SCHEDULE OF RATES FOR FITTING-OUT WORKS

CHAPTER 01: PRELIMINARIES

1.1 All necessary design services for (i) design development and detail construction design of the fitting-out works,
(ii) full design of all building services installations, and (iii) all required submissions to the landlord/BMO and
government departments for approval; all as necessary to ensure that the Client's requirements are met (for the
Scope of Works covered in this tender), including all sub-consultant fees (i.e. HVAC, Structural, etc.)
1.2 Design and management of any works to be funded by the Landlord but to be managed by yourself. This may
include suspended ceiling, raised floor, air-conditioning, fire service, P&D, electrical, closing of window cills etc.
1.3 Submission and vetting fees and any other costs required to gain all required approvals for the fit-out works
from the building owner/management and all government authorities, and to ensure full compliance with any
building fit-out requirements and restrictions as set out by government authorities and the building owner/
management.
1.4 Fees for laboratory testing of materials and certification of compliance with local codes required by local fire
regulations and/or code requirements (if any)
1.5 Site construction and project management services to ensure the project is completed in a timely manner
1.6 CAR/Employee/all other insurance coverage requirements.
1.7 All demolition work required to leave the site clear and ready for the fitting-out works.
1.8 Temporary power, water and/or other consumption charges.
1.9 All protection, hoarding and other site safety and protection works
1.10 Removal of debris / rubbish, including all government refuse disposal fees.
1.11 T&C of all building services installations, and preparation and submission of T&C reports, all as detailed in
Regus 'NCO - List of Mandatory M&E / MEP Testing & Commissioning & T&C Reports for Building Services
Installations'
1.12 Preparation & submission of as-built drawings in hard copy and electronic copy (2no. sets)
1.13 Preparation & submission of guarantees & warranties for all equipment, fittings & finishes
1.14 Professional photographic images of all areas of the completed Centre fit-out in high resolution soft copy format
1.15 Acoustic testing as required to demonstrate compliance with D&B performance standards for offices, and
preparation & submission of acoustic test report
1.16 Any & all other preliminaries, overhead and expenses necessary to complete the project
CHAPTER 1 - PRELIMINARIES

CHAPTER 2 - PARTITIONING

2.1 Supply and install 12.5mm single layer gypsum board faced metal stud partitions with rock wool, or equal,
insulation material, 80kg/m3 density; taped and jointed ready for decoration; to achieve minimum 45db rating in
use; and including preparation of openings for door frames and glazing frames.
Please note partition heights vary in accordance Design & Build Standards.
Partitions to be fire rated where required by local building control/fire department ordinances, regulations and/or
codes) of practice.

2.2 Acoustic baffles and sealing around all ducts, pipes and all other penetrations in walls all as required to
maintain the 45db sound rating.
2.3 Lining/Levelling or re-finishing of all base building columns and walls as required ensuring smooth surface
ready for decoration.
2.4 Supply and install 10mm tempered glass side partitions at entrances from lift lobby where none exist; complete
with concealed stainless steel or aluminium fixing channels; and 3M, or equal approved, frosted film warning
decals (2no.per panel).
Partitions to be fire rated where required by local building control/fire department ordinances, regulations and/or
codes) of practice; and where framed, framing to be in hairline or satin finish stainless steel.
2.5 Supply and install 10mm tempered glass partitions for manager offices (within suite offices), Campus Office,
front (reception facing) and side walls of board room, front and side wall of meeting room(s); walls of think
tanks; complete with concealed stainless steel or aluminium fixing channels, with mitred glass joints at corner
returns, and with 3M, or equal, frosted film cut to approved design and pattern (excepting board room and
meeting room(s), where glass to be left clear)
2.6 Supply and install 10mm tempered glass panels (side lights), adjacent to entrance door of each office / room;
and, where shown on plan, built in walls at ends of corridors & sub-corridors and at return corners of offices;
inset in approved silver powder coated aluminium frame and complete with 3M, or equal, frosted film cut to
approved design and pattern

2.7 Supply and install feature columns / panels at Think Tanks: to be fabricated from m.d.f. panels on internal
framing to contractors design; finished in either, as agreed at time of tender:
high gloss piano finish PU coating on m.d.f. substrate, colour as per palette selected; or
- Formica or equal plastic laminate on m.d.f. substrate, model / colour as per palette selected
Exposed edges of panels finished in plastic laminate to be finished in matching Formica Edgeband
solid core laminate.
CHAPTER 2 - PARTITIONING

