PART 1 - GENERAL

1.1 RELATED DOCUMENTS

A. Drawings and general provisions of the Contract, including General and Supplementary
Conditions and Division 1 Specification Sections, apply to this Section.

1.2 SUMMARY

A. This Section includes electric traction passenger and service elevators.

B. Related Sections include the following:

1. Division 3 Section 031100 "Cast-in-Place Concrete" for setting sleeves, inserts, and
anchoring devices in concrete.
2. Division 4 Section 042200 "Unit Masonry " for setting sleeves, inserts, and anchoring

C. Allowances: Provide finished passenger and service elevator cars under the Elevator Car
Allowance specified in the detailed scope matrix of the tender documents includes
furnishing and installing the following:

1. Car wall finishes including trim.


2. Car floor finishes.
3. Car ceiling finishes.
4. Car and hoistway door finishes.
5. Car door sills.
6. Car light fixtures.
7. Handrails.
8. Cut outs and other provisions for installing elevator signal equipment in cars.

1.3 DEFINITIONS

A. Definitions in ASME A17.1 apply to work of this Section.

B. Defective Elevator Work/Defects Liability Period: Operation or control system failure,


including excessive malfunctions; performances below specified ratings; excessive wear;
unusual deterioration or aging of materials or finishes; unsafe conditions; need for excessive
maintenance; abnormal noise or vibration; and similar unusual, unexpected, and
unsatisfactory conditions.

1. The Defects Liability Period for the purposes of this Sub-contract shall be a period of
twelve months from the 'Date of Practical Completion', providing that during such
period the Elevator Sub-Contractor shall have remedied and made good all faults or
defects as described below, to the ARCHITECTS/PROJECT MANAGERS and
OWNERS satisfaction.

2. During the Defects Liability Period, the Elevator Sub-Contractor shall at his own cost
remedy and make good with all possible speed any faults or defects in the Plant or
Works due, in the opinion of the ARCHITECT/PROJECT MANAGER/ENGINEER , to
faculty materials, workmanship or design and, shall indemnify OWNER and/or the
GENERAL CONTRACTOR against any damage or injury to the Building contents
and/or occupants arising as a result of such faults or defects.

1.4 SUBMITTALS

A. Submissions:

1. All submissions must be made clearly enough in the Sub-contract to enable the
ARCHITECT/PROJECT MANAGER/ENGINEER to fully check such item prior to
ordering. Generally, a period of at least three weeks will be required from the receipt
of the complete submissions for the ARCHITECT/PROJECT MANAGER/ENGINEER
to provide his comments. The Elevator Sub-Contractor shall ensure that the
submissions are made at least two months before any equipment requires to be
ordered to meet the GENERAL CONTRACTORS Programme.

2. No claims for extensions of time or additional costs shall be entertained as a result of


the Elevator Sub-Contractor failure to make his submissions in adequate time and

delay the completion of the project as a whole. Then the PROJECT MANAGER shall
have the authority to instruct the Elevator Sub-Contractor to order materials and/or
equipment of a type from an approved source nominated by the
ARCHITECT/PROJECT MANAGER/ENGINEER at no increase to the Sub-contract
Sum.

3. If the Elevator Sub-Contractor subsequently fails to place such orders within a


period of four weeks from receipt of the PROJECT MANAGERS instruction, then the
PROJECT MANAGER shall be at liberty to order the materials and/or equipment
directly from the manufacturer(s). The cost of all such orders, including freight,
shipping, insurance, handling and administrative charges etc. shall be deducted from
the Sub-contract Sum or recovered in any other method at the discretion of OWNER.

4. The ELEVATOR CONSULTANT shall be at liberty to reject any plant, materials and
workmanship not complying with the requirements of this Specification of which are in
any way unsuitable and to order their removal and replacement, without increase to
the Sub-contract Sum.

5. The ARCHITECTS/PROJECT MANAGER'S decision as to what constitutes


compliance with requirements and suitability shall be final and binding; the true intent
and meaning of the Sub-contract being that the whole of the Sub-contract Works shall
be completed to the satisfaction of the ARCHITECT/PROJECT
MANAGER/ENGINEER .

6. No rejected item shall be considered as a reason for failure to meet the completion
date of the project.

B. Product Data: Include capacities, sizes, performances, operations, safety features, finishes,
and similar information. Include product data for the following:

1. Car enclosures and hoistway entrances.


2. Operation, control, and signal systems.

C. Shop Drawings: Show plans, elevations, sections, and large-scale details indicating service
at each landing, machine room layout, coordination with building structure, relationships with
other construction, and locations of equipment and signals. Include large-scale layout of car
control station and standby power operation control panel. Indicate variations from specified
requirements, maximum dynamic and static loads imposed on building structure at points of
support, and maximum and average power demands.

1. The Elevator Sub-Contractor shall submit for the ARCHITECTS/PROJECT


MANAGER'S approval shop drawings in a timely manner according to the GENERAL
CONTRACTORS programme. Within 14 (Fourteen) days of being notified of the
intent to award the Sub-contract, the Elevator Sub-Contractor shall submit the
submission programme for approval. The submission programme shall include the
following details:

b. Proposed approval date to meet the installation programme

2. The shop drawings shall include the following:


a. Schematics
b. Plans (minimum 1: 100 scale)

c. Sections and elevations (minimum in 1: 50 scale)

3. The shop drawings shall show all location of equipment, pipes, valves, strainers,
cables, conduits, joints for pipes and wiring, anchors, supports, hangers, test points,
measurement instruments, and the like.

4. Shop drawings shall be submitted in paper print form. The print shall be endorsed
and approved by the ARCHITECT/PROJECT MANAGER/ENGINEER .

5. As fitted drawings shall be similarly submitted at Practical completion prior to them


being incorporated in the maintenance manuals.

6. During the preparation of working drawings, the Elevator Sub-Contractor shall liaise
closely with the GENERAL CONTRACTOR, other Building Services and specialist
Elevator Sub-Contractor to ensure complete co-ordination of services installed by all
parties. Maximum headroom and minimum installation space shall be maintained at
all points. Where headroom or space conditions appear inadequate, the
ARCHITECT/PROJECT MANAGER/ENGINEER shall be notified before proceeding
with installation.

7. In directed by the ARCHITECT/PROJECT MANAGER/ENGINEER, the Elevator


Sub-Contractor shall without extra charge, make reasonable modifications in the
layout as needed to prevent conflict with work of other trades for the proper execution
of work.

D. Samples for Initial Selection/Technical Literature: For finishes involving color selection.

1. Within one month following the award of the Sub-contract, the Elevator Sub-
Contractor shall submit for approval one set of labelled samples/technical literature
as follows:
a. Cables and wiring
b. Cable supports
c. Buffer details inside goods elevator
d. Thermal and acoustic insulation materials
e. Vibration isolators
f. Light fittings for elevator shaft, elevator cars and landings
g. G.I. Trunking/conduits/cable trays
h. Earthing copper tapes
i. Conduit boxes
j. MCB boards
k. Emergency stop push button
l. Indicating lamps
m. Floor selection buttons
n. Car call buttons
o. Isolating switches
p. Car position indicators and travel indicators
q. Elevator car interior finishes
r. Fuse switches

2. The ARCHITECT/PROJECT MANAGER/ENGINEER reserves the right to require


samples which show the fabrication techniques and workmanship of component

parts, and the design of accessories and other auxiliary items, before any installation
work proceeds.

3. The Elevator Sub-Contractor shall submit to the ARCHITECT/PROJECT


MANAGER/ENGINEER for endorsement manufacturer's specification and installation
instruction for trade products.

E. Equipment Selection:

All equipment supplied shall be in accordance with this Specification and the relevant
drawings and to the approval of the ARCHITECT/PROJECT MANAGER/ENGINEER
.
1. The capacities of all plant and equipment described in the Sub-contract are minimum
capacities and the Elevator Sub-Contractor shall check them with the
ARCHITECT/PROJECT MANAGER/ENGINEER, taking into account any variations
which may be made to the systems during the progress of the Sub-contract Works.
The Elevator Sub-Contractor shall be required to demonstrate at site that the duties
required of the equipment are obtainable.

2. Physical sizes of all plants and equipment are to be suitable for the space allocated
for the accommodation of such plants and equipment, taking into account the
requirement of access for maintenance purposes.

3. In selecting makes and types of equipment, the Elevator Sub-Contractor shall


ascertain the facilities for proper maintenance. Repair and replacement are provided
for this installation and are also provided by others in the form of space, access,
elevatoring and the like where the latter is not provided the Elevator Sub-Contractor
should inform the ARCHITECT/PROJECT MANAGER/ENGINEER during the tender
period.

4. Where the Elevator Sub-Contractor proposes to use an item of equipment other


than that specified or detailed in the drawing, which requires any redesign of the
system, drawings showing the layout of the equipment and such redesign as required
therefore shall be prepared by the Elevator Sub-Contractor at his own expenses.
Where such approved deviation necessitates a different quantity and arrangement of
materials and equipments from that originally specified or indicated in the drawings,
the Elevator Sub-Contractor shall furnish and install any such additional materials
and equipments required by the system at no additional cost.

5. Equipment catalogue and manufacturer's specifications must be submitted for the


examination and details shall be submitted for the approval of the
ARCHITECT/PROJECT MANAGER/ENGINEER before any equipment is to be
ordered.

6. This shall include all information necessary for the ARCHITECT/PROJECT


MANAGER/ENGINEER to ascertain that this equipment comply with this
Specification and drawings. Data and sales catalogue of a general nature will not be
accepted.

7. Before ordering equipment, the Elevator Sub-Contractor shall provide the


ARCHITECT/PROJECT MANAGER/ENGINEER with full details of the weights and
characteristics of the equipment for purposes of determining floor loadings, power
consumption and the like.

F. Samples for Verification: For exposed finishes of cars, hoistway doors and frames, and
signal equipment; 3-inch- (75-mm-) square Samples of sheet materials; and 4-inch (100-
mm) lengths of running trim members.

G. Manufacturer Certificates: Signed by elevator manufacturer certifying that hoistway, pit, and
machine room layout and dimensions, as shown on Drawings, and electrical service, as
shown and specified, are adequate for elevator system being provided.

