Ease of mobility into/within the building for people with disabilities. Don't confuse with 'DisabilityFeatures'.
Various amenities in addition to standard kitchen appliances. E.g., ceiling fans, alarm systems, washer and dryer, central vacu
A list of rooms outside the normal kitchen, bathroom, bedrooms, etc., such as dens, sunrooms, cinemas, library.
How many years old the building is. Not to be confused with YearBuilt.
Some complexes have a minimum for residents, commonly 55 or older, sometimes 65. Integer value.
Bit field to distinguish listings in complexes where there is a restriction on the minimum age of residents.
Used to match listings with agent representing the seller (aka listing agent).
Name of listing agent. Compulsory for many MLSs.
Phone number of listing agent. Can be compulsory, optional or not allowed to be displayed, depending on MLS.
Used for Residential Income Properties for Features/Amenities common to all units.
Amenities provided by property. E.g., Vaulted ceilings, security gate, gas hookup in kitchen, etc.
American Parcel Number. Defines lot of land according to county records. Not the same as address.
Modern conveniences, whitegoods, electric appliances. Often built-in. Included in sale.
Interchangeable with style.
Description of attic.
Bit field indicating the presence of an attic.
Listing could be for sale, but also available for lease. NOTE: DOES NOT APPLY TO COMMERCIAL.
Description of basement.
Can be set if basement finished, full, walk-in, etc. Crawl-space, partial, etc., may not be desirable.
Defined by the MLS. A bathroom that contains a shower, but no bathtub. To be in algorithm for HalfBaths. Do not show if value
COMPULSORY for Residential listings. Total number of all bathrooms. Usually derived by adding FullBaths and HalfBaths toge
Defined by the MLS. A bathroom that contains a toilet and sink, but no shower or bathtub. To be in algorithm for HalfBaths. Do
value is zero.
Defined by the MLS. An area that contains a sink or vanity set, but no toilet, shower, or bathtub. To be in algorithm for HalfBath
show if value is zero.
Description of beach abutting or near property.
Number of bedrooms. Field is integer so cannot support bedroom/study. Almost always defined in MLS data.
Usually for Lots & Land and Commercial. Describes the 'best' use of the property. See also PossibleBestUse, or PresentUse.
Can agents blog about MLS listings? Accepts many values:

0: No blogging allowed
1: Listing agent/office may blog about the listing (i.e., can be on blog of the listing agent or blog of the listing office)
2: Any agent in the listing office may blog about the listing (i.e., other agents in the same office as the listing agent may blog
listing, as determined by the blogging agent's alternate MLS ID matching the listing's office MLS ID)
3: Anyone in the MLS may blog about the listing
COMPULSORY. iHomefinder internal code for source MLS.
RETS.
Describes features on or available to property pertaining to boating. Sheds, docks, marina, etc.
URL link showing listing agent's branded virtual tour. iHomefinder rarely shows branded VTs except for Featured Listings (whe
automatically on front-end where populated). Few MLSs send both branded and unbranded virtual tours.
Company or Name of entity that constructed property.
Interchangeable with Foundation.
etc.
Describes buildings on lot, useful for COM, LL and SFR. Barns, separate garages, sheds, etc.
The total square feet in a building. Useful for COM, CND, or RI buildings where there may be multiple units.
Can differ between LL and Residential listings. Describes if cable is available, connected or (for LL) within area.

Internal height of ceiling. Can be important for Commercial listings.