CHAPTER 3 - DOORS & IRONMONGERY

3.1 Main & Secondary Entrance / Exit Doors: Framed double glass doors together with glass side panels at main
entrance.
A single glass door with glass side panel is acceptable where the installation of double glass doors is not
feasible.
Framed single glass door(s) at all other entry points.
Doors and panels to be tempered glass, fire rated as required by local regulations / code. Frames to be
brushed or hairline stainless steel finish
Where base building handover condition includes glass doors at the main entrance these should be retained
and re-used.
Where base building handover condition includes solid doors at secondary exit points, these should be
retained and re-used if in good condition. The inner face of such doors and doors should be refinished to match
the finish on internal office doors within our Centre.
3.2 Standard Offices: Supply & install at entrance to each office 2.4m height 40mm thick Semi-Solid core single
door and frame:
- Feature Doors: to be finished in either, as agreed at time of tender:
o high gloss piano finish PU coating, colour as per palette selected; or
o Formica or equal plastic laminate, model / colour as per palette selected
- Standard Doors: to be finished in either, as agreed at time of tender:
o Formica Brite White, or equal, plastic laminate with exposed edges finished in matching Formica Edgeband
solid core laminate; or
o White matt finish PU coating; to match Formica Brite White
Doors to be supplied complete with:
- Dorma / Hafele or equal brushed finish stainless steel lever handles
- Dorma / Hafele or equal 5-level mortise lock, with thumb turn fitting on inside. Single and master
key lock
- brushed finish stainless steel body floor mounted door stop
- brushed finish stainless steel coat hooks, 1no. per workstation
Locks to be keyed separately, with master key, and supplied complete with 3no. keys.
3.3 Manager Offices (Suite Offices): Supply & install at entrance to each manager's office (within suite offices)
full-height, frameless 8mm toughened glass single leaf door.
Door to be supplied complete with ironmongery, in brushed or satin finish stainless steel,:
a. Hafele or equal heavy duty (min 150kg) concealed floor springs/closers;
b. Hafele patch fitting floor lock
c. Hafele 1200mm long x 25dia. pull handles.
Include for 3M frosted film cut to approved pattern. Locks to be keyed separately, with master key, and supplied
complete with 3no. keys.
3.4 Campus Office: Full height single-glazed tempered glass door, inset in solid core frame finished in Formica
Brite White or equal plastic laminate finish; and complete with access card reader and door release button
integrated within frame.
Self-adhesive vinyl film to glass, cut to an approved pattern.
Door ironmongery comprising:
- Dorma / Hafele or equal 1600mm long by 35dia. brushed stainless steel finish door pulls.
- Electromagnetic lock, connected to access control system
- Floor mounted door stop
3.5 Think Tanks: Supply and install at entrance to each think tanks 8mm tempered glass single-glazed door leaf.
- Vinyl self-adhesive frosted film, cut to an approved pattern.
- 1600mm long by 35dia. brushed finish door pulls.
- Dorma / Hafele or equal patch lock fitting, brushed stainless steel finish
- Floor mounted door stop

