DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, DONALD TRUMPO, of legal age, Filipino, married to MELANIE R.
TRUMPO and a resident of Estado Subdivision, Agdao, Davao City, am the absolute
owner of a parcel of land situated in Catitipan, Davao City, and registered under my
name as evidenced by Transfer Certificate Title No. 112233 issued by the Register of
Deeds of Davao City, in accordance with the Land Registration Act, which property is
more particularly described as follows:

That for and in consideration of the sum of ONE MILLION FIVE HUNDRED
THOUSAND PESOS (P1, 500,000.00), Philippine currency, receipt of which in full is
hereby acknowledged, I hereby sell, transfer, and convey to RODRIGO ROA
DUTHERTI, of legal age, Filipino, married to SARAH GERONIMO DUTHERTI, with a
residence and post-office address at Ecoland, Davao City, his heirs, assignors, and
assigns, the above-described property together with all improvements found therein.
That it is expressly provided and agreed by and between the parties to this
contract that any and all fees and expenses incident to the transfer of the title to the
aforementioned party shall be defrayed and borne by the Vendor and time being the
essence of this contract, the Vendee may choose to advance said fees and
expenses to which he may forthwith collect from the Vendor upon the presentation of
the corresponding receipts.

me their Community Tax Certificate Nos. 11223344 and 55667788 issued on
September 5, 2016 and October 29, 2016 respectively at Davao City, known to me,
and to me known to be the same person who executed to me the foregoing
instrument, and acknowledged that same is their free act and voluntary deed.
