SNAGGING SEQUENCE FOR INHOUSE PROJECTS

Tools required for Snagging :

Tape; German scale; pencil, permanent maker; spirit level 1ft, 2ft,
1m, 1.8m; right angle; sharp eye and concentration.

I ) FLAT / VILLA SNAGGING :

1 STEP : FIRST SNAGGING

Status of construction for carrying out the First Snagging:


2 layers of putty should be through, sanding should have been
completed and the primer including the first coat of paint on walls
should be through.
all door and window openings are ready for final installation.
all areas to be covered with tiles and granite, are ready for checking.
joint filling is still left undone.
all masonry works should have been completed by now.

Inspection criteria for the First Snagging :

This is mainly an internal snagging of an apartment or a villa to enable final


installation of bath fixtures and electrical connections as well as to give
clearance for the installation of doors and windows.

walls are checked for undulations using 1.8m spirit level and
optically.
mistakes that can be identifiable on the walls only after the first coat
of paint comes on; such as honeycombing, undulations in sanding,
scratches, etc.,
checking the ceiling optically.
checking the corners, beam bottoms, off sets ( checking for the
horizontal position, plumb and for the right angle), evenness,
parallelity of beams & columns.

all door and window jambs to be checked for plumb, right angled
corners, broken edges (still to receive the doors and windows).
check the opening measurements of door openings, window openings,
with the German scale as per the door & window measurements
provided by SIPL.
all identified shortcomings are to be marked by pencils.
in addition, check for defective tiles & improper spacing (especially in
skirting portion) and mark them with permanent marker for
replacement.

Documentation Procedures:
All shortcomings pointed out during the first snagging are noted in
Snag form
The rectification of all shortcomings is followed immediately at the
responsibility of the site management.
The rectifications of all such shortcomings amounts to giving the
clearance for installation.
Then the site personnel can go ahead with giving clearances for the
final installation of bath fixtures, electrical fixtures as well as the
installation of doors and windows.
The First Snagging Certificate is signed by the GMM/QE and the Site
Engineer incharge

Approximate time required for execution / completion of the First


Snagging of :

a standard Sobha 3 bed room apartment : 1.5 Hours

Remarks for marking on chipped off tiles :- If there are minor chipped
tiles or minor hairline cracks visible in the floor as well as in the wall tiling,
which can be made out only after searching intentionally, the tile should be
kept without marking with a permanent marker until the client only points
out the defect and insists to replace, even after he is made aware of the
possibility of a minor colour difference between the replaced and the
existing tile surface.

2 STEP : PAINT CLEARANCE SNAGGING

The Second Snagging is based on rectification of the First Snagging and to


give clearance for the final painting.

Status of construction for carrying out the Second Snagging:


all doors and windows are fully installed.
all electrical and bathroom fixtures are installed.
the silicon/acrylic joint filling is done around the door architraves only.
floor grout is not done yet (common areas & toilets).
skirting grout filling all around to be done (in common areas).
thorough cleaning of the tile joints to be done (using vacuum cleaner).
the silicon filling in the toilet areas (wall-wall & floor-wall junctions)
is not done yet.

Inspection criteria for the Second Snagging:


complete painting works (check out if touch up works on broken
edges and cornices are done).
check whether the doors are covered with plastic foil.
check up thoroughly room by room, tiles, doors (opening and closing
the doors/ whether gaps are seen/ whether doors are warped/silicon
joints, joint filling for the walls), complete checks for the tightness &
alignment of electrical fittings, all the bathroom fixtures, outlets,
slopes, etc.,
check whether the final M&E work is over (plumbing connections,
electrical connections).
check whether the balcony & utilities work is done (including
painting the grill & texturing the wall).

Documentation procedures:
make detailed notes on shortcomings /defects with date, number of
apartment, engineer present.
The rectification of all shortcomings is followed immediately at the
responsibility of the site management. The rectifications of all such
shortcomings amounts to giving the clearance for installation.

3 STEP : HANDOVER SNAGGING

PART A : JOINT FILLING CLEARANCE

Status of construction for carrying out the Joint filling clearance:


Final paint is completed.
Silicon filling in tiled areas still left undone (toilet & kitchen).
Grout filling on the floor still left to be done (including toilets).
Flat is totally neat, clean & lockable.

Inspection criteria for the Joint filling clearance:


check up whether perfect painting is done with sharp edges / lines
using the masking tape / plastic cover.
check whether the cleaning of the apartment is through (floor, doors,
architraves, skirting, windows, etc).
check whether the external works in the Balconies (external paint,
grill paint, tile rectification, etc) are completed in all respects.
SGMPL / SIPL / Painters / M&E, etc works should be through & the
apartment should be perfect.