H. Qualification Data: For Installer.

I. Operation and Maintenance Data/Service: For elevators to include in emergency,


operation, and maintenance manuals.

1. In addition to items specified in Division 1 Section "Operation and Maintenance Data,"


include diagnostic and repair information available to manufacturer's and Installer's
maintenance personnel.

J. Inspection and Acceptance Certificates and Operating Permits: As required by authorities


having jurisdiction for normal, unrestricted elevator use.

1. The Elevator Sub-Contractor shall submit the details of commissioning engineers


where qualifications must be submitted to the ARCHITECT/PROJECT
MANAGER/ENGINEER for approval. The ARCHITECT/PROJECT
MANAGER/ENGINEER reserves the right to reject any person unsuitable.

2. The installation shall be 'practically completed' following satisfactory commissioning,


the Elevator Sub-Contractor will be duly issued a Certificate of Completion. This in
effect starts the twelve months Defects Liability Period and Maintenance Period.

3. A joint inspection will be held between PROJECT MANAGER, ARCHITECT and


Elevator Sub-Contractor to establish an outstanding works and defects list. All
outstanding works/defects, should be completed within one month from the date
when the Certificate of Completion was issued.

4. If, at the end of the one month's period from the date of issuing the Certificate of
Completion, any defects/outstanding works mentioned in the list still exist, the
PROJECT MANAGER is empowered to appoint a body to rectify all
defects/outstanding works and deduct the cost involved from the retention money.

5. One month before the end of the Defects Period, a final defects inspection will be
made and the Elevator Sub-Contractor has one month to clear the final defects
before release of the retention money.

K. Warranty: Special warranty specified in this Section.

L. Continuing Maintenance Proposal: Service agreement specified in this Section.

1.5 QUALITY ASSURANCE

A. Installer Qualifications: Elevator manufacturer or manufacturer's authorized representative


who is trained and approved for installation of units required for this project.

B. Factory Inspection: The owner or his agent shall have the right to make test and
inspection of the actual plant production of equipment. Associated travel costs and
subsistence shall be paid for by the Contractor. The Owners Inspector shall have the right
to reject any unit or parts thereof, which fail to meet the requirements of these
specifications.

C. Regulatory Requirements: Comply with ASME A17.1 and elevator design requirements for
earthquake loads in ASCE 7.

1. Effective peak velocity acceleration (Av) for Project's location is greater than or equal
to 0.20 (seismic risk zones 3 and 4).
2. Provide earthquake equipment required by ASME A17.1.
3. Design earthquake spectral response acceleration, short period (Sds):
4. Project's seismic design category is A.
5. Elevator importance factor is 1.0.

D. Accessibility Requirements: Comply with Section 4.10 in the U.S. Architectural &
Transportation Barriers Compliance Board's "Americans with Disabilities Act (ADA),
Accessibility Guidelines for Buildings and Facilities (ADAAG)."

E. Fire-Rated Hoistway Entrance Assemblies: Door and frame assemblies complying with
NFPA 80 that are listed and labeled by a testing and inspecting agency acceptable to
authorities having jurisdiction, for fire-protection ratings indicated, based on testing at as
close to neutral pressure as possible according to NFPA 252 UBC Standard 7-2 or UL 10B.

1.6 CLIMATIC CONDITIONS

A. The Elevator Sub-Contractor is deemed to be familiar with climatic conditions prevailing in

Philippines and to be aware of the high temperature (up to 40 C) and the high relative
humidity.

B. The Elevator Sub-Contractor in submitting a tender will be assumed to warrant that all
materials and items of equipment are suitable for continued use and/or operation in the
various climatic conditions encountered.

1.7 STANDARDS AND REGULATIONS

A. All details of the equipments, materials and installations standard shall comply with this
Specification and the current standards and regulations as described in other part of the
Specification.

B. Where the materials or equipments offered comply with other standards, the Elevator Sub-
Contractor shall demonstrate they meet the requirements of this Specification and details
shall be provided to the ARCHITECT/PROJE CT MANAGER/ENGINEER for approval.

C. Where a standard is referred to, that standard shall be the latest published edition thereof,
unless otherwise stated.

D. Where the Elevator Sub-Contractor standards differ from those specified but comply with
the standards of the country of origin, the deviations shall be clearly indicated and the
relevant published standards shall be included in the tendering documents. Such deviations
shall be cross-indexed with the published standards.

E. The Elevator Sub-Contractor in carrying out the Works described in this Specification shall
comply in all respects with the latest requirements of:
1. Philippine Electrical Code
2. Philippine Society of Mechanical Engineers
3. ASME A17.1 Safety Code for Elevators and Escalators
or BS 5655 British Standard Safety Rules for the Construction of Elevators

F. Any other latest Local Authorities having jurisdiction over the installation of plant and
equipment.

1.8 SCOPE OF W ORKS

A. Scope of Works

Without abrogating the more extensive details stipulated elsewhere in the Specification and
Drawings, the work includes (but shall not be limited to) the following items:

1. The elevators equipment and sundry components that are necessary shall be
complete with control panels, ancillary for the complete installation and satisfactory
operation of the elevator systems even though not stipulated specifically in this
Specification.

2. Supply and Installation of all steel work associated with the elevator Installation:

a. Supporting steel work, fixing brackets and all sundry components and the like
for hoisting and supporting elevator machines inside the corresponding
machine rooms.
b. Steel works for fixing guide brackets.
c. Galvanized wire mesh panels inside elevator shafts on the non-stop landings
and any other landings where necessary to produce a smooth shaft internal
surface above and below the doorway as required by the Local Building
Regulations.
d. All protective wire mesh panels inside elevator pits as required by the Local
Building Regulations.
e. Supporting steel work, fixing brackets separator beam and all sundry
components.

3. Supply and installation of a complete elevator control/supervisory system including


control wirings, raceways, microprocessor base control and central control console.
4. Supply and installation of internal finishes for Elevator cars including elevator car
ceilings transom panels, kick plates, wall/floor panels, car operation control/indication
panels, car call buttons, Elevator car lighting, ventilation and other auxiliary
equipment as stipulated in this Specification.
5. Supply and installation of all electrical wiring, lighting fittings, electrical accessories
and associated conduits/trunkings for elevators including all Elevator shaft lighting,
elevator car power sockets, power wiring to elevator controllers. The wiring included
in the Sub-contract shall commence from the isolating switches or MCB boards
provided by the Electrical Sub-contractor.
6. Supply and Installation of Trap doors for each elevator including the accessories,
contacts and interfacing necessary to complete the requirements. Refer to the
Elevator Chart and Technical Schedule for other details.
7. Painting of equipment and materials as detailed in this Specification.

8. Testing and commissioning of all equipment items installed under this Sub-contract.
9. Making all necessary arrangements and applications to the Authority for the
necessary testing and inspection for the whole installation.
10. Provision of free comprehensive maintenance and emergency call service during the
Defects Liability Period.
11. Training of the EMPLOYERS staff in operating and maintaining the system
procedure to rescue the trap passenger.
12. Supply and installation of marble/granite finishes for elevators in accordance with the
ARCHITECT'S instruction.
13. Supply and installation of ceiling panels for elevator cars in accordance with the
ARCHITECT'S instruction.
14. Provision of spare parts as recommended by the manufacturer of elevators.
15. Provision of as-fitted drawings.
16. Provision of equipment and material guarantee as detailed in this Specification.
17. To submit full data (detail) elevator traffic analysis calculation. Calculation based on
offered type of elevator.
18. Provision of distribution boards for lighting power and control for elevator cars if
necessary.
19. Inspection and acceptance of elevator hoistway vertical tolerance every three (3)
floors.
20. Provision of traveling cables along the elevator shaft from lift car to machine room for
colored CCTV camera, card readers, BMS and for any other interfacing required for
each elevator.
21. Supply and installation of emergency landing devices for each elevator.
22. Provision of 2 meters of tension cables for future retightening of cables.
23. All guest elevators shall be equipped with stand alone A/C system.

B. Interface Works

The following clauses detail the works which will be carried out by others and are therefore
excluded from the Sub-contract. Notwithstanding this clause, all necessary co-ordination,
provision of shop drawings and other information necessary for the satisfactory interface and
execution of works to be carried out by others shall be furnished at the correct time and in the
prescribed manner by the Elevator Sub-Contractor in accordance with the provisions of the
Sub-contract conditions.

1. GENERAL CONTRACTOR

The following builder's works shall be provided by the GENERAL CONTRACTOR:


a. Construction of elevator wells and machine rooms.
b. Construction of concrete solid pier underneath each passenger Elevator pit
and extending down to Basement slab.
c. Provision of necessary holes, chases, openings, vents and scaffolding inside
Elevator machine rooms, Elevator shafts, Elevator pits and wells for hoisting
and installation of elevator machines.
d. Provision of cat ladders at elevator pits and elevator motor rooms wherever
necessary as well as access hatches in Elevator control rooms.
e. Provision of hoisting beams or hooks casted-in structure inside elevator hoist
ways machine rooms for hoisting of Elevator machinery and accessories.
f. Provision of concrete fill, grouting in for architraves, landing door frames, sills,
pits and the like.
g. Provision of temporary protective rails of adequate strength to all elevator
openings during construction.

h. Provision of plinths, structural bases and/or foundations for the support or


anchorage of elevators equipment.
i. Site facilities including power, water and electrical supplies for lighting,
operation of power tools, testing/commissioning and maintenance up to and
including final acceptance of the installation by the ARCHITECT/PROJECT
MANAGER/ENGINEER. Full details are described in the Schedule annexed to
the Form of Sub-contract.

The Elevator Sub-Contractor shall check and satisfy himself that the arrangements
and dimensions of elevator shafts, motor location, elevator pits as shown on the
Drawings are adequate for his proposed elevators system.

2. Electrical Sub-contractor

The following shall be provided by the Electrical Sub-contractor:

a. Provision of electrical power supply to the elevator machines in the form of


isolating switches. Every group of passenger elevator will be fed by a normal
and emergency supply source.
b. Provision of general lighting, 15A general power sockets and a MCB board for
each elevator machines as shown on the Drawings.
c. Provision of an earthing terminal in each elevator machine room for
supplementary/equipotential bonding of elevator equipment.