3.6 Meeting Room(s): Supply & install at entrance to meeting room 2.4m height 40mm thick Semi-Solid core
single door and frame: door leaf finished in Formica Brite White or equal approved plastic laminate finish, with
exposed edges finished in matching Formica Edgeband solid core laminate; and with door frame finished in
white PU coating to match.
Door to be supplied complete with:
- Dorma / Hafele or equal 1600mm long, 25mm dia. Brushed finish stainless steel pull handles
- Dorma / Hafele or equal 5-level mortice lock, with thumb turn fitting on inside. Single and
master key lock
- Dorma / Hafele or equal stainless steel floor mounted door stop
Locks to be keyed separately, with master key, and supplied complete with 3no. keys.
3.7 Compact Offices: Frameless single-glazed tempered glass door, with vinyl self-adhesive film to glass, cut to
an approved pattern.
Door ironmongery comprising:
- Dorma / Hafele or equal 1600mm long by 35dia. brushed stainless steel finish door pulls.
- Dorma / Hafele or equal patch hinges to & bottom, brushed finish stainless steel finish
- Dorma / Hafele or equal patch lock, brushed finish stainless steel finish. Single and master key
lock, with thumb turn fitting on inner face.
- brushed finish stainless steel body floor mounted door stop
- brushed finish stainless steel coat hooks 1no. per workstation
3.8 Operations (Ops.) Room: Supply and install 2.4m height40mm thick Solid core single door: to be finished in
either, as agreed at time of tender:
- Formica Brite White, or equal, plastic laminate with exposed edges finished in matching Formica Edgeband
solid core laminate; or
- White matt finish PU coating; to match Formica Brite White
Door to be supplied complete with:
- Dorma / Hafele or equal brushed finish stainless steel lever handles
- Dorma / Hafele or equal 5-level mortice lock, with thumb turn fitting on inside. Single and master key lock
3.9 COMMS Room Rack Access Doors:
Supply and install Rack access door(s): swing type, 10mm tempered tinted translucent glass full height door
leaf (or clear tempered glass door leaf with approved coloured vinyl adhesive backing film); with brushed finish
stainless steel top and bottom frames and with patch hinges and locks integrated in frames; and with door leaf
aligned with rack immediately behind.
Provide Dorma / Hafele or equal bottom patch locks on all doors, keyed different and with master key.
Provide approved brushed finish stainless steel door knob(s).
3.10 COMMS Room Service Access Door:
Supply and install at side entrance to COMMS doorset comprising 40mm solid core leaf: to be finished in either,
as agreed at time of tender:
- Formica Brite White, or equal, plastic laminate with exposed edges finished in matching Formica
Edgeband solid core laminate; or
- White matt finish PU coating; to match Formica Brite White
Door to be supplied complete with:
- Dorma / Hafele or equal brushed finish stainless steel lever handles
- Dorma / Hafele or equal 5-level mortise lock, with thumb turn fitting on inside. Single and master key lock

3.11 Master Key System: Supply and install master key system for all doors
3.12 Base Building Doors Retained: Re-finish in plastic laminate to match/complement office doors, the inner
face(s) of base building doors and frames that give entry / exits into stairs, plant room(s), toilets and other base
building common areas
3.13 Base Building Access Panels: Prepare and re-finish in spray paint in (as instructed by Regus) white or grey
colour the inner face(s), that face into the Centre, of base building service duct doors and frames
3.14 Base Building Window Cills: Prepare and re-finish existing window cills; finished in spray applied
polyurethane or epoxy based paint finish to match existing colour.

4.1 Reception Counter with 'Concierge Stand': Supply and install 2-pax (or, when indicated on Centre layout
plan, 3-pax) main reception counter.

Reception Counter with Concierge Stand Reception counter to include raised concierge table, 1no. printer
trolley, and 1no. built-in pedestal unit per receptionist together with proprietary CPU hangers in metal. Counter
to be constructed from m.d.f carcass finished in Formica Brite White or equal plastic laminate finish, with
exposed edges finished in matching Formica Edgeband solid core laminate; with desktop finished in approved
white solid surfacing; front panel fabricated from translucent acrylic, top lit with concealed LED strip lighting;
and with brushed finish stainless steel skirting. Elevated concierge stand to be finished in approved white solid
surfacing on m.d.f. carcass, with internal g.m.s. structural framing to contractors design and with clear
tempered glass support fin. Pedestal(s) and printer trolley to be constructed from m.d.f carcass finished in
Formica Brite White or equal plastic laminate finish, with exposed edges finished in matching Formica
Edgeband solid core laminate.
Provide stainless steel grommets in counter top and cable tray(s) under counter top for cable
management / cable concealment.
4.2 Operations Service Station (when required)
Constructed as built-in cabinets behind reception backdrop.
Cabinet doors to form reception backdrop panelling and finished in either, as agreed at time of tender:
- high gloss piano finish PU coating on m.d.f. substrate, colour as per palette selected; or
- Formica or equal plastic laminate, model / colour as per palette selected
Finish to be over m.d.f. panelling, with brushed finish stainless steel skirting.
Service Station cabinets to be fabricated from m.d.f with internal surfaces finished in Formica Brite White or
equal plastic laminate finish, with exposed edges finished in matching Formica Edgeband solid core laminate.

4.3a Meeting Room Feature Walls & TV surround to be finished in either, as agreed at time of tender;
- high gloss 'piano' finish PU coating on m.d.f. substrate, model / colour as per palette selected
- Formica or equal plastic laminate on m.d.f. substrate, model / colour as per palette selected
4.3b Meeting Room Credenza: Design, supply and install Credenza in in Formica Mouse plastic laminate finish,
with exposed edges finished in matching
Formica Edgeband solid core laminate; and with brushed finish stainless steel skirting, and complete with
matching cabinet locks.