Defines official census area. Used for comparing demographic area information from US Census.
COMPULSORY. Not always USPS cities. Can be other location types. Generally defined by MLS.
iHomefinder internal code, used to search cities.
Describes if lot has been cleared of trees.
Features shared among all units.
Generally, an unofficial or parochial name of an area. Maybe not be an 'official' name, but commonly used by local residents.
Generally used for name of Condominium building, or collective term of buildings.
State of the property: Excellent, Good, Needs Repair, etc.
Ambiguous, MLS defined. Could be newness of building, could be materials used.
Method used to cool interior of building. Fans, A/C, heat pump etc. May include passive methods, too.
Generally used for undeveloped or unfenced land to mark surveyed boundaries of lot.
Name of the county listing is located in.
iHomefinder internal code, used to search counties.
Credit Amount.
Lots & Land only. Types of plants currently grown on land. Don't confuse with BestUse, which describes potential uses and cro
Name of closest street that intersects with StreetName. Used for finding property.
Timestamp for when listings first appear on iHomefinder.
Information on Den or Study. Usually defined by MLS.
etc.
Size of lot, length by breadth, generally in feet. iHomefinder may derive it by joining of two fields sent by the MLS.
Set by MLS. Can have both description of dining room AND/OR description of eating area.
Set if property has distinct dining room, as distinct from a kitchen/dining combo room.
Description of how to travel to a property's location.
Features of Property that may assist people with a disability. Not to be confused with Access.
The amount of distance between a property and the nearest significant body of water.
Shows if property, but more commonly lot, is able to be divided and re-sold/occupied separately.
Description of dock located on or near the property.
Bit field indicating if the listing contains, or is near, a dock for water.
List of documents available for inspection. Accounts, inspection reports, land qualities, etc.
Description of vehicle access to property. Gravel, paved, gated, etc.
For Lots & Land. Describes if rights of some features of property have been sold: river access, forest conservation, etc.
Generally describes where eating area is: separate dining room, part of kitchen, breakfast nook, etc.
Can be important for Commercial properties as machinery requires different voltages etc. Describe fuses/breakers, too.
Name of Elementary school for the listing's designated Elementary School area.
Altitude of property, generally in feet.
Features of property that may save on energy use: solar panels, houses faces south, double-paned windows, etc.
Describes main entrance to property, foyer, etc. Can also describe where the entrance is: through garage, side of house, etc.
Items or services that that the new owner will be expected to bear.
Compass direction that the property faces.
List of items found on the property. E.g., gazebo, picket fence, zen garden, etc.
Description of the family room.
Set to '1' when the listing has a dedicated family room.
Description of farm located on or near the property.
List or descriptions of outstanding aspects of the property. Items of interest.
Description of how home owner benefits by paying fees. May be any fee, but is commonly used for HOA. E.g., Exterior Mainte
Hazard Insurance, Management Fee, Reserves, Security/Gate Fee, Trash Removal, etc.
Description of type of fence on property.
Description of property's fireplace.
Set to '1' if listing has at least one fireplace. Can parse feature descriptions if no specific field.
Denotes or describes if property is in a designated flood area.
The floor of the building the listing resides on.
Description of carpets, tiles, hardwood, parquet, slate, etc.
Set to yes if a property is flagged as 'foreclosure' or 'In foreclosure' by the MLS.

Description of underpinnings of house: concrete slab, timber piles, etc.


Number of full bathrooms of listing. Must be set for SFR and CND. Useful for FRM, RNT.
Set to 'N' (null), 'P' (partial) or 'F' (full) depending on MLS rules or agent's settings.
Denotes or describes if furniture is included with property. Mostly for RNT.
Description of the garage located on property. Distinct from 'ParkingDesc'. GarageDesc is only for garages, while ParkingDesc
parking area.
Number of spaces in the garage. Do not confuse with ParkingSpaces. May include allocated spaces for condo garages.
Used to show if listing has a garage. Carports generally excluded.
Refers to Natural Gas or Propane used for cooking, heating, etc.
Short, broad description of property.
Used for iHomefinder advanced searches. Set when data appears to be inconsistently entered by realtors at the MLS. Produce
ended like search, where the wildcard only appears at end of term entered. Selection of city, zip, etc.., not needed to pull listing
Description of local golf course.
Set to '1' where property is on a golf course. May also include if in Golf Community.
Denotes or describes house or attachment to main house suitable for accommodating guests.
Total number of partial bathrooms. Derived by adding all half, 3qtr and qtr bathrooms. Beware that the field name is misleading
Description of Heating. May also contain cooling information, if data is combined by the MLS.
Energy source for heating: gas, wood, etc.
Name of High School in the listing's designated High School area.
Indicates if there is a Home Owners Association (HOA).
Fee involved with HOA Membership. Usually compulsory. Could be called 'HOA DUES'. On iHomefinder's front end, displayed
MONEY field so input from the MLS should be integer/money value.
How often HOA Fees are due: monthly, quarterly, yearly.
Services supported by HOA fees: e.g., trash removal, communal pool, cleaning, etc.
Describes features that relate to equines: Horse trails, Horse facilities, etc.
Property is considered suitable for Horses.
Timestamp for when listing went on market, per MLS, if available.
Recent improvements made to property.
If a listing stops accepting bids from potential home buyers, set to Yes. If set to Yes, could mean listing is Pending, Off Market,
Inactive listings remain in the iHomefinder system for 2 weeks.
Amount of money expected from rent of RI properties.
Description of whether a listing resides in an officially incorporated subdivision of the state. May be a Yes/No field.
List of reports available. Building inspections, pest inspections, etc.
Description of inside of property.
Indicates if listing considered an investment.
Denotes or describes watering of lawns, crops, animals, etc.
Name of Junior High school in the listing's designated Junior High School area.
Denotes or describes kitchen.
Features of the land.
Describes land or plants maintained by human intervention.
Geographic horizontal component of listing's location's co-ordinates provided by the MLS. For informational purposes only. Us
for mapping.
Describes or denotes laundry, location of laundry, or private or communal for CND, RI, MH.
Not presently in use. Set rental price in 'ListPrice' field.
Details and requirements of Lease for Rentals. E.g., 12 month, no pets, Credit report, Month to Month, etc.
May also be called 'Rent to Own'. Indicates if seller will consider a lease before purchase agreement.
Length of main building in feet.
COMPULSORY. Board designated unique property identifier. May lose uniqueness when viewing multiple MLS boards. Combi
BoardID for a universally unique listing identifier.
For the iHomefinder details page, contents of this field will show in bold red above main photo. Usually used to denote if listing
active, but still accepts back up offers (pending, contingent, etc..,). InactiveYN takes precedence over this field.
COMPULSORY. Sale Price of property. For RNT, used as Lease Price (usually per month).
Description of the main room of the house. Sometimes called a 'Great Room'.
Dedicated place for trucks to unload. Useful for Commercial.