The Elevator Sub-Contractor shall specify the power requirements of each of his
proposed elevator machines.

3. ACMV Sub-Contractor

The following shall be provided by the ACMV Sub-contractor:

a. Supply and installation of ventilation for the elevator motor.

The Elevator Sub-Contractor shall specify the heat rejection to atmosphere by each
of his proposed elevator machines and any special ventilation requirements.

4. Plumbing and Drainage Sub-contractor

The following shall be provided by the Plumbing and Drainage Sub-contractor:


a. Provision of drainage facilities for all elevator pits.

5. Fire Services Sub-contractor


The following shall be provided by the Fire Services Sub-contractor:

a. Provision of fire alarm signals in form of two pairs of normally open and
normally close dry contacts in a junction box at each elevator machine room.
The Elevator Sub-Contractor shall install the final connection from the signal
contacts to the elevator controllers for elevator homing in case of fire breakout.

1.9 DELIVERY, STORAGE AND HANDLING

A. Deliver, store, and handle materials, components, and equipment in manufacturer's


protective packaging.

B. Store materials, components, and equipment off of ground, under cover, and in a dry
location. Handle according to manufacturer's written recommendations to prevent damage,
deterioration, or soiling.

C. Any items suffering from damage during manufacture, or in transit, or on site whilst in
storage or during erection shall be rejected and replaced without extra cost to either (Client)
or the Main Contractor unless either of them, or their respective representatives, cause such
damages.

D. The Elevator Sub-Contractor shall also apply an approved protective crating or fix some
other protective material to the materials, equipment, components and accessories so as to
protect them after installation.

E. In the event that the Elevator Sub-Contractor fails to do so, the Elevator Sub-Contractor
shall repair to the satisfaction of the ARCHITECT/PROJECT MANAGER/ENGINEER or
supply free of all charge any replacement required to substitute for any part of the materials,
equipment, components and accessories which may have been damaged in whole or in part
as a result of such failure as directed by the ARCHITECT/PROJECT
MANAGER/ENGINEER and shall without prejudice to such other liabilities under this
Contract, pay for all expenses and outgoings of the OWNER or the GENERAL
CONTRACTOR incurred in respect of the removal and disposal of the damaged parts and
the installation of the substitute parts.

1.10 ARCHITECTS ENDORSEMENT

A. No comment or failure to comment on or any other act or omission by the


ARCHITECT/PROJECT MANAGER/ENGINEER relating to the Specification and nothing
contained in the Specification shall constitute an instruction or otherwise impose upon the
OWNER or relieve the Elevator Sub-Contractor wholly or partially of any duty, liability or
obligation whatsoever provided that the Elevator Sub-Contractor shall comply with
instructions issued by the ARCHITECT/PROJECT MANAGER/ENGINEER which relate to
the production of information as applicable to the contents thereof.

1.11 COORDINATION

A. Coordinate installation of sleeves, block outs, elevator equipment with integral anchors, and
other items that are embedded in concrete or masonry for elevator equipment. Furnish
templates, sleeves, elevator equipment with integral anchors, and installation instructions
and deliver to Project site in time for installation.

B. Coordinate sequence of elevator installation with other work to avoid delaying the Work.

C. Coordinate locations and dimensions of other work relating to electric traction elevators
including pit ladders, sumps, and floor drains in pits; entrance subsills machine beams and
electrical service, electrical outlets, lights, and switches in pits hoist ways.

D. The Elevator Sub-Contractor shall liaise with the GENERAL CONTRACTOR, other
Elevator Sub-Contractor and tradesmen who will be carrying out other services work on
the Site, prior to the commencement of actual installations, so as to ensure that the work of
all trades will be coordinated. Where works by other trades are to occupy the same pipe
and duct space and ceiling void, care must be taken to leave clear access for sequential for

future provision of these services within builder's work shafts, plant rooms and false ceilings,
etc.

1.12 SETTING TO W ORK

A. As soon as practicable after the completion of any section of the installation, the Elevator
Sub-Contractor shall, when so authorised by the ARCHITECT/PROJECT
MANAGER/ENGINEER , give notice to the GENERAL CONTRACTOR. That nit is required
to operate this section and shall request the GENERAL CONTRACTOR to clean out all
plant spaces, remove all rubbish under his control (rubbish etc caused by the Elevator Sub-
Contractor must be removed by same) and generally leave the particular portion of the
installation and the access ways thereto in a tidy and finished state.

B. The Elevator Sub-Contractor shall then set such portion of the installation to work, adjust
all regulators, controls, etc and set and adjust the system so that it complies with the
Specification requirements.

C. In cases where the overall building programme is such that the Elevator Sub-Contractor
will need to return for the purposes of regulation, adjusting, etc to portions of the buildings,
the Elevator Sub-Contractor shall allow in his tender accordingly and shall take all
necessary precautions against damage when working in such areas.

1.13 RESULT OF TEST

A. If the test results show that the plant and equipment is not functioning in a satisfactory
manner or providing the requirements of this Specification, the ARCHITECT/PROJECT
MANAGER/ENGINEER shall decide whether this is due to incorrectness or faulty work by
the Elevator Sub-Contractor and if this be the case, the Elevator Sub-Contractor shall,
when called upon, carry out at his own expense such alterations, replacements and adjust-
ments as may be required, to the ARCHITECTS/PROJECT MANAGER 'S complete satis-
faction. The ARCHITECTS/PROJECT MANAGER 'S decision as to what constitutes a sat-
isfactory test shall be final.

1.14 AS-NEW CONDITION

A. At the time of handover of the Contract Works after the Period of Maintenance, the whole
installation shall be in `as-new' condition. The Elevator Sub-Contractor shall, during the
course of the Sub-contract, protect all plants and equipments and shall restore/repaint as
necessary before completion of the Sub-contract.

1.15 W ARRANTY

A. Special Manufacturer's Warranty: Manufacturer's standard form in which manufacturer


agrees to repair, restore, or replace defective elevator work within specified warranty period.

1. Warranty Period: One year from date of Substantial Completion.

B. General Warranty: The elevator warranty specified in this Article shall not deprive the
Owner of other rights the Owner may have under other provisions of the Contract
Documents and shall be in addition to, and run concurrent with, other warranties made by
the Contractor under requirements of the Contract Documents.

Standard Elevator Warranty: Submit a written warranty signed by manufacturer agreeing to


repair, restore, or replace defective elevator work within the specified warranty period.

- Warranty Period: 12 months from date of Substantial Completion

1.16 MAINTENANCE SERVICE

A. Initial Maintenance Service: Beginning from the end of warranty period, provide one year's
full maintenance service by skilled employees of elevator Installer. Include monthly
preventive maintenance, repair or replacement of worn or defective components, lubrication,
cleaning, and adjusting as required for proper elevator operation at rated speed and
capacity. Provide parts and supplies same as those used in the manufacture and
installation of original equipment.

1. Perform maintenance, including emergency callback service, during normal working


hours.
2. Include 24-hour-per-day, 7-day-per-week emergency callback service.

a. Response Time: 30 minutes or less.

B. Continuing Maintenance Proposal: Provide a continuing maintenance proposal from


Installer to Owner, in the form of a standard one-year maintenance agreement, starting on
date initial maintenance service is concluded. State services, obligations, conditions, and
terms for agreement period and for future renewal options.

PART 2 - PRODUCTS

2.1 ACCEPTABLE MANUFACTURERS

2.2 SYSTEMS AND COMPONENTS

A. General: Provide manufacturer's standard elevator systems. Where components are not
otherwise indicated, provide standard components published by manufacturer as included in
standard pre-engineered elevator systems and as required for complete system.

1. This section details the performance Specification for installation of the elevators,
associated control and auxiliary equipment.

2. The finish for elevator cars, landing door/fixtures, architraves, transom panels, etc.
as described in this Specification shall be as a standard, stainless steel with a
thickness of not less than 1.5mm. Construction and installation details for various
applications shall be submitted to the ARCHITECT/PROJECT
MANAGER/ENGINEER for approval prior to commencement of work.

3. The Elevator Sub-Contractor shall take into account of a maximum loading of car
internal finishes (See Equipment Schedule and Technical Summary) for each of the
passenger elevators (including false ceiling, wall panels, flooring, transom panels and
the like) when proposing the equipment for the Elevators Installation.

4. For service elevators, the loading for car internal finishes shall be allowed by the
Elevator Sub-Contractor in accordance with the materials as stipulated in this
Specification and Drawings.
5. The type, quantity, capacity, speed of elevators shall be as described in the Technical
Schedule and as shown in this specification.

B. Elevator Machines/Machinery: Provide variable-voltage, variable-frequency, ac-type


hoisting machines. Provide solid-state power converters.

1. Provide regenerative system.


2. Limit total harmonic distortion of regenerated power to 5 percent per IEEE 519.
3. Provide means for absorbing regenerated power when elevator system is operating
on standby power.
4. Provide line filters or chokes to prevent electrical peaks or spikes from feeding back
into building power system.
5. Drive System

a. The elevatoring motors shall be of A.C. induction type, VVVF to IEC72 and IEC
34-1 with an insulation level of Class F and shall be designed to operate for an
unlimited period according to the expected duty of the elevators. The motors
shall be supplied and controlled by static elements.

All driving motors shall be designed for special duty cycles required for elevator
operations. They shall be capable of being frequently started in either direction
and stopped. They shall be of a robust design with high starting torque, low
starting current, good speed regulation and silent running.

The shaft must be capable of withstanding the high stresses due to braking
and should be extended at the free end in order that the elevator may be
operated by hand with a hand wheel during emergency and for affecting
adjustments.

The whole machine and its accessories shall be mounted on two universal
beams carried on four rubber mounting and supported by reinforced concrete
upstand provided by Builder.

b. The A.C. variable voltage and variable frequency drive system (wherever
applicable) shall comprise of the convertor for changing the alternating current
of the electricity supply to direct current and the inverter for inverting the direct
current to variable alternating voltage and frequency, which drives the cage
type induction driver motor. The torque ripple to the drive motor is controlled at
the invertor by using a Pulse Width Modulating controller.

