric charging sockets for electrical operated vehicles

Providing vegetated open space more than building footprint

Roofing with high Solar Reflectance Index

Water efficient fixtures with low flow

Sewage treatment plant and treated water for flushing, landscaping and cooling
tower make up

Native species with efficient irrigation system.

CFC free refrigerant systems

Better centralized water cooled system with efficient water side and air side
equipments

Monitoring energy consumption of base building system and tenant

CFLs and T-5 lamps for lighting, so that LPD of the interior and exterior zones can
be optimized.

Storage and collection programme for waste generated in the building.

Indoor air quality (IAQ) would meet ASHRAE 62-2007 standards so as to avoid
IAQ problems in the building. In addition 30% extra fresh air would be provided.

High performance glass with a low SC value would be considered

Use of building materials, with high recycled content, such as, Steel, Aluminium,
Glass, Fly ash based cement, etc

All adhesives, sealants, carpets and paints would meet LEED recommended
permissible VOC (volatile organic compounds) limits

Conclusion:
The Intellicity CORE & SHELL BUILDING. is likely to get GOLD Level under LEED-India
CS- 2011. And by converting 04 doubtful points to likely credits, the project will get
some more buffer points. Hence project team has to consider likely and doubtful
point in their design to target atleast 69 points for GOLD rating.

SUSTAINABLE SITES
India is growing and so is the land use. With the exponential growth in the population, land
use has registered an increase of 24% over the previous 10 years. This trend is replicated
throughout much of the world as populations grow and migrate to urban areas.
With this growth, land that could have been put to other uses is lost. These uses could
include land for growing food, and diversified eco-systems. As paved areas grow, rainwater
is no longer attenuated at the point of contact with the ground and immediately runs off
taking contaminants and eroding soil. Waterways get polluted.
Developed land tends to consist of a high percentage of hardscape - such as parking areas
and building roofs. These are heated by the sun during the day and re-emit that heat at
night which can raise local air temperatures. This can increase air conditioning loads for a
building and also impact insects and other wildlife.
A site should be chosen, designed, and constructed, to minimize the impacts listed above.
The social impact of the site should also be considered along with the ease of access to
those working at the site.

SS Pr 1: Construction Activity & Pollution Prevention


Intent:
Reduce pollution from construction activities by controlling soil erosion, water way
sedimentation and air borne dust generation.

Requirements:
It is required to develop and implement erosion and sedimentation control plan, to
prevent soil erosion through storm water and wind, both during construction and
post-development. It needs interfacing of architect and the builder. Measures to be
adopted include temporary landscaping, permanent seeding, mulching etc.
Measures should adhere to the NBC part 10 section chapter 4- Protection of
landscape during construction.

Gravel Road at Entrance

The project aims to meet the requirement with the help of following measures:
Top soil is preserved, stored and would be reused for landscaping uses
Permanent plantation along the periphery during the construction stage
Barricading the site area with Metal sheets of 15ft high all over the boundary to
prevent soil erosion through wind and disturb other sites
Water spraying at regular intervals so that soil is not eroded due to wind
Sediment traps and basins to capture & prevent the suspended solids from entering
the municipal drain.
Post-construction, Stormwater and Rainwater pits to design the site as Zero
Discharge.

Sheet Barricading Boundary

Initial photographs of soil piling, past measures and photographs indicating the soil
erosion measures like barricading site, sediment traps etc will be required.

Project Specific:
It was informed that project is at design stage. But still some of the measures are executed
on site by site team such as barricading, sedimentation pit, and gravel road at entrance.

Intent:
Avoid development of inappropriate sites and reduce the environmental impact from
the location of a building on a site

Requirements:
Do not develop buildings or portions of sites that meet any one of the following
criteria:
Land that is a prime farm land
Land whose elevation is lower than 5 feet above the elevation of the 100-year
flood levels
Land which is specifically identified as habitat for any species
Within 100 feet of any wetland as defined by Environmental Information
System(ENVIS),

Land which prior to acquisition for the project was public parkland

Documentation Required:
The project can achieve the credit by
Providing the site allotment Letter from the local authority

It was informed that the project land is at Greater Noida and is approved by Noida authority.
Hence project comply the credit requirement.
Environment clearance letter is under process.

Intent:
Channel development to urban areas with existing infrastructures, protect green
fields and preserve habitat and natural resources

Requirements:
Option 1
It is required for the building to be constructed in a community with a minimum
density of 60,000 sq. ft/acre. The average density of the building should also be
greater 60,000 sq.ft/acre.
Option 2
It is required for the building to be within proximity of mile of a residential zone
and neighborhood with an average density of 10 units per acre net and within mile
of at least 10 basic services and with pedestrian access between the building and the
services.

The project can achieve this credit by:


Google map of the site with a circle of mile radius from the site entrance to be
drawn and all basic services to be shown in the circle. (Annexure 1)

Project Specific:
Project team has informed that all the basic amenities will be provided within site. Since
project is coming up with shopping malls, institution and multiplexes. And all the amenities
will be open for general public. Hence major amenities will be within site.

