May I request for the issuance of a certificate of Retention for

I, GERELYN ANNIE CASTILLO, of legal age, Filipino citizen,


married to ERNESTO CASTILLO, with resident of LOT 4, Blk. 147, K78
Karangalan Village, Cainta, Rizal, Philippines, after having been
sworn to in accordance with law hereby depose and state:

That I own a total aggregate landholding, of 22,988 square


meters, more or less, of which I sold to MARIA NAZEL D. DELA CRUZ, of
legal age, married to WILSON B. DELA CRUZ, and with postal address of
Campo Street, Poblacion, President Roxas, Capiz, under Doc. No. ___,
Page No. ___, Book No. ___ Series of 2017, Notary Public _____________
dated April ___, 2017 does not exceed five (5) hectares.

That this affidavit is executed in compliance with DAR


Administrative Orde No.___, Series of 1989 as amended by Republic Act
No., as well as to show proof that my total aggregate landholding
inclusive of the land subject of the above-mentioned transaction does
not exceed five (5) hectares.

This DEED OF ABSOLUTE SALE made and entered into by and between:

GERELYN ANNIE CASTILLO, of legal age, Filipino citizen, married


to ERNESTO CASTILLO and a resident of LOT 4, Blk. 147, K78 Karangalan
Village, Cainta, Rizal, Philippines, hereinafter referred to as the
vendor; -and-

MARIA NAZEL D. DELA CRUZ, of legal age, married to WILSON B. DELA


CRUZ, Filipino citizen, a resident of Campo St., Poblacion, President
Roxas, Capiz, Island of Panay, Philippines, hereinafter referred to as
the vendee; -witnesseth-

WHEREAS, the vendor is the lawful, absolute owner of a parcel of


land situated in the Barangay of San Blas, Municipality of Pilar,
Province of Capiz, Island of Panay, Philippines, which is more
particularly described and bounded as follows:

No. 47, Pilar, Capiz. Containing an area of TWENTE TWO
THOUSAND NINE HUNDRED EIGHTY EIGHT (22,988) SQUARE METERS,
more or less. Bounded on the S., along lines 1-2 by Lot
No.1605, Csd-06-011194 identical to Lot No.5118; on the
SW., along line 2-3 by Lot No.1607, on the W., along line

described parcel of land unto the vendee, who in turn, is willing and
desirous of buying the same from the former.

NOW, THEREFORE, for and in consideration of the sum of FIVE


HUNDRED SEVENTY FOUR THOUSAND SEVEN HUNDRED PESOS (574,700.00)
Philippine Currency, in hand paid by the said vendee, in cash, to the
vendor, receipt of which is hereunto acknowledged by the vendor to her
entire and complete satisfaction, the said vendor does hereby, by
these presents, SELL, CEDE, TRANSFER, and CONVEY, absolutely and
unconditionally, now and forever, by way of ABSOLUTE SALE, the above-
described parcel of land unto the said vendee, her heirs, assigns, and
successors-in-interest, free from any/all liens and encumbrances;

That is agreed that the real estate tax of the above-described


parcel of land up to ____________ shall be paid by the vendor while
the capital gain tax, documentary stamp tax on sale, all notarial
expenses, transfer tax and other related expenses shall be paid by the
vendee;

That it is further agreed that the vendor will execute and sign
any and all papers and documents which may be necessary to
successfully and effectively transfer the ownership of the above-
described parcel.
