SPECIFICATION
1. GENERAL CONDITIONS:
1.1. The Condition shall conform to the Rules and Regulations of the latest
National Building Code (P.D. 1096) and the Local Ordinance.
1.2. Any discrepancies and omissions found in the drawing and
specification and Site Condition, the same should be referred to the
Designing Architect.
1.3. All materials shall be new and of good quality and shall conform to the
Specifications.

2. SITE WORK:
2.1. Site Clearing
Clear the site rubbish and any objectionable elements that will caused to
obstruct and derail the progress of the work.
2.2. Methods of Measurements
Verify the measurements in the plan if the distances indicated are from
a. Center to center
b. Center to outer
c. Outer to outer
d. Inside to inside
2.3. Staking Out
Prior to construction a licensed Geodetic Engineer shall relocate boundary
and property lines.
Establish and stake the building lines and grades accurately as indicated in
the Site Development Plan
Erect Batter Boards and reference marks true to line, with the aid of a level
instrument or plastic hose with water.
The position of the stake should be well plan as to not affect the
excavation works.
The setback of the building from the road is verified from the plan and is
marked as the reference line where to start the measurement. Establish
the corner to 90 deg angle with the aid of plywood or stick made to right
triangle.
2.4. Excavation
Excavate footing and foundations in the grades indicated in the direct
drawing or deeper when required until to the stratum of safe bearing
capacity.
2.5. Filling and Backfilling
When concrete work is hard enough to resist pressure resulting from fill,
backfilling may be done. Materials excavated may be used for backfilling.
All filling shall be place in layers not exceeding six inches thickness, each
layer thoroughly compacted and rammed by wetting, tamping and rolling.
2.6. Erection
All vertical structures as forms, columns, shall be laid plumb, true to line,
with level and accurate spaced course.
3. CONCRETE WORKS:
3.1. Proportion and Mixing
Proportions of all materials entering into concrete shall be as follows:
Class Cement Sand Gravel
A 1 2 4 (for beams, slabs and columns)
B 1 2 1/2 5 (for footing, wall footing, slab on
fill)
C 1 3 6 (for footing not under water)
Concrete shall have 28 days strength of 3000 psi for all concrete works,
unless otherwise indicated on plans.
Concrete shall be machine mixed. Mixing shall begin within 30mins after
the cement has been added to the aggregates. In the absences of a
concrete mixer, manual mixing is allowed.
Water used in the mixing shall be clean and free from other injurious
amount of oils, acids, alkaline, organic materials or other substances that
may be deleterious to concrete or steel.
3.2. Aggregates
Fine Aggregates shall consist of hard, tough, durable, uncoated particles.
The shape of the particles shall be generally rounded or cubicles and
reasonably free form flat or elongated particles. The stipulated
percentages of fine in the sand shall be obtained either by the processing
of natural sand or by a production of suitably graded manufactured sand.
Coarse aggregates shall consist of gravel, crushed gravel or rock, or
combination of gravel or rock, coarse aggregates shall consist of hard,
tough, durable, clean and uncoated particles. The size of coarse
aggregates to be used in the various part of the work shall be in
accordance with the following size for all concreting works.
3.3. Steel Reinforcement
Use ASTM A65 steel reinforcing deformed bars.
Fabricated and install reinforcement bars according to the number, size
and spacing indicated in the plan and detail drawing.
Use G.I. tie wires gauge no. 16 for fabrication and installation of bars.
3.4. Conveying and Placing of Concrete
Concrete shall be conveyed from mixer to forms as rapid as practicable, by
methods and which will prevent segregation, or loss of ingredients. There
will be no vertical drop greater than 1.50m except where suitable
equipment is provided to prevent segregation and where specifically
authorized.
3.5. Forms and Scaffolding
Forms shall have sufficient strength to withstand the pressure resulting
from placement and vibration of the concrete, and shall be maintained
rigidly in correct position. Forms shall be sufficiently tight to prevent loss of
mortar from the concrete.
Removal of forms shall be done only after the required number of days.
3.6. Curing
All concrete shall be moist cured for a period of not less than (7) seven
consecutive days by an approved method or combination applicable to
local conditions.

