NEW Property Plus 2017 2018

From April 2017, Property Services are pleased to be offering a refreshed property
maintenance service package providing a fairer and more transparent service for all
schools and academies alike.
The offer consists of:
Property Plus Membership
Comprehensive Programming of Planned Preventative Maintenance (plant servicing)
Reactive Maintenance emergency call-out
Project Management of self-help projects
Access to Professional Property Advice
Unlimited dedicated Service Desk and Customer Portal

Property Plus Membership

You pay an annual membership fee (based on the gross external floor area or GEA) of your building.
This enables full access to Buckinghamshire County Councils Property service. Which includes:

Unlimited access to a dedicated Property Service Desk and Customer Portal


Access to our operational and technical expertise
Access to our vetted suppliers
Our approved suppliers have undergone competitive procurement process; for assurance their rates and quality of
work are fully aligned with industry recognised standards.
Being part of the Property Plus Club
There will be a large network of other members. We can facilitate opportunities to liaise with each other should you
wish to.

Comprehensive Planned Preventative Maintenance


Approved maintenance and servicing contractors
Programming of Periodic Inspections
Comprehensive servicing checks and maintenance of all relevant plant and associated equipment
Statutory testing and repair service with a bespoke itemised priced schedule
Guaranteed value
Direct access to the best rates negotiated with the Councils approved suppliers for all members
Regular Property Plus servicing for your school/academy assets will:

Fulfil statutory duties of school/academy
We will ensure Periodic cleaning and testing of plant and equipment is also regularly performed.
Reactive Maintenance Call-Out

In the event of an emergency, we will provide:


Approved maintenance contractors
Specialist advice from professional surveyors and engineers when required
Your own itemised account for
-Tracking open and closed requests
-Viewing monthly invoices for any reactive works undertaken
You have control of any proposed works through approving quotations at the outset. Payment will be via
monthly invoicing on the Customer Portal

Maintained/Bucks CC responsibilities
Go to SchoolsWeb - Premises and Property zone Responsibilities for Repairs and Maintenance to Buckinghamshire
County Council Schools (Financial threshold on shared responsibility items)
Academies/VA -Reactive maintenance costs are the sole responsibility of the Academy/VA school. All invoices must
be paid via monthly invoicing on the Customer Portal.

Property Plus for self-help projects


As part of your membership, you can utilise our pay as you use project management service which includes design,
specification and implementation of works executed on your behalf in respect of self-financed alteration, improve-
ment, refurbishment, energy conservation projects.

Our pay as you use self-help project scheme has the following benefits:
You have control of pay as you use service
Inclusion of free initial viability assessments and completion of quotation for your approval
Compilation of professional specifications and drawings
Access to specialist contract administration advice
Supervision of contractors on site

Our new dedicated Service Desk and Customer Portal

For less urgent enquiries, please utilise the new customer portal to:

Raise a request with detailed description of the type and location of the problem
Check schedules of PPM work
Access property related documents and certificates for your site/s

The service desk provided by Buckinghamshire County Councils Property Team is available:
During working hours (Monday Friday 8.00 am - 5.00pm)
Out-of-hours for emergencies

We will forward individual quotes to all phased Bucks schools and Academies to supply full costing for 2017/18 based on gross
external area (GEA) and your assets held within our register.
