1.1 Coyol Free Zone


Coyol Free Zone, the largest and the most modern high-tech business park in Central America,
is located in the province of Alajuela, Costa Rica just 4.5 miles west of the SJO International
Airport. This state-of-the-art park is spread over 107 hectares (246 acres) of prime real estate
and already boasts 400,000 m2 (4, 305,000 ft2) of world-class facilities.

Location:

The location of Coyol FZ is at the west side of the Great Metropolitan Area, close to the
International Airport and two main highways, which offers easy access to over 900,000
inhabitants.

1.4 Zeta Group


ZETA Group is a leading real estate company,

2.1 America Free Zone

America Free Zone started in February 1999. It is strategically located on the well-known
technological hall of Costa Rica. AFZ has an area of 30 hectares.

America Free Zone works under the mission of giving the best service under international

2.2 Avenida Escazu


It is the first Lifestyle Center in Costa
Rica that combines work, live, shop and
leisure at the same place. The project
was awarded first place in the Biennale
of Architecture, as the best master plan
in 2006.

The project has: More than 2,500 parking

Less environmental impact:

The contribution to the environment by not consuming energy from fossil fuels is condensed into
the following results:

-20-30% reduction in the amount of thermal energy plants must consume to supply the building.

-Can reduce NOx emissions up to 56%

-CO2 greenhouse gas could fall to 40%

Saving Electricity:

The system reduces the electricity consumption in peak periods in which the composition of
electricity generation has a high percentage of non-renewable sources (fossil fuels).

The ice shelves allow the transfer of the electricity consumption of air-conditioning system of the
evening peak period. This reduces operating costs.

If the power fails, the system operates normally with the cold storage of ice shelves.

Storage:

Cedral Corporate Center, takes its name from the set of Cedros that exist in the property which
makes this project. All these trees were kept as a way to preserve the endemic species.

2.4 Forum 1

Location:

Santa Ana, Costa Rica

Security:

Fire protection cabinets in every floor, equipped with fire hoses and
extinguishers, hydrants.

Description:

Structural System

Reinforced concrete walls at the perimeter wall and core.


Concrete strength: 210 kg/cm2.
Steel reinforcement: 2800 kg/cm2.
Seismic resistance in line with local and international standards such as ASTM
(American Society for Testing and Materials), ACI (American Concrete Institute),
and CSCR (Costa Rica Seismic Code).
Mezzanines of prestressed beams complemented by a reinforced concrete slab
cast in place.

The foundations of the building are a combination of strip footings and single
footings kept together through a tie beam. These foundations are based on a
layer of solid ground.
All the floors in the building include a full set of bathrooms for men and women.

Sewage disposal system with its own ventilation system. PVC piping.
Drinking water system. Includes PVC pipes, reservoir tank, and hydro-pneumatic
system.

2.6 Terra Campus Corporativo


TERRA CAMPUS CORPORATIVO will cover 33, 866 m2 of construction including


access roads, streets, sidewalks, a pedestrian plaza and parking lots among others. It will
consist of two buildings developed in two stages, one on each stage, with the first one started
last February 1, 2011. Each building will cover approximately 11, 351 m2 available for rent/sale
in five levels: the first level will be devoted to commercial use and/or office space, and the 2nd,
3rd, 4th and 5th levels are intended for Class A office space. In addition, there will be an
underground parking area. The buildings will be connected by a pedestrian plaza covering
2,245 m2, with pleasant green areas for the enjoyment of tenants.

Project Description:

Background

The first stage of TERRA CAMPUS CORPORATIVO comprises the construction of the first five-
floor building plus a basement, the west and south entrances, the pedestrian plaza and the main
infrastructure elements including wastewater treatment plant, water well, water filtering and
purification system, electrical, telecommunications, and irrigation systems, potable water supply,
and roads and parking associated with the first building. The building will be accessible by the
north side, so that construction of Stage II will not have any significant impact on the operation
of Stage I.

Buildings General Features

Internal Layout

The first level of the building will have a central core consisting of a lobby - where you can
control access to other levels, a front-desk area, main staircase, four smart elevators,
restrooms, a telecommunications room, an electrical room, a mechanical room and a

housekeeping room with access to waste ducts. Levels 2 to 5 will have a similar core, except
that these will not have a specifically designed front-desk area.

Structural System

The building's structural system consists of reinforced concrete frames inside the offices and
reinforced concrete walls at the perimeter wall and the core. The concrete used has strength of
210 kg/cm2 to 280 kg/cm2, depending on structural elements and reinforcing steel is 2,800
kg/cm2.

The structural design is totally earthquake-proof and meets all national and international
standards such as ASTM (American Society for Testing and Materials), ACI (American
Concrete Institute), and CSCR (Costa Rican Seisms Code).

The mezzanines are made of pre-stressed tubular slabs complemented by a reinforced


concrete slab cast onsite.

The building foundations are made of a combination of insulated panels tied together by binding
beams. These foundations are based on a layer of firm ground, identified through detailed
studies performed by a firm specializing in this field.

Exterior Walls Finish

The exterior walls of the building will be made of masonry, reinforced concrete, or light durock or
similar panel in the first level and light durock or similar panel at the following levels where no
shear walls exist, all of them finished with fine plaster and three coats of paint or color stucco.

Roof Structure

The roof structure is based on metal frames covered with two coats of anticorrosive paint and
two coats of enamel. This structure meets all national and international standards such as
ASTM, AISC (American Institute of Steel Construction) and CSCR.

