Fall Conference was held in
San Diego, California the
week of October 17, 2016. The collective group of real estate management
professionals converged onto the
scene from all over the world: Africa,
Japan, Canada and from all the fifty
states of the Union. It was the epitome
of diversity.
Recently, IREM approved the following statement of diversity: We
are an inclusive organization that
embraces and values differences and
welcomes individuals of all races,
genders, creeds, ages, sexual orientations, gender identities, and national
origins and individuals with disabilities, proving an equal opportunity
environment among its members,
vendors, and staff.

I am the direct recipient of this
statement in action. As I endeavor to
earn my Certified Property Manager

(CPM) designation, I was awarded


the 2016 IREM Diversity Scholars
Program Scholarship. This scholarship afforded me the opportunity to
attend the fall conference plus an
additional $1,000 stipend for airfare,
meals and incidentals.
The value of this experience was
priceless. I was able to meet management professionals of all levels and
markets. The individuals I met were
supportive and willing to help, in
sincerity, with my goal of earning a
CPM designation. Most impressive
is the educational and ethical value
that is placed on the Certified Property
Manager (CPM), Accredited Commercial Manager (ACoM), Accredited
Residential Manager (ARM), and
Accredited Management Organization
(AMO) designations as a whole.
In addition to attending the Fall
Conference, I was also awarded the
IREM Foundation Diversity Outreach Scholarship. The purpose of the
Diversity Outreach Scholarship is to
assist individuals from underrepresented population groups with the cost

of tuition associated with achieving


an IREM credential. This scholarship
covers most of the cost for me to attend
the ASM 603, ASM 604 and ASM 605
Investment Real Estate Financing and
Valuation series offered in Chandler,
Arizona this month.

available to us as members of IREM
Chapter 46 to better serve our property

The diverse and inclusive agenda
of IREM should encourage investors
and landlords. Obviously, increasing
the value of your property and drawing long-term tenants are the goals
so that you can reap a great return on
your investment long term. Ultimately,
having a property manager who is
not only adept and in tune with the
owners goals and objectives, the
financial health of the property, and
the ability to anticipate liability issues,
while maintaining good rapport with
the tenants, is what you get when you
hire a CPM, ACoM, or ARM.

Buyers are much less


likely to consider a home in which the
homeowners have smoked. Those who
are willing to look will reduce bids substantially.
A study by Pfizer Canada in 2013 concluded that
smoking in a property may lower its value by up to
30 percent. That does not include the money lost by
the continued cost to own and maintain the house
during extended days on the market.
Cigarette smoke penetrates the entire property.
Extensive knowledge, time and effort are required to
counteract the effects of smoking. This is not a DIY
project. After days and weeks of hard work and expense,
homeowners will realize they have bitten off more than
they can chew. Hiring the professionals from the start
will save you time and money in the long run.
Cigarette smoke is pervasive. An amateur following a general checklist will likely miss integral
spots, resulting in untreated or inadequately treated

areas. Any contamination that is not removed will
re-infiltrate the house.
When you call in the pros, expect that they will
require the removal of anything porous such as window treatments, carpeting and padding, laminate,
vinyl and furniture. Often, light fixtures and ceiling
fans will need to be replaced. Cabinets and other
wood surfaces, counters, tile and grout may not be
salvageable. The list goes on.
Ozone treatment alone will not correct the
problem. The pros will focus beyond the visible,
and will treat into the walls, under the baseboards,
switches and plates, and into the subfloors and
ducts. And dont forget the attic. Insulation needs
to be removed, the attic scrubbed properly and new
insulation installed.
Smokers can expect to have to totally move out.
There cannot be any further smoking in or around
the property. They can anticipate paying thousands
of dollars for the restoration. This investment is vital

to make the home marketable and help secure their


equity. Documentation that the work was completed
professionally helps.
You are not done yet an unfinished house is not
marketable. Once the pros have repaired the smoke
damage, sealed and primed the walls, it is time to repaint and replace all the finishes that were discarded.
The expenses continue. Showcasing a house that
is for sale by using the homeowners furnishings
saves the seller money. This is not an option for
smokers. Furnishings must be removed and cannot
be returned (with a few exceptions). Now you are
selling a vacant property and should consider vacant
staging in which a company will bring in all the
furniture, art, lighting and accessories.
Smokers beware. If you are unwilling or unable
to take these steps to correct the effects of smoking
on your property, anticipate a substantial financial
loss. Also, dont be surprised if many Realtors
pass up the opportunity to list your house.