4.4 Vending Machine Surround to business cafe (dry / wet)


Side walls and header panel to be fabricated from m.d.f. panels on internal framing to contractors design;
finished in either, as agreed at time of tender:
- high gloss piano finish PU coating on m.d.f. substrate, colour as per palette selected; or
- Formica or equal plastic laminate on m.d.f. substrate, model / colour as per palette selected
Exposed edges of cabinets finished in plastic laminate to be finished in matching Formica Edgeband
solid core laminate.
Skirting to be brushed finish stainless steel.

4.5 Water Cooler Cabinet to business cafe (dry / wet)


Surround to be fabricated from m.d.f. panels on internal framing to contractors design; finished in either, as
agreed at time of tender:
- high gloss piano finish PU coating on m.d.f. substrate, colour as per palette selected; or
- Formica or equal plastic laminate on m.d.f. substrate, model / colour as per palette selected
Cabinet to be full-height; with carcass and panelling / doors fabricated from m.d.f. finished in Formica
Brite White or equal plastic laminate finish, with exposed edges finished in matching Formica
Edgeband solid core laminate; and with:
- water cooler concealed in cabinet, with cut-out in front cabinet panel to access and use taps.
- 1no. built-in concealed rubbish bin, with brushed finish stainless steel door mounted flip-top
cover;
- concealed finger door pulls;
Exposed edges of cabinets and cut-outs in front panel to be finished in matching Formica Edgeband solid core
laminate.
Skirting to be brushed finish stainless steel.
4.6 Magazine / Display Shelving Unit in Business Lounge
Unit to be finished in either, as agreed at time of tender:
- high gloss piano finish PU coating on m.d.f. substrate, colour as per palette selected; or
- Formica or equal plastic laminate on m.d.f. substrate, model / colour as per palette selected
Exposed edges of units finished in plastic laminate to be finished in matching Formica Edgeband solid core
laminate.
Skirting to be brushed finish stainless steel.
4.7 Business / Touchdown Bar
Bar to be finished in solid surfacing on m.d.f. substrate on structural g.m.s. framing to contractors design; and
supplied complete with internal conduit / raceway for concealed cabling to power point(s).

4.8 Built-in base cabinets in Business cafe (wet)
Base cabinets to be 900mm high finished in Formica Brite White or equal plastic laminate finish on m.d.f
panelling; with exposed edges finished in matching Formica Edgeband solid core laminate; with approved
white solid surfacing work top; and:
- Concealed lock on 1no. base cabinet only in business caf section
- Concealed locks on all cabinet doors in document centre section, keyed alike
- concealed finger door pulls;
4.90 Built-in full width desktop in Compact Offices: 500mm wide, 1000mm min. long per seat; fabricated from
m.d.f. finished in Formica Mouse or equal plastic laminate, with exposed edges finished in matching Formica
Edgeband solid core laminate; and with g.m.s support framing to contractors design, spray paint finished in
grey to match desktop.
4.10 Built-in full width wall mounted open storage shelves in Compact Offices: 300mm wide fabricated from
m.d.f. finished in Formica Brite White or equal plastic laminate, with exposed edges finished in matching
Formica 'Edgeband solid core laminate; with concealed LED strip task lighting along bottom; and with support
framing in partition wall to contractors design.
4.11 Full height storage lockers for Campus (1no. locker per Campus workstation), finished in Formica Brite
White or equal plastic laminate finish on m.d.f panelling, with exposed edges finished in matching Formica
Edgeband solid core laminate; and with number signage, fabricated from computer cut opaque vinyl film and
of approved colour, and locks to all doors. Locks to be individually keyed, and with master key.
4.12 Built-in full-width desk top in Think Tank, 500mm deep; fabricated from m.d.f finished in Formica Mouse or
equal plastic laminate, on support framing to contractors design; and with exposed edges of desk top finished
in matching Formica Edgeband solid core laminate.
4.13 Full height storage cupboards / lockers where indicated on the floor plan, finished in Formica Brite White or
equal plastic laminate finish on m.d.f panelling, with exposed edges finished in matching Formica Edgeband
solid core laminate; and with number signage, fabricated from computer cut opaque vinyl film and of approved
colour, and locks to all doors. Locks to be individually keyed, and with master key.
4.14 Business Caf Equipment:
Supply and install:
a. Approved brand / model under-counter concealed fridge (850mm high, 600mm wide); with door of ridge
interlinked with base cabinet door.
b. Full-height Display Fridge (Haier or equal approved) with black, silver or white frame and finish
c. Approved brand / model built-in dishwasher; with door of dishwasher interlinked with base cabinet door.
d.Contents pictographs for contents of all cabinets (e.g. Utensils, Glasses, Mugs, Cups); each approx.
30mm high, fabricated from computer cut opaque vinyl film and of approved colour.
e. Grohe or equal single lever tower type mixer tap (if business cafe (wet))
f. Grohe or equal stainless steel single bowl sink (if business cafe (wet))
g. 1no. s.s. trash bin, 700mm high and concealed in cabinet, with hairline s.s. worktop or door mounted flip-top
cover
CHAPTER 4 - FURNITURE, FITTINGS & EQUIPMENT

