The 1333 Broadway Building is a 10-Story, 249,455 square foot structure which is primarily used as a mixed-use
office building. The location of the building is in the Downtown City Center Area of Oakland, California. The
building has been continuously occupied since it was constructed in 1972. The building is one of a number of
office buildings that comprise the Oakland City Center and share an extensive network of terraced walkways,
escalators, and retail with direct access to the Oakland City Center BART station. The total gross square footage
of the project is 249,455 and there are no on-site parking areas. The retail space, consisting of 20,266 square
feet, was not included in the project.

One Park Place, constructed in 1983, is a 300,000 square foot office building located in the heart of downtown
Syracuse, New York. The building is owned by American Landmark Properties and managed by Anderson Barney. The
Anderson Barney property management team and the building owner were motivated to highlight the already
"green" components and management practices of the facility. LEED for Existing Buildings provided a recognizable
metric for showcasing One Park Places sustainable practices.

American Landmark Properties contracted with Leonardo Academy in June of 2009 to perform a LEED Assessment to
explore what would be needed to meet the LEED-EB
requirements at varying certification levels. After much
consideration, it was determined the building would strive for
LEED Silver certification with Leonardo Academy providing
consulting services. The LEED-EB implementation effort began
in September 2009. The project had a 24-month performance
period that lasted from March 1, 2009 to February 22, 2011.
The building was awarded LEED-EB: O&M 2008 Silver
Certification on June 22, 2011.

Participating in LEED-EB and achieving LEED-EB Silver certification has produced a number of benefits:
Energy Star rating of 84, making them eligible for the ENERGY STAR Label

101 Webster is a 20-Story, 489,057 square foot structure primarily used as a mixed-use office building.
The location of the building is in the Downtown City Center Area of Oakland, California. The building has
been continuously occupied since it was constructed in 1984 and consists of steel-frame construction
with finished metal panels. Access to the Bay Area Rapid Transit (BART) station is within walking distance. The
total gross square feet of the project is 269,411 and there is an on-site parking garage that offers 50 spaces. The
retail space, consisting of 19,646 square feet, was not included in the project since these areas do not follow any
of the plans, policies, or sustainability practices that are in place for the remainder of the building.

The 999 North Capitol Street NE Building constructed in 1973, is a 317,845 square foot office building located on

One Park Place, constructed in 1983, is a 300,000 square foot office building located in the heart of downtown
Crescent Ridge Corporate Center I in Minnetonka, MN, achieved a first for Minnesota when it received LEED-EB Gold
certification (Leadership in Energy and Environmental Design
for Existing Buildings) for being the first multi-tenant building
in the State to become LEED-EB certified. The Crescent Ridge
Corporate Center I Building, built in 1999, is a 265,489 square
foot multi-tenant office building located in Minnetonka, MN, a
suburb of the Twin Cities. The building was managed by Opus
Northwest Management at the time of LEED-EB Gold
certification. Building upgrades included the purchase and
installation of alternative parking signs and bike racks, lighting
modifications and a light meter purchase to decrease light
pollution on-site, new humidity sensors, and implemented
recommendations based on a full building IR Scan. The
building was awarded LEED-EBv2.0 Gold Certification in
February of 2009.

To minimize negative environmental effects, maximize the buildings operational performance and achieve long-term
cost savings, sustainable practices drive Crescent Ridges building operations. These practices include:

Green cleaning and sustainable purchasing programs in the building.


Construction waste reduction and recycling.
Alternative transportation and commuting programs.
Low mercury content per lumen hours light bulb purchases.
Reducing indoor water use by 33 percent over basic LEED requirements.
Achievement of an Energy Star rating of 91, which correlates to a 50 percent reduction in emissions compared to
the average building.

LEED certification first became a goal of the Wisconsin Department of Administration (DOA) in 2008. The Project
Team assessed several buildings within the DOA portfolio using the Energy Star Portfolio Manager tool and selected
the State Agriculture Building as their first building for LEED
certification. The State Agriculture Building, constructed in 1994, is
a 118,000-square-foot office building located in Madison,
Wisconsin. The building houses the Department of Agriculture,
Trade, and Consumer Protection (DATCP). DOA contracted with
Leonardo Academy to provide consulting services, and the LEED-EB
implementation effort began in April 2008. The project had a six-
month performance period that lasted from October 1, 2008 to
March 31, 2009. The building earned Silver certification in
November of 2009. State Agriculture Secretary Rod Nilsestuen
unveiled the LEED-EB plaque during a ceremony at the DATCP building on Earth Day, April 22. According to Nilsestuen,
the facility is the first state office building to receive this certification.

Participating in LEED-EB and achieving LEED-EB certification has produced a number of benefits for DOA:

improvement and periodic re-certification of green
operations will continue for the rest of the life of the building.

The LEED-EB certification process is a team effort. Joining Leonardo Academy in this effort were the two
organizations responsible for the operation and maintenance of the Clinton Library and its grounds the Clinton
Foundation and the National Archives and Records Administration (NARA). In addition, all of the Clinton Library
grounds, facility management, and housekeeping staff played a key role in the success of this initiative.

The I Building, constructed in 1979, is a 477,500 square foot office building located in downtown Washington,
DC. The building is owned by The World Bank and managed by internal staff. The property management team
and the building owner were motivated to expand and highlight the already "green" components and
management practices of the facility. The LEED for Existing Buildings Gold level score of 75 provided a
recognizable metric for showcasing The World Banks sustainable practices.

The World Bank contracted with Leonardo Academy in April of


2010 to perform an assessment to explore what would be As a result of the LEED-EB O+M Certification

grounds through Leonardo Academys Cleaner and Greener program
Implemented a green cleaning program in the building with contracted assistance from P & R Enterprises
Diversion of 100% of the buildings durable goods waste stream through a revised waste reduction and
recycling program
Reduced potable water used for plumbing fixtures by 27% from the baseline
Maintains the green roofs with adaptive plantings covering 7,000 Square Feet, equaling 16% of the site area
Implemented programs that increased occupant interest and involvement in environmental aspects of
building operation and demonstrated a 73% reduction in conventional SOV commuting