The project could achieve this credit by


Actual photo of the share auto or any rideshare option within 400 meter from
the site

Project Specific:
Since there is bus stop near and sharing auto stop near the site The project will go for
option 3. Hence credit is achieved.

Requirements:
If the site does have any hazardous substances, then one can adopt any or all of the
following measures to treat the land and then use for construction.
Remediation efforts to be performed
Water: Pump & Treat
Soil: Bioreactors, Solar detoxification

Project Specific:
As the site land is not a contaminated land. Hence project is not eligible to attempt this
credit.

CREDIT NOT APPLICABLE:

SS Cr 4: Alternate Transportation

Intent:
Reduce pollution and land development impact from automobile use

Requirements:
Cr 4.1: Public Transportation Access
Option 1
Locate the project within 1/2-mile (800-meter) walking distance (measured from a
main building entrance) of an existing or planned and funded commuter rail, light rail
or subway station.
Option 2
Locate the project within 400-meter walking distance (from a main building entrance)
of 1 or more stops for 2 or more public or private bus lines for building occupants.
Option 3
Locate the project within -mile (400-meter) walking distance (from a main building
entrance) of 1 or more stops for at least 2 rideshare options for 4 or more passengers.
Rideshare options include passenger ferry terminals, vans and human-powered
conveyances, such as rickshaws, that are authorized by the local transit authority and

Cr 4.3: Low Emitting and Fuel Efficient Vehicles:


Option 1:

For Commercial Building - Provide secure bicycle storage for 3% of the occupants for up to
300,000 square feet, then an additional 0.5% for the occupants for the space over 300,000
square feet. Mixed-use buildings with a total gross square footage greater than 300,000
square feet must apply this calculation for each use of the building.
And Provide shower and changing facilities in the building, or within 200 yards (200 meters)
of a building entrance, for 0.5% of FTE occupants.

Low emitting & fuel efficient vehicles for 3% of FTE occupants (and) Preferred parking
also to be provided

For Residential Projects - Provide covered storage facilities for securing bicycles for 15% or
more of building occupants. Case 3 must be used by residential buildings or the residential
portion of a mixed use building.

Drawings of car parking layout highlighting the charging points and the
calculation indicating that charging points provided are more than 3% of the
total parking capacity

Project Specific:
Project prefers Option 2 to meet the credit requirement by providing electric charging
points for 3% of the total vehicle parking capacity.

Project Specific:
Project team will propose bicycle parking with changing rooms in facility.
As per area statement the total built up area of mixed use building is 2213492 sq ft.
Considering 50 sq ft per person the total occupants are 45,000 person. Hence the total
bicycle parking facility will be 1400 numbers and showers and changing room will be
230 numbers

As per area statement the total built up area of residential building is 352696 sq ft.
Considering 150 sq ft per person the total occupants are 2351 person. Hence the total
bicycle parking facility will be 352 numbers.
Project team has to consider above numbers to target point.
Kindly note the above number will vary once the actual break up of occupancy will be
provided.

Cr 4.4: Parking Capacity

Parking capacity should not exceed local zoning requirement (AND)


Preferred parking for Car/Vanpool serving 5% of total parking spaces

Documentation Required:
The project would achieve the credit by
Drawings of car parking layout and the calculation indicating that total car
parks provided are meeting the local norms and no extra parking provided
Scan copy of the local norm highlighting the parking regulations applicable to
the project

Project Specific:
Project team has confirmed that car parks would be provided as per byelaws which is
applicable for their site location and no extra parking would be provided.

Conserve existing natural areas and restore damaged areas to provide habitat and
promote bio-diversity.

In case of campus situation or where there is no local regulation, leave vegetated


open space equivalent of building footprint

Community Connectivity may include vegetated roof surface in this calculation if the
plants are native or adapted, provide habitat, and promote biodiversity.

Project Specific:
There is a local zoning requirement for open space. Project team has considered open
space more than building footprint. Hence project complies the credit requirement.

Demonstrate that the storm water management strategies result in at least a 25% decrease
in the rate and quantity of storm water runoff.

Cr 6.2: Quality Control


Design the storm water drainage system such that 80% of average annual TSS (Total
Suspended Solids) is removed.
Any storm water leaving the site should be treated before letting off to municipal drain.
Rainwater collection harvesting should incorporate filtration media to reduce TSS level.

Documentation Required:
The project can achieve the credit by
Site plan highlighting rain water harvesting strategy with pit section drawing.
Provide technical details to treat storm water before discharging to municipal drain.

Project Specific:
As per discussion, project team will provide rain water harvesting pit to cater storm water
runoff from the site and mesh wire will be provided at storm water drainage line connecting
to the municipal storm water line. Hence project complies for the credit.