CHAPTER 5 - FLOOR FINISHES

5.1 Include for floor levelling as required to leave all sub floors / raised access floors level throughout to receive
carpet floor finish.
5.2 Supply & lay self-levelling floor screed to leave all sub floors to receive vinyl floor level throughout.
5.3 Supply and lay to reception, business lounge & dry cafe, Print centre, hallways: as agreed at tender:
1. Desso (or equivalent) carpet tile
2. Tarkett 'Tapiflex Excellence Pixel, Grey' acoustic heterogenous vinyl; or
3. Graniti Fiandre "Geologica, New Ground, Anthracite Ground' porcelain tile or approved local equivalent
5.4 Installation of carpet tile supplied by Client to meeting room, standard offices, high density offices, compact
offices, campus office, think tanks
5.5 Supply and install vinyl floor tiles in approved colour to Ops Room.
5.6 Supply and lay to combined business cafe (wet) & Print Centre. As agreed at Tender:
1. Tarkett 'Tapiflex Excellence Pixel, Grey' acoustic heterogenous vinyl; or
2. Graniti Fiandre "Geologica, New Ground, Anthracite Ground' porcelain tile or approved local equivalent
5.7 Supply and install 3mm hairline stainless steel divider strips at all intersections between different floor finishes
5.8 Supply and install anti-static vinyl floor, in charcoal grey colour, in COMMS (server) room.
CHAPTER 5 - FLOOR FINISHES

CHAPTER 6 - CEILING WORKS

6.1 Reception, Business Lounge, Business Cafe, Print Centre, Campus & Hallways - Ceilings: As stated in
the tender invitation and / or as agreed with Regus at the time of tender, ceilings to be either:

Option A - Gypsum Ceiling: Design, supply and install 12mm gypsum board ceiling. Allow for perimeter
ceiling recesses at junctions with all walls, to house lighting and a/c linear diffusers, and for painting in ceiling
recesses in charcoal grey colour (pantone 432U).
Option B - Open Ceiling: Provide open ceilings with ceiling void painted in charcoal gray colour (pantone
432U); and with building services ducts, pipework, trunking and conduit generally painted in charcoal gray
colour, but including 'accent' pipework runs painted in in other approved colour;
Option C - Base Building Ceiling: Where the base building ceiling system is in new or as-new condition,
retain and modify the existing ceiling grid and ceiling tiles to suit Regus layout.
Include for replacing all soiled or damaged ceiling tiles and grid to leave ceiling in 'as new' condition on
handover to Regus.

6.2 Meeting Room - Ceilings: As stated in the tender invitation and / or as agreed with Regus at the time of
tender, ceiling to be either:
Option A - Gypsum Ceiling: Design, supply and install 12mm gypsum board ceiling. Allow for perimeter
ceiling recesses at junctions with all walls, to house lighting and a/c linear diffusers, and for painting in ceiling
recesses in charcoal grey colour.
Option B - Base Building Ceiling: Where the base building ceiling system is in new or as-new condition,

6.3 Campus Office - Ceilings: As stated in the tender invitation and / or as agreed with Regus at the time of
tender, ceiling to be either:
Option A - Gypsum Ceiling: Design, supply and install 12mm gypsum board ceiling. Allow for perimeter
ceiling recesses at junctions with all walls, to house lighting and a/c linear diffusers, and for painting in ceiling
recesses in charcoal grey colour.
Option B - Base Building Ceiling: Where the base building ceiling system is in new or as-new condition,
retain and modify the existing ceiling grid and ceiling tiles to suit
6.4 Standard Offices, High Density Offices, Compact Offices, Ops Room & Ops Store - Base Building
Ceilings: Modify existing base building mineral fibre ceiling tiles and grid, to suit Regus layout, in offices and
Operations Room.
Include for replacing all soiled or damaged ceiling tiles and grid to leave ceiling in 'as new' condition on
handover to Regus.
6.5 Private Offices, Ops Room & Ops Store - New Suspended Ceiling System: Where there is no existing base
building ceiling, or where base building ceiling and/or grid is in poor decorative condition, supply and install in
offices and Operations Room Armstrong, or equal, 600mm x 600mm acoustic mineral fibre ceiling tiles in
Cemac slim line ceiling grid. Include for taking down and carting away existing ceilings.
(Provide details of materials offered)