All motors shall carry a nameplate giving rating details. All motors shall be
provided with thermal overload, overcurrent, short circuit, single phasing
protection necessary for the satisfactory operation of the motors

For gearless elevator machines, emergency electrical switches with directional push
buttons to protect against accidental operation shall be installed in the location of the
traction machine.

Whenever the emergency electrical switches are operated, the cars shall be moved
up or down with speed not exceeding 0.63m/s by constant pressure on the directional
push buttons.

The emergency electrical switch and the push buttons shall be so placed that the ma-
chine can readily be observed during operation.

A prominent notice shall be provided stating that hand winding shall only be under-
taken by authorized person and detailing step-by-step procedures to be taken to
move the elevator in case of emergency.

7. Brakes (Type Tested)

Electro-mechanical brakes shall be provided to stop elevator machines when the cars
are travelling at rated speed with 125% of the rated load. The brake shall only be re-
leased by a manual operated device.

The elevator brake shall be designed with a minimum number of wearing parts and
capable of frequent braking duty and have a braking torque sufficient to hold the
loaded car.

Brakes shall be of the spring actuated and electrically released direct current type.
The brake shall operate to hold the car when the elevator is stationary or when the
electricity supply to the motor is switched off.

C. Buffer (Type Tested) and Fluid for Oil Buffers: If oil buffers are used, use only fire-resistant
hydraulic fluid containing antioxidant, anticorrosive, antifoaming, and metal-passivating
additives.

1. Acceptable Manufacturers:

a. Hydro Safe (FR)" by Hydro Safe Oil Division, Inc.

2. Buffers shall be provided at the bottom limit of travel for cars and counterweights.
The type of buffer to be used shall be in accordance with the following table:

3. Buffers shall be designed and constructed to absorb within the limits of their stroke,

Springs shall be designed so that they do not take a permanent set upon absorbing
the energy of the fully loaded car at governor-operating speed.

4. Oil (Energy Dissipation Type) Buffer

The stroke shall be such that the car or counterweight shall be brought to rest with an

average deceleration of not more than 9.81m/s on striking the buffer at 115% of rat-
ed speed. Reduced buffer stroke may be used when the retardation of the elevators
at the ends of its travel is monitored by a device conforming to the requirements of
EN81/ASME 17.1.

However, the reduced buffer stroke shall not be less than the values as stated below:

installing guide rails, machinery, and other components of elevator work where installation
of devices is specified in another Section.

E. Machine Beams: Provide framing to support elevator hoisting machine and deflector
sheaves from the building structure. Comply with Division 5 Section 055000 "Metal
Fabrications" for materials and fabrication.

F. Car Frame and Platform: Welded steel units.

1. Every elevator car body shall be carried in a steel car frame assembly which shall
have sufficient mechanical strength to resist the forces applied by the safety gear or
impact of the car on the buffers. The deflection of the steel members carrying the
platform shall not exceed 1/1000 of their span under static conditions when the rated
load is evenly distributed on the platform.

2. At least four renewable guide shoes or shoes with renewable linings or sets of guide
rollers shall be provided, two at the top and two at the bottom of the car frame
assembly. The top of the car frame shall also accommodate the hoists rope.

G. Guides and Guide Fixing: Provide roller guides or polymer-coated, nonlubricated sliding
guides at top and bottom of car and counterweight frames.

1. The car and the counterweight shall be each guided by at least two rigid steel guides
throughout their travel. The strength of the guides, their attachments and joints shall
be sufficient to withstand the forces imposed due to the operation of the safety gear
and deflection due to uneven loading of the car. This deflection shall be limited so as
not to affect the normal operation of the elevator.

2. The guides shall have machined guide surfaces.

3. Hot dip galvanised steel guide brackets shall be provided at suitable intervals to fix
the guides to the walls enclosing the elevator way by the following fixing methods:

a. Self-drilling anchor bolts A standard practice for fixing guide rail brackets in
reinforced concrete walls of more than 100mm thick.
b. Bolts grouted and embedded into walls A practice to be used in special
conditions such as brick walled elevator ways, or reinforced walls of 100mm
thick or less. The Elevator Sub-Contractor shall ensure that the holes
provided by the Main Contractor for embedding bolts are properly and correctly
located. Any subsequent cutting of holes which are displaced shall be carried
out at the Elevator Sub-Contractor own expenses.

4. Wood or fibre blocks or plugs shall be strictly forbidden for securing any guide
brackets.

5. The fixing of the guides by the Elevator Sub-Contractor to their brackets and to the
building shall permit compensation, either automatically or by simple adjustment, of
effects due to normal setting of the building or shrinkage of concrete.

H. Terminal Stopping and Final Limit Switches

1. Terminal stopping and final limit switches shall be provided either on car cage or in
the elevator well for each elevator and shall be positively operated by the movement
of the car.

2. The final limit switches shall be set to function as close as possible to the terminal
landings. They shall operate before the car or counterweight comes into contact with
the buffer and shall continue to operate whilst the buffers are compressed.

I. Guarding

1. Rigid metal screen shall be provided to guard the counterweight. The screen shall
extend from 300mm above elevator pit floor to at least 2500mm above the elevator pit
floor.

2. For common elevator shafts where two or more elevators are installed, rigid metal
screens shall be provided to separate each elevator from an adjacent elevator or
counterweight. The height of the metal screens shall be as follows:

a. When the horizontal distance between the edges (roof) of two adjacent cars or
counterweights is 300mm or more, the screens shall be extended from the
elevator pit floor to a minimum height of 2500mm and across the whole depth
of the elevator wells.

b. When the distance as described in sub-clause is less than 300mm, the


screens shall be provided from elevator pits to full height of the elevator wells
and across the whole depth of the elevator wells.

3. All other dangerous parts, such as governors and the like, shall also be properly
guarded. The components of the guarding shall be designed to be inherently safe
and to the approval of the PROJECT MANAGER.

1. Cars and counterweights shall be suspended by steel wire ropes which shall comply
with the following requirements:

a. The minimum diameter of the rope shall be at least 9mm and 8mm for

and holding the car there.

2. The type of safety gears to be used in this project for car cage shall be of the
instantaneous type for rated speed 1.0 mps.

3. Flexible Guide Clamp safety gear shall comply with the following requirements in

4. Terminal Slow Down Switches: These shall be provided and installed to slow down
the elevator car when approaching the top and bottom landings. The slow down
switches shall act independently from the normal car operating device.

5. Over Travel Limit Switches


a. These shall be provided and installed to stop the car within the top and bottom

b. Clearances, independent of the normal car operating device. The bottom over
travel limit switch shall become operative when the bottom of the car touches
the buffer.

c. When the over travel limit switches are operative, it shall be impossible to
operate the car until the car has been hand wound to a position within the
normal travel limits.

6. Speed Governor
a. The speed governor shall be of the centrifugal type. Bearing shall be of the
sealed lubricant type requiring a minimum maintenance. Governor ropes used
shall not be less than 8mm in diameter and shall run free of the governor jaws
during normal operations.

b. The governor tripping speed shall have adjustable setting of 11% - 140% of the
rated speed. On reaching the tripping speed, an electrical contact shall be
operated first to cut off the motor power circuit followed by the engagement of
the governor jaw to grip the governor ropes, thereby operating the safety gear
device.

7. Flexible Guide Clamp Safety Device: For elevators with speed exceeding 48 mpm
flexible guide clamp safety device shall be provided. This shall be installed at the
bottom of the car frame. The flexible guide shall consist of a pair of wedge shaped
steel jaws sliding over the guide rail and a heavy duty flexible spring to regulate the
pressure on the jaws. The wedge shaped steel jaws shall be released by the pull on
the governor rope when the car speed exceeds the set tripping speed. The jaws shall
act on the guide rails, and the wedge force on the rails shall be quite uniform
throughout the operations.

8. Alarm Bells: An alarm bell shall be installed in each hoistway. The alarm bell shall
sound and audible outside the hoistway when the alarm bell button in the car
operating panel is pressed. The bell shall mute when the pressure on the alarm bell
button is released.

9. Photocell and Automatic Door Safety Edge


a. This shall be made of high quality rubber or aluminium as specified in the
particular specification and extend to the full length of the car door, 25mm
width and protrude at least 25mm from the car doors. When the door closes
on an object, the pressure sensitive switch hidden in the door edge shall be

door shall remain open for a short pre-determined period before closing again.

b. Two numbers photocell one at foot level, the other at waist level shall also be
provided, so that if the light beam is obstructed, the car doors shall be kept
open until the nudging device is activated. Tenderers may offer multi-
beam/curtain off light detection device in lieu of photocell device at optional
extra price.

10. Other Devices


a. The contractor shall list out all safety devices incorporated in his equipment not
specified above.

b. Counter weight safety devices shall be applied for the passenger elevators.
Instead, concrete solid piers shall be extended from underneath elevators pits
down to the last slab by the Civil Contractor.

L. Overspeed Governors (Type Tested)

1. Overspeed governor shall be of centrifugal type and shall operate the safety gear at a
speed at least equal to 115% of the rate speed and less than:

2. The overspeed governors shall be driven by flexible wire ropes with the following

The breaking load of ropes shall be related to the force required to operate
the safety gear by a safety factor of at least 8.

The nominal rope diameter shall be at least 9 mm.

The ratio between the pitch diameter of the over speed governor pulleys and
the nominal rope diameter shall be at least 30.

3. The overspeed governors shall be sealed after setting the tripping speed
(factory/setting).

4. The breaking or slackening of the governor rope shall cause the motor to stop by an
electric safety device.

M. Counterweights

1. The counterweights shall be constructed from multiple metal sections, contained and
secured within a steel frame, and shall be equal to the weight of the complete car
plus 40% to 45% (approximately) of the contract load.

5. A suitable guard shall be fixed in the elevator pit around the path of the
counterweight. Such guard shall extend from a height of not more than 300mm above
the floor of the elevator pit to a height of not less than 2500mm.

