RECTIFICATION DEED

This Rectification deed is executed at Mumbai on this 27st day of November 2017 by Soli
Vakil S/o Jamsethji Vakil, age 55 , residing at House no. 6, Hornby Court , Churchgate ,
Mumbai [herein after called the mortgagor / Rectifier, which term includes his heirs,
executors, administrators, representatives and assigns successors and assigns] of the ONE
PART AND

In Favour of Cyrus Wadia , S/o Pestonji Wadia , aged 45, residing at House no. 9, Mahi
street, Nagpada, Mumbai about a warehouse located in Main Nagar, Worli village , Mumbai
[herein after called the mortgagee which terms shall mean and include the respective heirs,
successors, administrators, executors and assigns of the parties] of the OTHER PART.

WHEREAS the property more fully described in the Schedule hereunder was mortgaged by
the Rectifier/mortgagor in favour of the mortgagee herein by usurfuctarymortgage deed
dated 15/05/2017 and registered as Document No. 1450 of , Addl. book no. 44, volume No. 4
filed at pages 02 to10 on the file of the Sub Registrar of Mumbai hereinafter referred as the
Principal Deed.

THAT WHEREAS the mortgagor had executed the sale deed, which was registered as
Document number : 1450, page 02 to 08 , dated 12/10/2017 in the office of the sub registrar,
relating to property bearing no.180, in Block F, area measuring 5150 sq. yds situated in area
of and bounded as under :

North : by a 200 feet Road leading to Church gate main road

South : by a house Door No; 24 bearing R.S. No 151085 and belonging to Mr. N.Bapsi
Nariman

East : a house Property bearing no. 1100 and belonging to Mr. Firozshah Mehta

West : a vacant land bearing no.50

WHEREAS in the Principal Deed dated 15/05/2017 in line 7thof page No. 10 the Survey
number of the property was wrongly typed as XXl/45/103. instead of XXV/23/209. .

WHEREAS this typographical error has come to the knowledge of the above said Mortgagee
and requested the Rectifier/Mortgagor to rectify the same.
NOW THIS DEED OF RECTIFICATION WITNESSETH AS FOLLOWS:

That in the Principal Deed dated 15/05/2017 in line 7thof page No. 10 the Survey number of
the property conveyed is wrongly typed asXXl/45/103 is rectified as XXV/23/209 by this Deed
of Rectification.

That as rectified as aforesaid, the Principal sale Deed shall remain in full force and effect.

That no consideration has been received by the RECTIFIER/MORTGAGOR for executing

this Deed of Rectification.

land of 3 acres, bearing R.S. No; XXl/45/103 located in Main Nagar, Worli Village, Mumbai
and bounded on

North : by a 200 feet Road leading to Church gate main road

South : by a house Door No; 24 bearing R.S. No 151085 and belonging to Mr. N.Bapsi
Nariman

East : a house Property bearing no. 1100 and belonging to Mr. Firozshah Mehta

West : a vacant land bearing no.50

Now this rectification deed witnesses as under :

1.That the correct document number of the said vacant land is to be read as

2.That instead of document number as given in the original sale deed, the correct document
of said vacant land as given above be read R.S. No; XXV/23/209.

3. That the other particulars of original sale deed remains the same without any change
whatever as to the person and details of the vacant land.