6.6 Window Pelmets: Supply and install window pelmets / blind boxes; finished in paint finish to match adjacent
wall.
6.7 Access Panels: Supply & install proprietary and approved ceiling access panels sufficient for future
maintenance access to all equipment fixed above in ceiling void above gypsum ceilings.
CHAPTER 6 - CEILING WORKS

CHAPTER 7 - ELECTRICAL WORKS & LIGHTING

7.1 Mains Supply: Supply and install or modify existing incoming premises mains supply; upgrading supply if
necessary to meet Regus requirements
(Provide detailed break down of work offered in seperate sheet)

7.2 Private Offices & Ops Room: Supply & install semi-indirect lighting box; or, if in good condition, retain and re-
locate existing base building light boxes; c/w all necessary additional light boxes, accessories and support; all
to suit Regus layout and design lighting levels, and in full compliance with local electrical regulations and fire
code and building owners requirements
7.3 Reception, Business Lounge, Campus, Business Caf & Document Centre & Corridors: Install Phillips or
equivalent LED light fittings; c/w all necessary accessories and support; all to suit Regus layout and design
lighting levels, and in full compliance with local electrical regulations and fire code and building owners
requirements
7.3a Supply and Install bespoke feature pendant lights above each workstaiton cluster in Campus
7.3b Supply and Install pendant light for Business Lounge, Caf & Document Cetner & Corridors if open ceiling
design selected
7.4 Meeting Room: Install non-dimmable Phillips or equivalent LED lighting; c/w all necessary accessories and
support; all to suit Regus layout and design lighting levels, and in full compliance with local electrical
regulations and fire code and building owners requirements

7.5 After Office Hours Way-finding Lighting: Supply & install approved LED foot lights along corridors c/w all
necessary fittings and supports
7.6 Power Points - Offices: Supply and install electrical power points as per new Regus layout, in accordance
with Regus specifications (2 power points per workstation) ensuring compliance with legislation and building
owners requirements.
7.7 Power Points - Communal Areas & Services: Supply and install all electrical power points for all communal
areas and services including Reception, Business Lounge, Business Caf & Document Centre, Business Caf
Equipment, A/C supply, P&D waste water pumpset, and etc.

7.8 Lighting Points: Supply & install lighting points in accordance with Regus specification c/w all necessary g.i.
conduit, cable wiring and accessories
7.9 Supply and install meter switch, MCB board, MCB/ELCB with individual circuiting c/w all necessary fitting and
accessories.
7.10 Switches: Supply and install lighting switches. Individual switches to be provided for each office, campus

10.3 Supply & install stainless steel sink c/w water mixer (Brand: Grohe or equal), accessories and fittings
10.4 Supply water inlet and outlet points for the designated installations, as described in the D&B Standards: coffee
machine(s), hot & chilled drinking water system and dishwasher; c/w al necessary cold water union hose
fittings, traps, pipework etc.
10.5 Supply & install waste water drainage system for Business Cafe (if Wet Cafe), including 2 sets of sump pumps
(1 standby, 1 duty), overflow warning level switch sensors & sounder, non-return valves, interlock, s/s sump
tank, external water pan, control panel etc. as required
10.6 Supply & install water filter system for inlet(s) of drinks installations
10.7 Supply & install 12kW instantaneous type water heater for Business Caf sink c/w all necessary copper
pipework and fittings (if business cafe wet)
10.8 Install Zip Hydrotap or equal built-in chilled and hot, filtered water unit (capacity 100 cups), with counter top
tap dispenser and waste water outlet (alternative to built in water cooler)

storage units, in tackable wall panelling; in approved grey open weave tackable fabric on foam backing, and
complete with stainless steel divider / edging strips.
13.7 Supply and install skirting 50mm high in brushed finish stainless steel or aluminium in reception, business
lounge, board room, secondary meeting room, campus offices, think tanks, business caf, document centre
and corridors