N. Load Plates, Notice Boards and Instructions

1. A stainless steel load plate indicating the rated load of the elevator shall be fitted
inside each elevator car.

2. The following notice boards shall be supplied and securely mounted in each car
denoting:

a. The name of the Company, telephone number and emergency instruction.

b. "No Smoking", which shall be manufactured from stainless steel sheet of red
letter.

c. For the fireman's elevator a permanent notice as required under the sub-clause
"Fireman's Elevator "as stipulated in this Specification shall also be provided.

d. A metal container housing the necessary tools, together with clear instructions
for moving the elevator car and releasing passengers in emergency shall be
provided by the elevator sub-contractor near the traction motor location.

e. "IN CASE OF FIRE, DO NOT USE ELEVATOR ".

3. Details of all the notice signage shall be submitted to the PROJECT MANAGER for
approval before fabrication.

O. Controllers

1. The controllers shall be constructed in accordance with IEC 292 and shall be
mounted in ventilated steel cubicles with front hinged doors and removable rear
hinged panels, in which all contactors, solenoids, relays and motor starting equipment
and all other associated equipment for control of the machine shall be fitted.

2. The controllers shall comply with the general requirements as stated in EN81/ASME
17.1, and in particular, the following features shall be included:

a. Non-combustible materials shall be used in the construction of the control


equipment.

b. The components shall be easily inspected, maintained, adjusted and replaced.


Accessible cable terminals suitably marked with cable markers shall be
provided for incoming and outgoing cables.

c. Control circuits shall be connected between phase and neutral which are
supplied through a double wound isolating transformer.

d. Where rectifiers are used, they shall be of full wave silicon electronic type fed
from isolating transformers with suitable harmonic filtering equipment.

e. The control circuits shall be protected by suitable rated over-current circuit


breakers or HRC fuses independently of the main circuits protection.

1. General: All electrical installation for the elevators installation shall comply with the
latest edition of the Philippine Electrical Code (PEC).

shall be strictly in accordance with PEC and the related. Standard Specification

2. Fused Switches, Switch fuses and Isolators

Fused switchgears and isolators shall be heavy duty type. A combination of different
brand and type of switchgears shall not be accepted. Operation of fused switches
shall be aided by a quick make/quick break device.

The fuse links for fuse switches and switch fuses shall be high rupturing capacity, car-
tridge type conforming to IEC 269 and ASTA certified for Class Q1 fusing factor. The
category of duty of the fused switches and cable tee-offs shall be at least to AC 46.
The `ON' and `OFF' positions of all switches and isolators shall be clearly indicated
by a mechanical flag indicator or similar device.

3. Miniature Circuit Breakers (MCB)

All miniature circuit breakers (MCB) shall have the tripping classification of type 2 for
lighting/control and type 3 for motors. The short circuit capacity shall be minimum 10
KA at 380V, 3 Phase.

The breaker operating mechanism shall be of the trip-free type so designed to pre-
vent the load handling contacts from closing on a fault.

Circuit protection against overload and fault conditions shall be provided by means of
a thermal operation on overload and magnetic operation under fault conditions.

Facilities shall be provided for locking the MCB operating handle on both the `ON'
and `OFF' positions.

Positions of the breaker operating dolly shall be clearly indicated for `ON' and `OFF'.

4. Moulded Case Circuit Breakers (MCCB): MCCBs shall be triple-pole for 3-phase
circuits or double-pole for single phase. They shall be totally enclosed in moulded
casings.

MCCBs shall have thermal-magnetic tripping mechanism giving a fixed, stable, in-
verse time-current characteristic, which shall not be field adjustable. The operating
characteristics shall be such that:

4.1 The time delay on overload tripping shall be inversely proportional to the
overcurrents up to a threshold value of approximately 7 times the rated cur-
rent of MCCBs.

4.2 There shall be no time-delay on overcurrent tripping due to short-circuit or


heavy overcurrents exceeding the threshold value.

The operating characteristics shall be calibrated at 40 C.

4.3 Performance Characteristic: MCCBs shall be certified to have the following


performance characteristics:

Rated short circuit breaking capacity - not less than 22 KA or the pro-
spective fault level at the point of application, whichever is greater.

Short circuit performance category - P1.

5. Earth Leakage Circuit Breakers (ELCB)

ELCBs shall be of double-poles for single phase and four poles for three phase. The
operating residual current shall be 30mA maximum and short circuit current capacity
shall not be less than 6KA at 220V.

An integral test device shall be provided on the front of the ELCB to enable the opera-
tion of the ELCB to be tested. Operation of this test device shall create an out-of-
balance condition simulating an earth fault.

6. Cable Installation

a. Fire Rated Cables

Fire rated cables shall be 600/1000 volt grade.

The minimum bending radius for power cables shall be eight times the overall
cable diameter.

Where cables are running on cable tray, they shall be cleated at distances
not exceeding one meter.

Where cables pass through walls or floor slabs, pieces of G.I. sleeves of ad-
equate size shall be supplied to the GENERAL CONTRACTOR for cast-into
the walls or floors and the cable shall be drawn therein. Fireproof material to
the approval of the ARCHITECT/PROJECT MANAGER/ENGINEER shall be
provided to seal up the gap between the sleeves and the cables by the Ele-
vator Sub-Contractor.

b. PVC Insulated Copper Cables

PVC insulated copper cables shall comply with PEC.

The current carrying capacity shall be in accordance with PEC and the cable
size shall be selected with due allowance to voltage drop.

The minimum cable sizes shall be as follows:

The maximum number of cables that may be accommodated in a given size


of conduit and trunking shall not exceed the number given in the PEC.

c. Control Cables

Control cables shall be one of the following types:

Polyvinyl Chloride Insulated Cables (PVC cables);


Multicore Polyvinyl Chloride Insulated and sheathed cables.

Control cables shall be used for applications where voltage is below 250V
A.C. or D.C.

PVC cables and multicore polyvinyl chloride insulated sheathed shall be of


insulation voltage to 450/750V grade. The conductors shall be made of ei-
ther single core or stranded annealed type copper. Minimum size of cables

shall be 3.5mm copper. Each cable shall be colour coded or complete with
ferrules at both ends.
Flexible trailing cables shall be tandem type cables with an insulation voltage
of 450/750V grade. The cable sheath shall be made of polychloroprene
sheath on both type. The cable sheath shall also be flame-retardant and
moisture resistant.

d. Conduit System

All conduits and conduit fittings shall be heavy gauge galvanised welded
steel with protection against corrosion or equivalent code. No conduit shall
be of less than 20mm outside diameter.

All conduit systems shall be installed fully in accordance with the require-
ments of PEC Standards.

All bends in conduit runs shall be formed on site with bending machines. Dis-
tortion of conduits due to bending is not acceptable.

Flexible conduits shall be used for final connections to equipment subject to


vibration or liable to withdrawal for maintenance or servicing.

Flexible steel conduits and solid type adaptors shall be watertight with the
provision of separate earth wires enclosed for earth continuity.

All flexible steel conduits shall be PVC sheathed.

e. Ceiling/Exposed Cable Trunking

Cable trunking shall be manufactured in minimum length of 2m from 1mm


thick sheet finished with at least Class 2 protection against corrosion (e.g.
electroplated zinc having a minimum thickness of zinc coating of 0.0025mm
plus stove enamel or air drying paint). Covers shall be held in place by cap-
tive screws.

Conduit entries to trunking shall be made with couplings and brass male
bushes.

Trunking shall not contain more cables than allowed by the space factors de-
scribed in the PEC.

f. Cable Tray

Cable trays shall be of a perforated pattern mild steel return edges hot-
dipped galvanised overall after perforation.
Thickness of steel sheet shall be 1.2mm for tray up to 150mm wide, 1.5mm
for tray up to 300mm wide and 2.0mm for tray up to 600mm side.
Tray supports shall be spaced according to the number and size of cables
being carried on the tray, but with a minimum interval of 1.2m.

Multicore cables shall be fixed on tray with PVC covered aluminium strips.
Single core cables shall be fixed with clamps of non-ferrous materials such
as wood.

g. Earthing

Frames for all motors, electrical machines, and controller, and control panels,
metal enclosures of switchgear, cable trunking and conduits shall be properly
earthed.

Metal enclosures for all electrical devices and cables in or on the car or in the
hoist way shall be properly earthed.

All extraneous metal parts in Elevator machine room, Elevator shaft pits shall
be properly bonded to earth in maintaining an equipotential zone.

For motors and electrical machines where vibration is anticipated, PVC


sheathed copper cables (of adequate cross-section area) or flexible copper
earthing braid shall be used as the earth connection.

The earthing installation shall comply with the system of earthing as specified
in the PEC.

h. Starters

Starters shall be of air-break triple pole electromagnetic contactor type. Each


starter shall comprise an isolating device, a thermal overload protective de-
vice, main and auxiliary contacts, on/off controls and indicators.

Starters shall be of utilization categories AC-3 for general motor circuits and
AC-4 for motor circuits with plugging of inching facilities. Motor starters for
AC-3 utilization category shall be of both uninterrupted duty and intermittent
duty Class 0.1 60% on-load factor. Starters of category AC-4 shall be of in-
termittent duty Class 0.3 60% on-load factor.

For assisted start starters, timers shall be solid state plug-in type with 0-15
seconds setting. For star/delta and reversing starters, mechanical and elec-
trical interlocks shall be fitted with the contactors.

i. Contactors

Contactors shall be:

Of duty AC3 for Motor-Generator starters.


Of duty AC4 for Elevator traction motor starters.
Rated as appropriate for required duty with minimum rating - 16A.
With a mechanical Elevator of over Ten Million operations at 3,600 opera-
tions per hour.
Provided with arc quencher and porcelain arc barriers.
Totally enclosed and properly ventilated.
With positive indication of `ON' and `OFF'.
With quick operating magnet and quiet, chatter-free operation.
With clamp type terminals clearly labelled and permanently affixed to the
contactors.
Provided with operating coils, auxiliary contacts and main contacts to pro-
vide the satisfactory operation of contactors.

j. Control Relays

Control relays shall be:


Solid-state type.
With AC or DC operated solenoid coils to Class E insulation.
Of totally enclosed plug-in modular type.
Suitable for minimum 10 million electrical operation at rated current and
voltage.
With silver alloy or platinum flashed copper contacts for durable operation.

k. Terminations

Terminations shall be:

Capable of carrying rated current continuously without overheating.


