A. PROJECT MANAGEMENT
A.1. Organization
A.1.1. At Head Office
On award of a contract PT. Borneo Mitra Sinergi ( BMS ) will set up a Project
Management Team headed by a Project Director. The Project Director being the

person in-charge on behalf of the Company will be the Principal Contact for the
Client regarding the matter of overall operation and work performance. The team will
be a quality and result oriented group of people conducive to successful execution
of the project.

A.1.2. At the Site (Site Management and scope of services)


Based on the detailed work programmed a site management and supervision team
will be formed, headed by the Project Manager who will be responsible to the
Project Director. The Project Manager is the resident site representative on behalf of
the Company and is the principal contact at the job site for the day to the day field
execution activities and making reports to the Clients site representative(s). He will
have autonomy and authority in executing and managing the site works. His staff at
site will be responsible for the physical execution of the work under the contract.

A.2. Mobilization
All manpower, equipment, vehicles, tools, consumables and other facilities will be mobilized
based on an agreed mobilization plan.

A.3. Field Execution


Based on the requirements of the project and relevant documents such as drawings,
specifications and other pertinent information and supplies, a detailed execution plan and
procedure will be prepared and finalized with the client taking into consideration his views and
comments. The plan will be brought into effect within the shortest possible time and to match
the agreed schedule.

A.4. Scope of Work


Provide the adequate and competent personnel, office, vehicles, equipment, facilities, tools,
materials, supplies, and all necessary items necessary to perform the construction services as
per contract but not limited to provide the below activity (if any) as follows:
o Engineering Services
o Materials Procurement Management
o Construction Supervision
o Companys Construction Equipment
o Project Control and Reporting

A.5. Work Preparation and Sequence


A.5.1. Transportation and Installation
Prior to transport of permanent material and equipment, the installation site shall be
prepared properly. This will involve preparation of access roads, space to arrange
the unloading of equipment, areas for storage, space for cranes to install permanent
material and equipment, surveying and leveling.
Loading, transportation and unloading shall be performed in such a manner by
equipment, used according to the technical specifications and safety
recommendations to prevent damage to the equipment and the safety of personnel
involved.

Installation of permanent material and equipment can commence after the area has
been sufficiently secured to satisfy technical requirements and safety
considerations.

A.5.2. Construction Equipment


Prior to execution of the work the Contractor will prepare all required construction
equipment after receiving notice to proceed from the Owner. The Contractor will set
up and position this near the work area. After the equipment is ready, the Contractor
will inform the Owner that he is ready to commence the work as per instructions
from Owner.
Starting the work will be put in hand expeditiously. This will consist of preparation of
access roads, space to arrange unloading of equipment, areas for storage, spaces
for cranes to install permanent material and equipment, surveying and leveling.
Loading, transportation and unloading shall be performed in such a manner by
equipment, which shall follow the technical calculations and safety
recommendations to prevent damage to the equipment and the safety of the
personnel involved.
Installation of permanent material and equipment can commence after appropriate
the areas have been sufficiently prepared as per requirements and safety
considerations.

A.5.3. Sequence of Work


Before start the work the Contractor will provide; Site preparation, mobilization of
manpower, tools, consumables and construction equipment, construction of
temporary facilities, construction methods and procedures, WPS and WPQT, rigging
plan, safety plan, QA/QC plan, construction access roads, and work permits.

A.5.4. Temporary Facility


The Contractor will provide the temporary facilities to support the project execution,
such as: Telecommunication service, Vehicles etc.

A.6. Progress Monitoring of Work


The masterwork program along with the area/field work program networks are continuously
monitored and updated to reflect the current progress and changes in logic. The potential
problems and delays as such will be checked against critical path schedules, and all steps
necessary will be taken in order to maintain planned progress by effecting any remedial
measures required.

A.7. Project Schedule


Below is project schedule for this project :
Contractually, PT Borneo Mitra Sinergi is to complete the work package within 165 days;
however, BMS will expedite the completion to minimize HSE hazard.
PT Borneo Mitra Sinergi will provide the activity schedule with resource loading and
construction progress S-Curve as construction tracking tool.

A.8. Reporting to Company and Project Meetings

During execution of the project, regular and periodic meetings will be held between the
respective representative(s) of the client and the Contractors Management both at site and
corporate levels to consider the actual progress obtained and other relevant items pertaining
to the project and further to deciding on any action required to ensure satisfactory completion
of the project.

A.9. Inspection and Acceptance


Inspection and test plan standards, vendor manual (if any), procedures and requirements will
be finalized with the Owner Rep (Refer to Approved Procedure). As a general procedure,
applications (notification for Inspection) will be submitted to the Owners representative(s) for
inspection and acceptance of the required items in all phases, based on the above standards
or procedures and owner specifications. Records of such inspected items are kept and
handed over to the Owner after completion of the Contractors scope of work for the project.
Checklists are prepared for final acceptance after completion of the work for handing over to
the Owner.

A.10. Application of EEES Quality Management and ISO-9001 2008.


According to company policies, EEES Quality Management principles are followed in all
projects. ISO audit from Head Office will be conduct every 6 th month to identify any suitable
improvement to project management and job quality follow to ISO 9001 standard. NCR (Non
Conformance Report) and CAR (Corrective Action Request) procedures will be followed. NCR
and CAR status are regularly monitored to ensure quality of work.

A.11. Document Control


All incoming and outgoing documents will be recorded, filed (as necessary) monitored and
distributed to concerned sections by the Field Document Control (FDC). The document
controller under this section will distribute the necessary documents to the persons concerned
and take back the unrelated revisions from them.
A.11.1. Document Control
Document Control at the Site Office is especially important to ensure that
construction work is executed in accordance with the latest specifications and
drawings issued for construction.
For this purpose, the Contractor will assign a dedicated Document Controller under
the QA/QC Document Control with a computerized document control system.
Document control will be made with emphasis on the following points:
- Received documents and drawings will be immediately registered.
- Distribution of the copies will be made in accordance with the project distribution
procedures to ensure that drawings are distributed correctly.
- Document receipt status will be periodically checked against the document
register to be periodically updated by FDC. If there is a status discrepancy,
immediate confirmation and/or expediting of necessary action to be taken will be
initiated.
- The Field Document Control will be operated so that the latest documents and
drawings will immediately be made available to the personnel who require them.