Float value for the number of acres of land. Required for LL.
Source for the lotAcres or lotSqFt information. May be Seller, County Records, Tax, etc.
Description for block of land listing resides on.
Additional description for block of land listing resides on.
Mostly for LL. Town planner designated number that designates the lot of land before street numbers are in place.
Size of block of land in square feet. If derived from acres, will be displayed on iHomefinder as 'Approx.'
Generally only used for Mobile and Manufactured Homes. Name of company that built dwelling.
The co-ordinates of the location of the Property based on local map books (often called Thomas Brothers Guide).
Denotes or describes main/largest bathroom.
Denotes or describes main/largest bedroom.
RI only. Indicates if units have separate meters.
Useful for LL. Generally a yes/no field.
MLS-determined area. Generally the broadest. Called 'Area' or 'MLS Area'.
Number of photos for the listing. Set by iHomefinder during data load. Required to ensure listing's photo set is complete.
URL on MLS's photo server of main image. Not applicable if iHomefinder downloads photos.
URL on MLS's photo server of main image but thumbnail size. Not applicable if iHomefinder downloads photos.
Name of model of manufactured/mobile home. MH, SFR if Manufactured Homes not set to MH.
Updated anytime iHomefinder inserts or updates a listing. In iHomefinder's system, this value is not displayed to public.
MLS-provided modification date. This value is ostensibly when the listing was last updated by in the MLS database.
Name of nearest highway.
Description of small area that property is contained within. Usually determined by the MLS.
Set to '1' where purchaser would be first dweller. Sometimes set if not, but listing built recently.
N/A - Not presently in use.
Integer set for number of units that have one bedroom. RI.
Integer set for number of units that have two bedrooms. RI.
Integer set for number of units that have three bedrooms. RI.
Used for LL. Number of individual lots on block of pre-subdivided land.
Integer showing number of fireplaces.
Integer set for number of units where bed is in same large room as living area; e.g., no bedrooms. RI.
Address of listing agent's office.
Compulsory. MLS designated code for listing agent. Needed to associate Featured Listings. Not displayed. Some MLSs send n
code, in which case iHomefinder will use OfficeName to fill this field.
Name of office of listing agent. Display is generally mandatory.
Used to determine if a listing may only be shown on the listing brokerage's website. Exclude listing from search results on othe
set to 'Yes'.
Phone number of listing agent's office. Often mandatory to display.
Set to '1' if the listing only has one level. May also be called 'Ranch'.
Description of Bathroom other than Master/Main bathroom.
Description of Bedroom other than Master/Main Bedroom.
Ancillary buildings on listing's lot.
Outdoor structures located on property. E.g., Arena, Corrals, Gazebo, Guest House/Unit(s), Paddock, etc.
Description of any overhead doors located on property. An overhead door is equipped with hardware that rolls the sections into
overhead position, clear of the door opening.
RNT and RI. Lists services which are at the cost of the property owner. Compare with 'TenantPays' field.
Dimensions of a parcel of land.
MH. Lists or describes facilities in park.
Description of parking.
Number of parking spaces available or assigned to property. RNT, COM, RI.
Name of the park that where Mobile Home is situated. MH
Denotes or describes decks, verandahs, patios, etc.
Usually for condos, complexes and rentals. Typically describes if pets are allowed or restrictions are placed on pets (e.g., no d

Set to '1' of the property has a private or communal pool (if part of a complex).

Usually for LL and COM. Describes the potential uses of property. See also BestUse, PresentUse
Point at which new owner can move into property. After contract signed, etc.
A listing in danger of entering into the foreclosure process.
Usually for LL and COM. Describes the current use of the property. See also BestUse, PossbileBestUse.
MLS-provided description of property location. E.g., greenbelt, end of cul-de-sac, etc.
Name of Property. Often for farms or large estates. Use 'ComplexName' for condo names.
More specific description of property as provided by MLS. E.g., 5 units or less, 6-10 units (RI), ranch (FRM), cottage (SFR).
Additional specific description of property as provided by MLS.