With bakelite or equivalent material base.
With insulation resistance better than 10 Mega ohms at 500V D.C.
Of clamp type with self Elevatoring screws.
With provision for labelling.

Flexible plastic type terminations shall not be used.

Q. Control of Noise and Vibration

1. General:

The whole of the elevator assembly, including the opening and closing of the car and
landing doors shall be quiet in operation and shall be free of rattling or squeaking
noises. Elevator doors operation shall be smooth to avoid the transmission of impact
noise to the surrounding structure.

Compliance tests shall be carried out to ensure the installation will fulfil the stipulated
requirements and criteria.

Tests shall be carried out when the mechanical equipment is at normal operating
condition. At time of the tests, the areas to be tested shall be unoccupied and not
suffering from any other noise intrusion.
All equipment used for the tests shall be calibrated. The sound level meter and oc-
tave filter set used shall meet the ISO/IEC 651 Precision and general purpose sound
level meters requirements.

All dBA and octave band sound pressure levels shall be read direct from the sound
level meter or plotted on a chart level recorder. Real time analyser may be used to
check the effectiveness of vibration isolators installed if there is reason to suspect in-
adequate vibration isolation as determined by the ARCHITECT.

The contractor shall be responsible for all corrective work should the vibration and
noise levels due to the installation exceed the specification. The contractor shall also
be responsible for the cost of all tests after his remedial work.

Vibration measurements shall be made using calibrated accelerometer, charge ampli-


fiers and narrow band analyser. Hard copy printout is necessary for documentation.

Noise levels resulting from the operation of the elevators, including direct sound
transmission, breakout noise and re-radiation of structure borne noise, shall not ex-
ceed 55dBA at 1.5m from the elevator shaft. Vibration resulting from operation of el-
evators shall not be perceptible in any occupied areas.

2. Elevator Cars Construction: All elements of the elevator cars construction shall be
sufficiently rigid to avoid generation of noise by panel excitation as a result of
movement. The total noise level in a moving elevator car shall not exceed 55dBA

with the ventilation system operating. The contribution from the ventilation fan to the
in-car noise level shall not exceed 50dBA.

3. Elevator Machinery

The elevator motors shall be fitted with vibration isolation mounting having a static
defection of at least 10mm. Provision shall be made for the control of vibration
transfer via electrical conduits and other flanking paths. The vibration isolation
measures employed shall be sufficient to ensure that structure borne noise resulting
from the operation of the elevator machinery is not audible in any occupied area.

Elevator machinery noise levels under normal operating conditions shall not exceed
70 dBA at 1m from the equipment in free-field.

4. Arrival Chimes for Elevators: Noise from arrival chimes shall not exceed:

Home landings - 75 dBA


Office landings - 60 dBA

The above levels shall be measured at 3m from the arrival chimes using a noise
meter set to 'fast' response. Chimes with adjustable loudness shall be provided.

R. Painting, Colour Coding and Labelling

1. General

Except where otherwise specified the external surfaces of all machinery, apparatus,
equipment, fittings and services including supports, hangers and brackets shall be
painted.

All sheet metal control cabinets, controllers and distribution board enclosures and
similar shall be painted internally and externally.
All surfaces to be painted shall be cleaned, prime coated, undercoated and then
finished with two finishing coats. Each coating (including priming, undercoating and
the final finishing coat shall be of the same make and compatible with each other)
shall be allowed to dry and shall be rubbed down before the next coat is applied.

2. Surfaces Not To Be Painted

Galvanised metalwork installed in false ceilings, bulkheads and vertical ducts.


Chrome plated and stainless steel surfaces.
Bearing surfaces, slides, adjusting screws and any surface that is required to be
unpainted for the correct operation or adjustment of the equipment.

3. Paint Material

All paint and other preparation materials shall be non-poisonous, lead-free prepared
synthetic products conforming to the relevant British Standard or equivalent national
standard, brought onto the site ready mixed in manufacturer's sealed containers and
applied according to the manufacturer's specification.

4. Preparation of Surfaces and Prime Coating

Metal surfaces shall be wire-brushed to remove loose rust and scale. Castings shall
be either ground smooth or alternatively filled with approved filling compound and
finished to a smooth surface.

Steel plate and all rolled steel sections including brackets and supports not
galvanised, shall be given an application of cold phosphating compound before being
prime coated with red zinc chromated primer.

Steel trunkings and conduits delivered to the site unpainted shall be prime coated as
specified for steel plate.
All galvanised or zinc sprayed steel surfaces and all non-ferrous surfaces shall be
given an application of Zinc chromate self-etching primer before being prime coated
as specified above.

Machinery, apparatus, equipment and fittings delivered to the site already prime or
finish painted shall be thoroughly cleaned.

5. Finishes

The final coat shall be left smooth, even and free from the visible brush marks, ruins
and other defects.

The finishing coat shall be high grade alkyd enamel.

Cable enclosures and conduits shall be painted to a gloss finish in colour or colours
to the approval of the ARCHITECT.

All cable enclosures and conduits installed in ceilings and similar concealed spaces
shall have the ground colour applied in 400mm wide bands spaced at 6 metre centres
except that ground colour bands shall be provided adjacent to branches and
junctions.
Supplementary bands (if any) shall be 90mm wide and cover the full circumference of
the conduit/cable enclosure.

The supplementary bands shall be spaced as follows:

Machine/motor room locations shall have bands spaced not greater than 1.5
metre centres.
All other areas shall have bands spaced not greater than 6 metre centres.

All supports, hangers and brackets, where associated conduits/trunkings shall be


painted with a gloss finish, colour black.

Machinery, apparatus, equipment and fittings (including equipment delivered to site


already painted) shall be painted with a gloss finish in a colour approved by the
ARCHITECT.

All sheet metal control cabinets, controllers, contribution board enclosures and similar
shall be painted inside and outside to a gloss finish in a colour approved by the
ARCHITECT.

6. Labelling

All instruments, gauges, indicators, control equipment, contactors, circuit breakers,


switches, starters, relays and cable terminals on switchboards, etc. shall be clearly
labelled and identified with their associated function.

Label, shall be of laminated plastic with engraved upper case black letters on a white
background. Plastic labels shall be attached by screw or river-fixing.

Punch machine type strip lettering and stick-on markings will not be approved.

Lettering shall not be less than 12mm high. Lettering for items installed in controllers
and on control panels shall not be less than 9 mm high.

7. Schedule of Colours

Equipment, conduit and cable enclosure shall be identified in accordance with


applicable code.

2.3 OPERATION SYSTEMS

A. General: Provide manufacturer's standard microprocessor operation system for each


elevator or for each group of elevators as required to provide type of operation system
indicated.

B. Group Automatic Operation with Demand-Based Dispatching: Provide reprogrammable


group automatic system that assigns cars to hall calls based on a dispatching program
designed to minimize passenger waiting time. System automatically adjusts to changes in
demand for different traffic conditions including heavy incoming, heavy two-way, heavy
outgoing, and light off-hours as variations of normal two-way traffic.

1. Acceptable Manufacturers:

a. Mitsubishi
b. KONE
c. Schindler
d. Hitachi

C. Auxiliary Operations: In addition to primary operation system features, provide the following
operational features for elevators where indicated:

1. Standby Power Operation: On activation of standby power, car is returned to a


designated floor and parked with doors open. Car can be manually put in service on
standby power, either for return operation or for regular operation, by switches in
control panel located at fire command station at ground floor. Manual operation
causes automatic operation to cease.
2. Standby Powered Lowering: On activation of standby power, if car is at a floor, it
remains at that floor, opens its doors, and shuts down. If car is between floors, it is
lowered to the next floor below, opens its doors, and shuts down.
3. Battery-Powered Lowering: If power fails and car is at a floor, it remains at that floor,
opens its doors, and shuts down. If car is between floors, it is lowered to the next

floor below, opens its doors, and shuts down. System includes rechargeable battery
and automatic recharging system.
4. Automatic Dispatching of Loaded Car: When car load exceeds 80 percent of rated
capacity, doors will begin closing.
5. Nuisance Call Cancel: When car calls exceed a preset number while car load is less
than a predetermined weight, all car calls are canceled. Preset number of calls and
predetermined weight can be adjusted.

D. Group Auxiliary Operations: In addition to primary operation system features, provide the
following operational features for elevators and elevator groups where indicated:

1. Standby Power Operation: On activation of standby power, cars are returned to a


designated floor and parked with doors open. One car is returned at a time, with
priority given to loaded cars. If a car cannot be returned after two attempts, it is
removed from the system. When all cars have been returned or removed from the
system, one car is automatically placed in service. If car selected for service cannot
operate within 60 seconds, the system removes car from service and places another
car in service. Cars can be manually put in service on standby power, either for
return operation or for regular operation, by switches in control panel located at fire
command station at ground floor. Manual operation causes automatic operation to
cease.

2. Standby Power Operation: On activation of standby power, cars are returned, one at
a time, to a designated floor and parked with doors open. If a car cannot be returned,
it is removed from the system. When all cars have been returned or removed from
the system, one car can be put in service on standby power by a selector switch in
control panel located at fire command station at ground floor.

3. Battery-Powered Lowering: If power fails, cars that are at a floor remain at that floor,
open their doors, and shut down. Cars that are between floors are lowered one at a
time to the next floor below, open their doors, and shut down. System includes
rechargeable battery and automatic recharging system.

4. Automatic Dispatching of Loaded Car: When car load exceeds 80 percent of rated
capacity, doors will begin closing.

5. Nuisance Call Cancel: When car calls exceed a preset number while the car load is
less than a predetermined weight, all car calls are canceled. Preset number of
calls and predetermined weight can be adjusted.

Facility shall be provided for all elevators to cancel all car calls in case the number of
calls does not correspond to the load in the car as determined by the car load weigh-
ing devices. Those devices for fireman's elevator shall be bypassed automatically
whenever the fireman's switch is operated.