LEED Credits under Water Efficiency:
Although more than 70% of the earths surface is covered in water, less that 0.5% fills the
earths rivers and lakes and is available for our domestic uses. Research says that by 2025;
the total population of the world would be 8.3 billion and 2.8 billion people would be
without water. Asia and particularly India would be worst affected where the percentage of
people without water would be as high as 40%.
The towns are generating considerable amount of sewage which is disposed off into the
nearest water bodies with out any treatment causing environmental pollution and health
hazards. Due to excessive withdrawing of groundwater resources, and nature being
unable to keep up with the demand, water tables have dropped. This has lead to land
subsidence and the intrusion of saltwater into the groundwater.
It is of utmost importance to use water judiously and reuse & recycle water. Recycling of
water is not only becoming a necessity to counter the future water crisis, but also very
crucial if we are to save the nature.

LEED Credits under Indoor Environmental Quality:

Most of us spend majority of our time indoors be at our home or office and hence it is
essential that the levels of pollutants should be minimum. Indoor Air Quality needs to be
maintained as pollutants cause health reactions in the form of allergies and other Sick
Building Syndrome causing loss of health and productivity.
Preventing IAQ problems is generally much less expensive than identifying them and solving
them after they occur. Evaluation of the properties from carpets, paints, adhesives etc with
low levels of potentially irritating gases and reduce occupant exposure. Providing high ratios
of filtered fresh air, better ventilation, managing moisture can provide optimal air quality
for building occupants. Here use of sensors can alert the building management staff to
potential IAQ problems and can also effectively balance the energy and IEQ issues.
Occupant well-being can be improved by providing views to the exterior and by providing
natural daylight. In addition, providing individual controls to control the thermal
environment can further increase their satisfaction and in turn productivity.

Intent:

Intent:

Establish minimum Indoor Air Quality (IAQ) performance to prevent development of indoor
air quality problems in buildings, thus contributing to the comfort and well being of the
occupants.

Requirement:
CASE 1. Mechanically Ventilated Spaces
Mechanical ventilation systems must be designed using the ASHRAE 62.1 ventilation rate
procedure.
CASE 2. Naturally Ventilated Spaces
Use a local standard for establishing a baseline and measure performance relative to that
baseline, to demonstrate equivalency with the requirements of ASHRAE Standard 62.1
2007, Paragraph 5.1 (with errata but without addenda22). The following general topics must
be addressed in establishing acceptable benchmarks and metrics for demonstrating
equivalency with the ASHRAE standard.
Naturally ventilated spaces must be permanently open to the outdoors and within
25 feet (8 meters) of operable wall or roof openings.
The openable area must be at least 4% of the net occupiable floor area. If an
opening is covered with louvers or otherwise partially obstructed, calculate the
openable area based on the free, unobstructed area.
If an interior space without direct openings to the outdoors is ventilated through an
adjoining room, the opening between the rooms must be permanently unobstructed
and be at least 8% of the area of the interior room or 25 square feet (2 square
meters).
Whenever the space is occupied, building occupants must have a readily accessible
way to control the opening.

Prevent exposure of building occupants and systems to Environmental Tobacco Smoke


(ETS).

Requirement:
The broad intent of this prerequisite is not to expose non-smokers in the building to ETS.
This can be met by declaring the entire site as non-smoking zone. If smoking rooms are
provided, they need to be designated with deck-to-deck partitions and separate exhaust
systems. The smoking rooms must be operated at a negative pressure compared with the
surrounding spaces of at least 5 PA (0.02 inches of water gauge). Care should be taken that
the exhaust of the smoking areas should be away from the fresh air intake.

The project facility is a bottling plant and hence it is certain that all the blocks would be No
Smoking areas. The project can meet the pre-requisite by providing

and between 3 to 6 above the floor. Also CO2 sensors should be installed in the return
air duct in AHU rooms and air-flow monitoring devices should be installed at fresh air

30% above the minimum rate required by ASHRAE 62.1-2007 as determined by IEQ
Prerequisite 1.

The intent is to maintain minimum IAQ to meet control measures of the Sheet Metal & Air
Conditioning Contractors national Association (SMACNA) IAQ guidelines. All the materials
need to be protected from dust and moisture. Proper Housekeeping, protection of AHU
ducting from dust, barricading completed and un-finished areas etc are some of the
measures which should be taken during construction.

The construction plan would be prepared and all the construction activities would be
monitored as per the plan. All the above measures can be implemented and hence the
project can achieve the credit by providing

Composite wood and Agrifiber products are defined as: particle board, medium density
fiberboard (MDF), plywood, strawboard, panel substrates, and door cores. Materials
considered fit-out furniture, and equipment (FF&E) are not considered base building
elements and are not included. Here the requirement is that the composite wood products
must not contain urea-formaldehyde resins. They can contain Phenol-formaldehyde resin
which is a low VOC resin.

The credit requirement is prevent the hazardour and chemical compounds at the source
and the protect the indoor environment from its exposure. The ways to achieve are:
Employ permanent entryway systems like permanently installed grates, grilles, or
slotted systems that allow for cleaning underneath that are at least six feet long to
capture dirt and particulates from entering the building at all entryways.
Deck-to-deck partitions & Independent Ventilation for Chemical Rooms,Copy
Rooms, Housekeeping store rooms with ventilation rate of 0.50 cfm/sq.ft.
Provision of filteration media of with efficiency similar to MERV 13 or better. The

In the project the project team has proposed chilled water system with no provision of
