GENERAL POWER OF ATTORNEY

REVOCABLE
THIS GENERAL POWER OF ATTORNEY is made and executed at <place name>
on Date 6, by Name residing at address hereinafter called "EXECUTANT".

IN FAVOUR OF:
name resident of address hereinafter called "GENERAL ATTORNEY".
WHEREAS the 'EXECUTANT' is a allottee of property details .,
AND I the Executant do hereby empower my aforesaid General Power of Attorney
to do the following acts, deeds and things in my name and on my behalf as under:
1.

To sign, verify and submit any application, affidavit, under taking etc, which
may be required in respect of the said Property, for the purposes of registration
mentioned herein above.

2.

To execute Lease Deed or any other such Deed, before the concerned
authority/Sub-Registrar, admit the execution thereof and to take it back after
due registration.

3.

And to do all such acts, deeds, matters and things as the said property deem
fit, proper and necessary in respect of the said Property and/or incidental for the
powers mentioned herein above or connected there with.

4.

To manage, control and look after the said property in all respect and to
represent me/us before the concerned authority (ies) on my behalf under all
circumstances.

5.

To get the plan prepared from any architect to get the same sanctioned, to
deposit the fees, and receive the sanctioned plan under his/her/their own
signature and for the same the give any application, file and objection, to give
statement, to file Affidavit, Undertaking, Indemnity Bond etc. and to receive the
same under his/her/their own signature.

6.

To make application for the grant of Quotas and Permits of Building Materials
and Cement, to get them sanctioned and to receive them under his/her/their
own signature and for the same, to give any application, to file objection, to give

statement, and to receive the same under his/her/their own signature.


7.

To claim and receive the compensation/alternative plot/accommodation from


the U.P. Govt./Greater Noida, or from any other concerned Authority (ies) under
his/her/their own signature.

8.

To apply and procure the building Materials from the Civil supply department
or any other concerned Authority (ies), to sign requisites forms, to file the
application and to receive the permitted quota under his/her/their own
signature.

9.

To appear before the offices of the PE (JAL)/Hydel Authority/Greater


Noida/UPSEB of any other concerned authority in connection with
Power/Light/Sewer connection, to give application to sign the requisite forms, to
give statement, file Affidavit, Undertaking, Indemnity Bond etc. and. deposit the
requisite fees to make the payment of bills and claim/receive the same under
his/her/their own signature.

10. To obtain permission for the transfer of the said property by way of Sale, Gift,
Mortgage, Lease or otherwise from the concerned authority, or the Competent
Authority, and to file statement, to file, affidavit, undertaking etc. and to receive
the same under his/her/their own signature.
11. To apply and obtain the Income Tax Clearance Certificate on Form No. 34. A
of the Income Tax 1961/37-1 on the requisite forms, to give application, to give
statement, to file affidavit, Undertaking, Indemnity Bond etc. and to receive the
same under his/her/their own signature.
12. To enter into any agreement to sell of the said property, with anyone/one's to
receive the Earnest/Advance money, in his/her/their own name and to issue the
receipts there of and to present the same for registration before the SubRegistrar concerned the admit the execution thereof.

13. To sell the said property, to anyone to execute the sale deed(s), Correction
Deed, Transfer Deed, and to present the same for registration before the SubRegistrar concerned to admit the execution to receive the consideration
amount, and to issue receipts thereof.
14. To transfer the said property by way of Sale, Gift Lease Mortgage or
otherwise, and in this respect to execute the relevant documents, to Present the
same for registration to the Competent Authority, to receive the consideration

amount if any, and to admit the execution and to get the same registered with
Sub-Registrar concerned if required.

15. To let out the said property, to receive the rent in his/her/their own name, to
issue receipts etc. and to get the (tenants) to evicted through the court of law or
negotiations, is required.
16. To execute, sign and present all kinds of suits, plaints, complaints, appeals,
statement etc. in the proper court of law in connection with the said property.
17. To compromise, compound or withdraw the cases, to appoint arbitrators to
proceed in arbitration proceedings, to engage advocate, pleaders etc. to
deposit and to withdraw money, to execute decrees to receive the recovery and
decretal amount, to issue receipts and to take every step for the same.
18. To further appoint anyone as General/Special Attorney.
19. To deposit any dues, Taxes, outgoing penalties if any, regarding the afore
said property to the concerned authority (ies) on demand and generally to do all
acts, deeds and things which in the opinion in my/our attorney, sought to be
done, executed or performed for the management, control and supervision of
the affairs of my our said property, even if they are not specifically mentioned,
herein above, as effectively as I/We would have done if I/We would have
present personally to do so.
20. To apply for the no-objection and No dues certificate of the said property from
the concerned authority, and I, the Executant do hereby confirm to ratify all and
whatsoever my /our attorney may do or cause to be done by virtue of these
presents and declare that this Power of Attorney is Revocable.

21. To take the possession of the said plot/Flat from the Greater Noida Authority
and to do the needful in respect thereof, if it has not been taken over earlier by
the Executant.
22. That my Attorney is allowed to execute Agreement to Lease, lease deed and
after that is allowed to execute transfer deed to any person of the above
mentioned property.

IN WITNESS WHEREOF, I the Executant have put my/our hand on these presents