6. Priority Service: Service is initiated by a keyswitch at designated floors. One


elevator is removed from group operation and directed to the floor where service was
initiated. On arriving at the floor, elevator opens its doors. Car is placed in operation
by selecting a floor and pressing door close button or by operating keyswitch to put
car in independent service. After responding to floor selected or being removed from
independent service, car is returned to group operation. If car is not placed in
operation within a preset time after being called, it is returned to group operation.

7. Independent Service: Keyswitch in car control station removes car from group
operation and allows it to respond only to car calls. Key cannot be removed from
keyswitch when car is in independent service. When in independent service, doors
close only in response to door close button.

8. Loaded-Car Bypass: When car load exceeds 80 percent of rated capacity, car will
respond only to car calls, not to hall calls.

Load weighing devices located either on car top or under the car cage shall be pro-
vided for all elevators. Whenever the load exceed 80% contract load of the elevators,
the elevators shall ignore all landing calls and only responds to car calls. The sensi-
tivity shall be 30 kg for passenger elevators and 5% of contract load for services ele-
vators. The Elevator Sub-Contractor shall provide all equipment and labour to carry
out adjustment on the device activating setting to the satisfaction of the
ARCHITECT/P ROJECT MANAGER/ENGINEER .

9. Distributed Parking: When cars are not required for response to calls, they are
parked with doors closed, distributed in predetermined zones throughout the building.
One zone shall include the main floor and adjacent floors; remaining floors shall be
divided into approximately equal zones.

In case of earthquake, elevators shall park on the next available landing/nearest floor
and in fire alarm activation, all elevators shall be homing back to the ground floor.
Emergency homing for earthquake shall be to the nearest floor and fire alarm shall be
ground floor.

10. Elevator Homing:

a. All passenger elevators and fire elevator shall be brought back to the terminal
floor one by one in sequence (within the same elevator group) when the fire-
alarm breaks out. Under normal condition of power outage, elevator to park on
next available landing below.

b. All elevator car doors shall stay open when elevator homing is completed. Fire
elevator and one dedicated elevator out of each group of passenger elevators
shall be able to operate as normal.

c. The fireman's elevators shall be brought back to the terminal floor only on
occurrence of the fire alarm. The elevator car doors shall stay open after
homing has been completed. Re-activation of elevator is possible if and only if
the fire alarm is cleared or upon actuation of the Fireman's switch on terminal
floor.

11. Attendant Operation

a. All elevators shall be provided with attendant control facilities.

b. A key switch for change of operation mode shall be provided in a lockable


recess panel on the car operation panel. After gaining control on the elevator,
the attendant can direct the car to stop at any storey. The attendant can also
by-pass the landing calls (but not cancel them), or reverse the direction of
travelling.

12. Auto Fail-Safe Devices

a. Auto fail-safe devices shall be provided for all elevators.

b. When an elevator fails to operate normally for some reasons but not a fault, the
elevator controller shall make two more attempts to start operation. If these
two attempts fail, then the defective car shall be disconnected automatically
from service. This elevator shall also be automatically put back to service if
one of the attempts is successful.

c. All the alarms, attempts and back-to-service message shall be recorded on the
controller.

13. Overload Device

a. The load weighing devices as detailed above shall also operate when the load
in the car exceeds the rated capacity.

b. The operation of the devices shall activate buzzers sound and flashing
'overload' signals. At the same time the car doors shall be prevented from
closing. When the excess load has been removed from the car, the buzzer
alarm shall be muted automatically and the car shall function normally. The
sensitivity shall be 30 kg for passenger elevators and 5% of the contract load
for service elevators.

14. Automatic Group Control

a. Each group of elevators shall be provided with automatic control systems


capable of continuously monitoring the traffic flow pattern so that landing calls
can be answered in the shortest possible time by the nearest available car.

b. The landing calls are registered by a set of common up and down buttons at
each landing. Each elevator car with a selective collective program shall be
provided with an independent microprocessor control system.

c. The group control system shall include the following: -

c.1 Microprocessor based selective/collective control system.

When not being assigned to attend calls, cars shall park with
doors closed at the floor at which the last passenger has been
discharged and await further assignment. When a call is regis-
tered, the nearest parked car shall be assigned to attend the call.

Under normal condition of two ways traffic, a car shall travel


without stop to the highest call in the 'Down' sector or to the low-
est call in the 'Up' sector. After that, it shall then attend other
calls in the same direction of its travel until it is fully loaded.

If a car is fully loaded before all the calls (in the sector it is serv-
ing) are attended, another car shall be automatically assigned to

Heavy Up Traffic

The heavy 'Up' traffic shall be detected through a load weighing


device. When one or more cars is loaded to 60% or more at the
terminal floor, the other cars in the same group shall be assigned
automatically to the terminal floor one by one. During this up-
peak mode, the cars shall return to terminal floor non-stop.
However, if the terminal floor demand is satisfied, further return-
ing cars may be selected to give limited down landing call ser-
vice, answering the call of highest priority first.

When elevators assigned to the terminal floor arrive, they shall


stay with their doors in the open position with direction arrow il-
luminated. Cars not assigned to the terminal floor shall continue
to answer demands elsewhere in the Building in the normal
manner.

Heavy 'Down' Traffic

Heavy 'Down' traffic is detected when downward travelling cars


are loaded to 80% capacity. Under this condition, the dispatch-
ing system shall ensure that elevator service is equally distribut-
ed throughout the Building. Fully loaded cars shall automatically
by-pass landing calls in order to prevent unnecessary stops.

Light Traffic

As traffic requirements diminish, cars shall complete their as-


signments and shall park with doors closed at their last landing
served.

c.2 Traffic Sentinels

An electronic detection system shall be incorporated for each el-


evator to reduce the preset waiting time to landings and to sup-
plement the operation of the door safety edge. The detection
system shall detect the passenger movement and initiate the
starting of the car immediately after the passenger movement
across the threshold has ceased.

Should the traffic sentinels fail or the sensors be interrupted for


an excessive period, then the doors shall commence to close at
a reduced speed after a predetermined time delay.

c.3 Car Preference

It shall be possible to withdraw any car or cars from service for


maintenance purposes by means of a key operated switch inside a
lockable metal box in the elevator car. Under such circumstances,
other cars in the bank shall continue to answer calls in the system.

Any out-of-order car or cars shall be automatically isolated from the


group, while the remaining ones continue to operate under group
control.

c.5 Flexible Access

The elevator control shall be designed such that any group of pas-
senger elevators can be programmed to bypass any designated floor
button(s) in the car operation panels or to serve several floors in a
predetermined order in accordance with the user's requirements.

15. Passenger Elevators

a. Microprocessor based controllers with standard full selective-collective


program shall be provided.

b. The car will respond to answer the registered call in floor sequence in its
direction of travel ignoring the calls from the opposite direction. When the car
has answered the last call in its direction of travel, it will automatically reverse
and answer the calls in the other direction in floor sequence. A call will be
automatically cancelled as soon as it is answered.

E. Security Features: Provide the following security features, where indicated. Security
features shall not affect emergency firefighters' service.

1. Keyswitch Operation: Push buttons are activated and deactivated by security


keyswitches at car control stations. Key is removable only in deactivated position.

2. Car-to-Lobby Feature: Feature, activated by keyswitch at main lobby that causes car
to return immediately to lobby and open doors for inspection. On deactivation by
keyswitch, calls registered before keyswitch activation are completed and normal
operation is resumed.

2.4 DOOR REOPENING DEVICES

A. Infrared Array: Provide door reopening devices with uniform array of 36 or more
microprocessor-controlled, infrared light beams projecting across car entrance. Interruption
of one or more of the light beams shall cause doors to stop and reopen.

B. Nudging Feature: After car doors are prevented from closing for predetermined adjustable
time, through activating door reopening device, a loud buzzer shall sound and doors shall
begin to close at reduced kinetic energy.

C. Car Doors and Landing Doors

1. General Requirements

a. All car doors shall extend to the full height and width of the landing openings
unless otherwise specified. A similar imperforate door shall be provided for
every landing opening in the elevator well enclosures.

b. The top track of the landing and car doors shall not obstruct the entrance to the
elevator cars. All landing doors shall have a Fire Resistance rating of not less
than 1.5 hours.

c. In addition, all the car and landing doors shall meet the following general
requirements:

c.1 Car door locking devices: Every car door shall be provided with an
electrical switch to prevent the elevator car from being started or kept
in motion unless the car door is closed. A mechanical locking device
shall also be provided to prevent door opening from inside the car
whilst the car is in motion.

c.2 Landing door locking devices: Every landing door shall be provided
with a mechanical locking device to prevent opening of the door from
the landing side in normal cases unless the elevator car is in that par-
ticular landing zone.

c.3 Projections and recesses

Any projections on or recesses in the exposed parts of the car


doors or landing doors shall not exceed 10mm to avoid finger
trapping between sliding parts of the door and any fixed part of
the car or landing entrance.

Sliding car and landing doors shall be guided on door tracks and
sills for the full travel of the doors. The distance between the
cars and the landing sills shall not exceed 35mm.

c.4 Door locking devices: All door locking devices, door switches, and
associated actuating rods, levers or contacts, shall be inaccessible
from the landing or the car.

c.5 Protective devices

Protective devices shall be fitted to the leading edges of both car


door panels. It shall automatically initiate re-opening of the door in
the event of a passenger being struck (or about to be struck) by the
door in crossing the entrance during the closing movement.

