DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, made and entered this ____ day of ________,
2017, in the Municipality of Marihatag, Surigao del Sur, Philippines, by and
between:

Luzviminda M. Llompera
JESIE ORBETA DE CASTRO, of legal age, married, Filipino and a resident
of Marihatag, Surigao del Sur, Philippines, hereinafter referred to as the SELLER;
- and -

BARANGAY POBLACION MARIHATAG, SURIGAO DEL SUR, a duly


existing barangay local government unit, represented by its Punong Barangay
LEONARDO S. TOMALON, JR., hereinafter referred to as the BUYER.

WITNESSETH: THAT

WHEREAS, the SELLER is the Administrator of a parcel of land registered


in the name of his father JOSE DE CASTRO more particularly described as

Leonardo S. Tomalon, Jr.


follows:

TDN: 08-13-0001-00619, Lot No. 6 (TS-11-000070)

A parcel of land with an area of 216 square meters, located


at Poblacion, Marihatag, Surigao del Sur, bounded on the
North by Lot 07 (7), on the South by Lot 09 (5), on the West
by Lot 05 (2) and on the East by Lot 01.

WHEREAS, the SELLER, being authorized to sell, is willing to sell and the
BUYER is willing to buy the above-described real estate property; Jesie O. De Castro

NOW, THEREFORE, for and in consideration of the amount of NINETY


THOUSAND (Php 90,000.00) PESOS, Philippine Currency, receipt in full is
hereby acknowledged by the SELLER to his satisfaction, the SELLER SELLS,
CEDES, TRANSFERS and CONVEYS in a manner that is absolute and
irrevocable the above real property unto the BUYER, its heirs, assigns and
successors-in-interest.

The SELLER warrant that he can transfer the title and possession of the
aforesaid real estate property to the BUYER and that there are no other
transactions pending registration with the Registry of Deeds of Surigao del Sur
that will adversely affect the rights of the BUYER.

That any and all expenses incidental to the registration and conveyance of
the title such as Transfer Tax, Documentary Tax, Capital Gains Tax, registration
expenses and the like shall be the sole and exclusive account of the BUYER.