A good rug isnt only the focal point of the


design, but it can become the foundation of
color and structure around which everything
else can be added. Rugs are a time-consuming
and difficult-to-create art form. A hand-woven,
living-room sized rug can take months, if not
years to make. Because of that, you are more limited in your options with rugs than with almost
any other part of your design process. It is easy
to find fabric to match a rug, but much more dif-

ficult to find a rug to match a fabric. Let the size,


design shapes and colors of the rug guide your
design process.
The first rule of thumb is to find a rug that you
love and pick colors that complement. Unlike
most furnishings, rugs can last for decades even
centuries so find a piece you really love. Once
youve found the right rug, choose furnishings and
window coverings that complement the colors
and design elements in the rug. Generally speaking, oriental rugs never really go perfectly with
anything, but their colors can be used to anchor
the design together. So when you follow this
mindset, rugs tend to work with everything.

ohn kynor knows the reputation that plagues


many realtors,

and he doesnt like it.Realtors


portray this image of success and give me, give
me; mine, mine, mine; make money, make
money, make money, he said.Its all over our
Facebook pages and all over our social media. Some
Realtors not me dress real nice. Nice tie, drive
a nice vehicle. A lot of people think Realtors are
selfish, egotistical. They dont give back to their community.
The reality, however, is quite a bit different, said
Kynor.The biggest secret is many Realtors do give
back to the community. Some give back to the community because they have a special passion like this
one that I have. Others give back to the community
because the community has given them so much. For
Kynor, serving the community is just a natural thing
that is ingrained in his DNA.
Im a true go-giver, he said.It just comes back.
It ties into that 90 percent, if not more, comes from
my giving to the community. It seems like the more
I give to the community whether its time or effort or
energy or resources of some kind, the more I seem to
get back. Ive always been interested in giving; always
been interested in being a giver.

This probably stems from his mother, Catherine
Elliott, who founded the highly effective and much-

commitment to the Greater Albuquerque Association
of Realtors (GAAR) community fund, Kynor was
named one of the organizations five Good Neighbors

Good Neighbors for this year.
I got the award for Dental Care in your Home,
Kynor said.But I was also one of the founding members of the Realtor fund. And Im one of the two consistent donors, rain or shine, good year or bad year, to
give $1,000.The fund started in 2011 and already sits
at more than $600,000, with an ultimate goal of reaching over $1 million so that the annual interest can be
culled to help support various charitable organizations
throughout the Albuquerque metro area, he said.

The point behind that fund was to acknowledge
that the community has given members of the association so much, Kynor said.Weve touched just
about every household in Albuquerque so we decided
we wanted to give back to the community in a sustainable way. At GAARs 90th birthday, the board of
directors voted to give $90,000 in seed money to this
fund. Once the $1 million goal is reached, the goal is
to continue raising money and build the base as large
as possible, he said.

We want to keep the original investment


whole in perpetuity and have the money
invested with the Albuquerque Community
Foundation, where its currently invested.
When we reach $1 million, we hope to receive
about $70,000 a year that were able to give to
a charitable organization in the form of a grant.
So thats another passion of mine; making sure
that the fund hits the $1 million mark so we can
continue to give and give and give.

The Dental Care in your Home program,
where he served as a board member until this
year, brings dental care to folks who have no
other resource to receive those services. It provides dental service, complete dental services
for people who are homebound, Kynor said.
Its for people who cant leave their home for
one reason or another. Or its difficult for them
to leave their home.
Young kids with immune deficiencies, or behavioral issues, to middle-aged people who are
wounded veterans, people coming back from
the war with PTSD and it seems unfathomable
to be laying back in a dental chair in a weird
room with weird sounds and sharp equipment
in your mouth. Dental Care in your Home is
able to see them in their own home, where they
feel comfortable. The program also is effective
for older patients, he said.
All the way up to elderly people who suffer
from Alzeimers and dementia, Kynor said.Weve
had quadriplegics, paraplegics, people who have
been in auto accidents and who went from ablebodied to no longer able to communicate because
of brain injuries. Weve seen morbidly obese people who cannot leave their bedrooms. Theyre not
able to hold their own weight so they are stuck in
bed. Helping his mother and the dental program,

as well as the Realtors fund is something Kynor


simply considers the right thing to do.

John Kynor of Q Realty was named one


of the Greater Albuquerque Association of
Realtors Good Neighbors in 2015 for his
work in the community. The organization
is getting ready to name its 2016 winners.

Kynor was the second-youngest association


board president, and hes made real estate his life.
A Valley High School graduate who briefly considered entering the real-estate business right out of
high school, Kynor instead went to the University
of New Mexico, where he earned a degree from
the Anderson School of Management with a focus
on entrepreneurial studies. Then he hit real estate
hard, eventually earning a slot as a co-manager
for Coldwell Banker Legacy.
Being in a management role was how I
gave back (to the industry and the community),
Kynor said. My salary while I was in a management role, it never touched me. It rolled straight
over to All Faiths Receiving Home, which is my
charity of choice. But several years ago, when
offered his own office, Kynor felt it was time to
strike out on his own.

Pretty much everything happened overnight,
he said.Kind of overnight, it turned into, instead
of being a little mom-and-pop shop, even though
Im not a mom or a pop, people started creating
brand awareness and rallying behind the letter
Q and the logo that I had created. Very quickly
it turned into an environment where people
recognized stuff. They would think that it was
franchised.
Then other Realtors started knocking on his
door wanting to be a part of the team.I opened
up a company just to be on my own and follow a
dream and it turned into a situation where people
believed in my vision and believed in my dream
perhaps more than I did. And thats the success
behind Q Realty.