Documentation procedures:

Clearance for the floor joint filling & silicon filling to be given, if the
apartments painting is perfect, the cleaning gang is out & the apartment can
be locked.

Approximate time required for execution / completion of the Joint


filling clearance of:

a standard Sobha 3 bed room apartment : 0.25 Hours

PART B : APARTMENT HANDOVER CERTIFICATE

Status of construction for carrying out the Apartment Handover


Certificate :
Grout filling completed on the floor.
Silicon filling completed in the tiled areas (corners).

Inspection criteria for the Apartment Handover Certificate :


Check the proper application of the silicon sealant in all corners.
check whether the grout is as per the specifications (for surface,
uniformity, colour, evenness, application in all corners, etc).
check whether the grout people has spoilt any of the finished work in
the apartment.

Documentation procedures:

If the works are completely over in the apartments & it is to the satisfaction
of the German Master Mason, then the Apartm ent Handover Certificate
will be signed by him for handing over of the flat / villa to the Customer
Relations Management (CRM) of SDL.

Approximate time required for execution / completion of the Apartment


Handover Certificate :

a standard Sobha 3 bed room apartment : 0.25 Hours

Remarks :- After floor & wall grouting, the Housekeeping division should
ensure limited use of soap solutions & water for cleaning the tile surface and
not to use any acid cleaners. Housekeeping personnel are advised to do
thorough housekeeping & cleaning before joint filling. But, if there is any
necessity of cleaning & dusting after the tile grout works, it should be done
using a high performance vacuum cleaner with micro dust filter (from
Numatics, for example) or dry wiping / dry brooming. Wet cleaning carried
out after the tile grout works should be reduced, in order to reduce the
complaints due to discolouration & spoiling of the cementitious tile grout as
well as silicon filling.

II ) COMMON AREA SNAGGING :

Common areas : Lobby, Lift area, Staircase, Corridors, Electrical


Shafts, Fire Shafts, Terrace, Basement, Club house / Multipurpose
hall, Swimming pool, Landscaping area.

PART A : FIRST SNAGGING

Status of construction for carrying out the First Snagging :


Final Painting should be completed.
All areas to be covered with tiles and granite, are ready for checking.
Thorough cleaning of the tile joints to be done.
Tile joint filling is still left undone.
All doors and windows are fully installed.
The silicon/acrylic joint filling is left undone around the door
architraves & wall-wall junction.
All electrical fixtures are installed.
All Plumbing fixtures wherever required are installed.
All fire & safety accessories are installed completely.
All terrace works inclusive of outstretch waterproof painting should
be completed.
SGMPL / SIPL / M&E works should be through.

Inspection criteria for the First Snagging :

This is mainly an external snagging of a project to give clearance for the tile
joint grouting & silicon/acrylic joint filling.

Ceiling / Wall Painting : check up whether perfect painting is done


with sharp edges / lines using the masking tape.
Tiling : All the cladding tiles are checked for hollowness, damage,
joint gap & colour variation.
Granite Works : coping granite, floor granite, riser and treads granite
& granite grooves are checked for perfection.
Metal Works : Hand rails are checked for proper welding, position of
rossets, painting finish, grinding of sharp corners & damages.
Electrical switch box position & alignment, switch &
light functioning, fire alarm switch box position & alignments are
checked.

Documentation procedures:
All shortcomings pointed out during the Common area snagging are
noted in the Snag form, floor wise / area wise.
The rectification of all shortcomings is followed immediately at the
responsibility of the site management.
The rectifications of all such shortcomings amounts to giving the
clearance for Tile joint filling, Silicon joint filling & fixing of signage
boards.
The Certificate is signed by the GMM/QE and the Site Engineer
incharge.

PART B : HANDOVER SNAGGING

The Handover Snagging is based on rectification of the First Snagging and


to give clearance for further works as mentioned.

Status of construction for carrying out the Handover Snagging :


Tile joint filling is completed.
The silicon/acrylic joint filling is done around the door architraves &
wall-wall junction, plumbing fixtures & electrical / fire fixtures.
Diplay boards / Signages are fixed in position.

Inspection criteria for the Handover Snagging :


Joint filling / silicon filling around the granite tile junction, wall-wall
junction and other necessary required places as per the condition.
Diplay boards / Signages are fixed in position in line & to plumb and
placed in the required areas.
Check whether the cleaning of the Common areas is through.

Documentation procedures:

If the works are completely over in the common areas & it is to the
satisfaction of the German Master Mason, then the Common area
Handover Certificate will be signed by him for handing over of the
particular area to the Customer Relations Management (CRM) of SDL.