The roof cover is a prefabricated sandwich-type panel sheet with heat insulation comprising a
HG # 26 sheet plus 30mm-thick expanded polyurethane insulation and a HG # 26 sheet at the
bottom.

The roof also includes a concrete slab to locate air conditioning and ventilation equipment, as
well as antennas. This slab is coated with waterproofing asphalt.

Outside Windows

All window frames are made of anodized aluminum.

Internal Hallways and Corridors

The hallways and common areas of interior corridors will be delivered completely finished with
the following finishes:

60 x 60 porcelain floor.
Mineral fiber suspended ceilings for corridors and Sheetrock Regular gypsum
with two coats of paint for the elevator lobby.
Walls (only applies to lobbies on each floor): Finished in fine plaster with sealer
and three coats of paint or color stucco.
Front-desk counter with granite top.

Restrooms

Each level of the building includes finished restrooms for men and women. Fully in line with the
Building Code, these comprise (for levels 1 through 5):

Men: 7 urinals, 7 toilets (including 1 for disabled), 8 sinks


Women: 9 toilets (including 1 for disabled), 8 sinks
These areas will have the following finishes:
60 x 60 porcelain floor.
Sheetrock Mold Tough gypsum ceilings with two coats of paint.
30 x 60 porcelain-plated walls.
Granite sinks tops.
Internal dividing walls with doors.
Mirrors.
Electric hand dryers.
Top quality toilet.

Emergency Power Plant

The building's electrical system is fully backed by an automatic transfer power plant. The plant
feeds all the lights, outlets, elevators, water pumps, air injection and exhaust system and air
conditioning system in line with consumption estimated by each facilitys developer.

Fire Detection and Suppression System

In common areas the condo has a complete fire system which includes water storage tank, fire
pump, Jockey pump, metal pipes, fire cabinets on every floor with hoses, sprinkler system, fire
extinguishers and fire hydrants, in accordance with NFPA standards.

Elevators

The building will have four elevators with capacity for 13 passengers each. In order to optimize
the speed a smart passenger assignment system will be used based on the floor passengers
want to reach. Only two elevators will reach the basement.

Facility Delivery Mode

Internal Finishes

Internal finishes in each facility include:

Shell and core structure of internal divisions with welded wire mesh. Tenants will install
insulation and sheets on the structure to complete divisions between facilities.
Structural concrete walls will be plastered and sealed.
Columns will be plastered.
Beams will not be plastered as they are not expected to be visible after internal
renovations carried out by tenants.
Facilities will be delivered with windows toward the external facade of the
building.
No internal windows, glass doors, or internal walls of facilities to common areas
are included. These must be built by tenants as provided in the remodeling code.
The depth of beam height will be 2.80 m. The height between two mezzanines
will be 3.80 to 4.00m, allowing taking advantage of this free space between
joists.
Tenants should consider in their internal designs placing their electromechanical
systems under the beam. They will be able to use the conduits on the beams,
where these exist.

Air Conditioning

A direct expansion air conditioning system will be used, (with optional capacity for 5, 6, 7.5, 10
and 12 tons, in line with developer design). Generally speaking, the system is designed for a
145 W/m2 (46 Btuh / ft2) load.

At each facility, provision will be made for future connections to the buildings air conditioning
system. Tenants are responsible for purchasing and installing copper piping, ductwork, and
grilles inside each facility.

An independent air conditioning system can be installed to support the offices board and
telecommunications rooms. The location of the condensing unit must be previously approved by
the developer as a part of the approval process for internal renovations. Tenants are
responsible for connecting air conditioning drains. Air conditioning condenser drains must drain
to drain downspouts, not to rain or sewage downspouts.

Electrical System

Provision for an emergency circuit to provide backup emergency power will be made in each
facility. The maximum load of the emergency circuit will depend on the facilitys area. Each
facility will have a single load center with an electrical connection with a 2-meter line. Each load
center includes a switch with amperage determined by the size of the facility. Tenants will be
responsible for amendments to increase the electrical connection.

Mechanical Systems

The facilities will be delivered with the following electromechanical provisions:

Sewage disposal system.


Drinking water supply with stopcock.
Provision for future connection to the building, fresh air renewal system, including
nozzles and pullers. Tenants are responsible for designing and installing the
internal distribution within each facility.

Telephone Facilities

Provisions for future connections for signals and telecommunications will be made as far as
each buildings communications room. Tenants are responsible for the wiring from the
telecommunications room to the internal frame in each facility.

2.7 Ultrapark

ULTRAPARK is one of the most modern free zones in Costa Rica targeting and attracting
predominantly science, information services, and technology companies. It's architecturally
designed buildings feature top-quality construction materials and methods.

To date approximately 85% of the 14 acre complex is developed. ULTRAPARK has


successfully attracted both foreign and local companies, employing over 1400 people in the field

3.1 Solarium
SOLARIUM is the first real estate project
located out of the GMA (Great
Metropolitan Area) with immediate
availability. Its strategic location, outside
of the GAMA, will allow the future
companies that decide to install their

3.2 Puntarenas Free Zone


Puntarenas free zone was built in 1992 with an area of more than 33 hectares, currently only
developed the 15% of the park, with an 85% being readily available for new projects.

The strategically location provides access to an abundance of qualified labor, more than 30.000
people living within a short distance.

Nearby is the branch of the National Training Institute INA, offering government subsidized
training programs, so operators can begin training while the factory is under construction.

Puntarenas Free Zone is located out of the Gama (Metropolitan area), in Santa Rosa de

Zona Franca del Atlntico (Guanazul JRV SA) started operation in December 2010 with the
mission to bring development, jobs and progress to an area of low relative development.