4. MASONRY WORKS:
4.1. All Masonry works shall be laid plumb, true to line, with level and
acutely spaced course, and with each course breaking joint with the
source below. Work required to be built in with masonry, including anchors,
wall plugs and accessories, shall be built in as the erection progress.
Use 150mm thick concrete hollow blocks for exterior walls and for location
where plumbing sanitary pipes are to be installed. Use 100mm thick
concrete hollow blocks for interior partitions.
No cells shall be left open in the face surface. Cement Mortar shall be one
part Portland cement and two parts sand by volume. Cement shall be river
sand, well screened, clean, hard, sharp siliceous, free from loam, silt or
other impurities of grains of varying size.

5. WOOD WORKS:
5.1. Lumber
Structural lumber shall be approved quality well seasoned, thoroughly dry
and free from imperfection impairing its length, durability or appearance.
Lumber shall be structural grade and be treated with wood preservatives
before installed.
5.2. Carpentry
Carpentry works shall be performed in the best and acceptable manner in
strict accordance with the approved Plans and Detailed Drawings.

6. ROOFING WORKS
6.1. Steel Angle Channel
Use A36 Steel Angle and Channel and verify its sizes, lengths and pitch
according to the approved structural plans and detail drawing. Installation
of roof frame shall be as shown in plans.

7. DOORS AND WINDOWS:


7.1. Fenestration shall conform to the size location and type as indicated in
the Schedule of Doors and Windows of Approved structural plans and
detail drawing.
Installation of doors and windows shall be plumb, level, properly secured
with locks and hinges attached to jamb

8. FINISHES
8.1. All finishes shall conform to the type of finished as specified in
Elevation and Floor plans of the proposed building of the approved plans
and detail drawing. Commence work only after areas to be applied with
the finishes are thoroughly cleaned and free from dirt elements. Any
changes of type of finishes and type of materials use, as specified in the
approved plans and detail drawings shall be referred to the designing
architect/civil engineer.

9. PAINTING:
9.1. All paints and accessory incorporated on or forming a part shall be
subject to the prior approval, including the selection for color, tint, finish or
shape and its application by the Architect/Civil Engineer. The painting
works shall be done in accordance with the specification and method of
application of the manufacturer of paint used. All surfaces to be painted
shall be free from grease, thoroughly cleaned and smooth before painting
commence. Brush concrete neutralizer on masonry wall and other
concrete structures, led dry before applying the Primer paint. Use gloss
paint on wooden structures and plywood panels.

10. PLUMBING:
10.1. All plumbing works shall conform to the provisions to the latest edition
of National Building Code of the Philippines as adopted by the Local City
Ordinance. Use schedule 40 PVC pipes and fittings (moldex blue or its
equivalent) for sanitary piping system. PVC Pipes and Fitting are joined by
solvent cement. All waste line piping must have a normal pitch of 2% slope
and vent pipes of 1% slope.
Vertical pipes shall be strongly hold by hooks to building framing. Provide
suitable braced or chirrs at the floors from which they start and horizontal
pipes shall be supported by well-secured straphangers. Install all fixtures
and accessories in location directed in accordance with manufacturers
instruction, minimizing pipe fittings. All plumbing installation shall be done
under the direct supervision of a duly licensed Sanitary Engineer.

11. ELECTRICAL:
11.1. All electrical works shall conform to the rule and regulation of the latest
edition of the Philippine Electrical Code and the Local City Ordinance. All
electrical materials to be use shall be new and approved type for location
and installation. All electrical installation shall be done in PVC electrical
conduit pipe.
Use 3.5mm2 thw awg. For lighting outlet and 5.5mm2 thw awg for small
appliance outlet.
Use 8.0mm2 thw awg for special purpose outlet.
Use 14.0mm2 thw awg for panel board.
All thumbler swithches shall be flush type and quite matic and should be
installed at the height of 1.40m from finish floor line.
Lighting outlets at ceiling shall be provided with a 4 octagonal box gauge
18 min connections from fixtures to boxes is made by using TW wire. Panel
boards, raceways, gutters, metallic conduits and other non-current
carrying metal parts equipment, hearers, motor frames, shall be provided
with effective grounding connection to the line ground cold center pipe.
All electrical installation shall be done under the direct supervision of a
duly registered electrical engineer.
