ADDENDUM TO THE LEASE CONTRACT

Know all men by these presents.

This addendum is being executed this 21st day of February 2017 at Quezon City, by
and between:

AAAC PROPERTY LEASING, with principal address at No. 71 Justice Lourdes


Paredes San Diego Avenue (formerly main) corner 13th St., Cubao, Quezon City,
represented by MARIA CELESTIA M. MASIGAN, hereinafter referred to as the
LESSOR;

-AND-

SHELDON S. ANG, of legal age, Filipino and with residence address at 47


Damortis St., Damar Vill, Quezon City, hereinafter referred to as the LESSEE.

WITNESSETH, THAT:

WHEREAS, the LESSOR and the LESSEE entered into a lease contract leasing
one (1) commercial space unit situated at Unit D, No. 71 there is a lease contract
Justice Lourdes Paredes San Diego Avenue (formerly main) corner 13th St., Cubao,
Quezon City;

WHEREAS, the lease contract with term of Two (2) years period which already
commenced on February 27, 2017 and shall expire at midnight of February 26, 2019, is
still in force and binding and not yet revoke by both contract parties, and for reference,
the photocopy of a duly notarized Lease Contract of which is hereto attached, freely
acknowledged by herein parties before a Notary Public with Doc No. 265; Page No. 26;
Book No. LXV, series of 2017, notarized by Atty. Delfin Agcaoili which made as integral
parts hereof.

WHEREAS, this addendum is initiated at the Lessors instance to address the


improvement made by the Lessee in the leased unit where an aircon compressor
installed in front of the buildings ledge which located on top of the building fire exit,
whenever the resulting nuisance therewith would occur;

NOW, THEREFORE, for and in consideration of the foregoing premises, both


parties have supplement additional conditions by way of this addendum to the herein
attached lease contract are as follows, to wit:

1. The LESSEE hereby agrees with the LESSOR that any injury or harm inflict
to third person, or damage to property may result that would cause by the
above mentioned installed aircon compressor, shall be borne solely by the
LESSEE;

2. The LESSEE also agrees with the LESSOR that the LESSEE shall undertake
to recover any damage or injury at his own expense;

3. It is also agreed upon by herein parties that the LESSOR, building owner
whether natural or juridical, its officers, employees and assigns shall be free
from any liability such as civil or criminal that may be brought about by the
installed aircon compressor of the LESSEE against to third persons or
property.
WHEREAS, both parties have agreed with the above stipulated conditions,

IN WITNESS WHEREOF, we have hereunto set our hands and affixed our
signature this 21st day of February 2017 in Quezon City.