The obstruction of either leading edge when closing shall actuate the
protective device to function.

c.6 "Door-open" alarm: 'Door open' alarm shall be provided in the car to
initiate alarms and a continuous buzzer if a car or landing door has
been mechanically kept open for a preset period. The period shall be
adjustable from 0-10 minutes.

c.7 Emergency landing door unlocking device and key -

Every landing door shall be provided by the Elevator Sub-


Contractor with an emergency landing door unlocking device.

fit the unlocking triangle, the landing door shall be unlocked irre-
spective of the position of the elevator car for rescue purpose.
When there is no 'Unlocking' action, the key shall only be able to
stay in the 'locked' position.
In the case of coupled car and landing doors, the landing doors
shall be automatically closed by means of weight or springs
when the car is outside the unlocking zone.
Where there is a long section of elevator well without a landing
door, an emergency trap door shall be provided at a distance
apart not exceeding 11m for evacuating the passengers. The
emergency trap doors and locks shall be provided by the Lift
Sub-Contractor.
Each emergency trap door shall be provided with an electrical
safety device by the Elevator Sub-Contractor to ensure that the
elevator cannot be set or kept in motion unless the door is fully
closed. The Elevator Sub-Contractor shall liaise with the Main
Contractor on the installation details and submit to the
ARCHITECT/Engineer for approval.

c.8 LOCAL AUTHORITIES TEST CERTIFICATES - It is the Elevator


Sub-Contractor responsibility to schedule the testing of the locking
door with ARCHITECT/PROJECT MANAGER/ENGINEER S
/ARCHITECT'S design incorporated prior to the installation.

D. Elevator Door Control

1. Photo-electric and electronic cells shall be provided for all elevators to control door
movement.

2. A light beam shall be directed across the elevator car opening at a height of
approximately 800mm above finished floor level which shall operate in conjunction
with electronic timer devices. An adjustable timer from 0.5 to 10 seconds shall be
provided to hold the doors open for the periods as specified below. The tabulated
durations are initial adjustment standards only and shall be fine-tuned to suit specific
traffic movement capabilities and the arrangement of car and landing stations.

3. The first passenger stop durations are those measured from door fully opened to door
start-to-close. The second and succeeding stop durations shall be from restoration of
the light beam to door start-to-close from its fully reopened position.

speed (about one-fifth of the normal speed). When the doors touch an obstruction,
they shall reopen. This adjustable time shall be set at 20 seconds initially.

6. A switch shall be provided in the service cabinet of the main car operating panel to
by-pass the photoelectric and electronic devices in case they become defective. The
elevator shall continue to operate with only its protective leading edge device and a
separate adjustable 2-10 second door open control timer set at 7 seconds. The
`Door Open' button shall remain active.

7. Any attempts of the elevator controllers in opening the doors shall also be cancelled
and the doors shall be kept in closed position. Alarm messages shall be reported to
the controller. If there are no other car calls registered, the elevators shall return to
the ground floor without stopping for landing calls.

2.5 FINISH MATERIALS

A. General: Provide the following materials for exposed parts of elevator car enclosures, car
doors, hoistway entrance doors and frames, and signal equipment as indicated.

B. Cold-Rolled Steel Sheet: ASTM A 1008/A 1008M, commercial steel, Type B, exposed,
matte finish.

C. Hot-Rolled Steel Sheet: ASTM A 1011/A 1011M, commercial steel, Type B, pickled.

D. Stainless-Steel Sheet: ASTM A 240/A 240M, Type 304.

surface.

2.6 CAR ENCLOSURES

A. General: Provide steel-framed car enclosures with removable wall panels, with
removable car roof, access doors, power door operators, and ventilation.

1. Provide standard railings complying with ASME A17.1 on car tops where required by
ASME A17.1.
2. Provide finished car including materials and finishes specified below.
3. Refer to "Allowances" Paragraph in Part 1 "Summary" Article for items to be provided
under the Elevator Car Allowance. Provide items not included in the Elevator Car
Allowance as needed for finished car including materials and finishes specified below.

B. Materials and Finishes: The following items shall be provided by the Elevator Sub-
Contractor inside the car enclosure:

1. Passenger Elevators
a. Ventilation fans operated by D.C. battery power complete with No. 8 Polished
Mirror Finish air grilles of size to limit the linear velocity of the air supply to be
less than 1.5 m/s. Air change rate per hour shall be at least 20 times of the
elevator car volume. The effective area of the ventilation apertures in the lower
part of the car shall be at least 1% of the available car area.

b. 230V, 2 x 18W Emergency compact fluorescent recessed downlight at false


ceilings.

c. Recessed fluorescent fittings/interior design downlight as per


ARCHITECT/ Interior Design's selection.

d. Mounting frames for elevator certificates, elevator number plates, elevator


loading plates, notice boards and 'No Smoking' signage in No. 8 Polished
Mirror Finish.

e. 100mm high hairline finish stainless steel kick plates along perimeter of
elevator car - unless otherwise specified by ARCHITECT or shown in the
Drawings.

2. Imperforate emergency exit shall be provided for all elevator cars in the car roof of
minimum size 500mm x 400mm or 400mm in diameter. Such exit panels shall be :

a. Openable only from outside;

b. Clear of any apparatus mounted above the roof of the elevator car;

c. Held close with a key operated lock, which can be reclosed and relocked
without a key;

d. Provided with an electric safety device to prevent operation of the elevator


when the panel is open;

e. Able to operate the alarm bells when the above mentioned key operated locks
cease to function.

3. Car platforms shall be of framed construction. The relationship between the rated
capacity of the elevator and the maximum available car platform area shall be in
accordance with the following table:

b. One no. 15A switched socket outlet to IP54 at bottom of elevator car.

c. Emergency lighting operated by rechargeable nickel-cadmium sealed type


battery/charger units capable of maintaining 20% of the lighting in each
elevator car for two hours after mains failure.

5. Apart from the openings required as per sub-clause 1 to 5 above, no opening or


access panel shall be allowed in the car.

C. Car Operation Panels and Car Fixtures

1. Passenger Elevators

The main car operation panels shall be of part of the return panel of the elevator car.
The panels shall consist of the following:

a. Illuminated micro-movement type buttons labelled in number to correspond


with the landings served. All buttons shall be flush mounted and of vandal
proof design.
b. Alarm push buttons with protection from accidental operation.
c. 'DOOR OPEN' and 'DOOR CLOSE' (with arrow indicators) micro-movement
buttons.
d. Audio and visual signals in connection with the overload devices.
e. Light switches, alarm reset switches, fan switches and cleaner's 'stop-switches'
housed in recessed metal boxes with key-locked hinged lids. The metal boxes
shall also house the key switches for achieving the car preferences function.
f. Three-way intercom speakers with 2 hours emergency power supply.
(Elevator, machine room and building lobby/reception).
g. The panels shall be located on right side of the entrance when facing outwards
in the elevator cars.
h. A secondary operation panel consisting of floor selection buttons, 'DOOR
OPEN' and 'DOOR CLOSE' buttons shall be provided for each elevator and
shall be located as per ARCHITECT'S requirements. The call buttons
arrangement of the second operation panel shall be mirror-reflected by the
main operation panel and located as shown on the Drawings.

i. A car fixture incorporating the indication lights of direction of travel and car
position indicator shall be fixed on top of entrance for each elevator.
j. Digital type car position indicators matrix shall be provided.

2. Car Top Control Stations

Control stations shall be provided on the top of every elevator car, and comprise the
following switches clearly marked as:

a. 'STOP' switch;
b. 'NORMAL/INSPECTION' switch; and
c. Directional inspection buttons protected against accidental operation.

When the car top control panel is in operation:

a. It shall be impossible to control the car from any other position.


b. The car shall travel at a speed not exceeding 0.63 m/s.
c. The car shall be stopped if one of the safety devices operates.
d. The car shall move whilst the movement button is continuously pressed.
e. Where elevator equipment is housed in a compartment separate from the motor
room or elevator well, a switch shall be provided in that compartment which,
when being placed in the 'STOP' position, shall cause the elevator to stop and
prevent it from being started until being placed in the 'RUN' position. Such switch
shall be provided in each elevator pit.

2.7 HOISTWAY ENTRANCES

A. General: Provide manufacturer's standard horizontal-sliding, door-and-frame hoistway


entrances complete with track systems, hardware, sills, and accessories. Provide frame
size and profile to coordinate with hoistway wall construction.

1. Where gypsum board wall construction is indicated, provide self-supporting frames


with reinforced head sections.

B. Materials and Fabrication: Provide manufacturer's standards, but not less than the
following:

1. Enameled-Steel Frames: Formed from cold-rolled or hot-rolled steel sheet. Provide


with factory-applied enamel finish; colors as selected by ARCHITECT from
manufacturer's full range.
2. Steel Subframes: Formed from cold-rolled or hot-rolled steel sheet with factory-
applied enamel finish or corrosion-inhibiting primer. Fabricate to receive applied
finish as indicated.
3. Stainless-Steel Frames: Formed from stainless-steel sheet.
4. Bronze Frames: Formed from cold-rolled or hot-rolled steel sheet, with enamel finish,
and with formed-bronze sheet laminated to steel frames using adhesive that fully
bonds metal to metal without telegraphing or oil-canning.
5. Enameled-Steel Doors and Transoms: Flush, hollow-metal construction; fabricated

nongaseous grout complying with ASTM C 1107.

2.8 SIGNAL EQUIPMENT

A. General: Provide hall-call and car-call buttons that light when activated and remain lit until
call has been fulfilled. Fabricate lighted elements with long-life incandescent lamps and
acrylic or other permanent, nonyellowing translucent plastic diffusers or LEDs.

B. General: Provide signal equipment designed for destination-based system. Fabricate


lighted elements with long-life incandescent lamps and acrylic or other permanent,
nonyellowing translucent plastic diffusers or LEDs.

C. Car Control Stations: Provide manufacturer's standard recessed or semirecessed car


control stations. Mount in return panel adjacent to car door, unless otherwise indicated.

D. Swing-Return Car Control Stations: Provide car control stations mounted on rear of hinged
return panel adjacent to car door and with buttons, switches, controls, and indicator lights
projecting through return panel but substantially flush with face of return panel.

1. Mark buttons and switches with standard identification for required use or function
that complies with ASME A17.1. Use both tactile symbols and Braille.
2. Provide "No Smoking" sign matching car control station, either integral with car
control station or mounted adjacent to it, with text and graphics as required by
authorities having jurisdiction.

E. Emergency Communication System: Provide system that complies with ASME A17.1. On
activation, system dials preprogrammed number of monitoring station and identifies elevator
location to monitoring station. System provides two-way voice communication without using
a handset and provides visible signals that indicate when system has been activated and
when monitoring station has responded. System is contained in flush-mounted cabinet, with
identification, instructions for use, and battery backup power supply.

F. Car Position Indicator: Provide illuminated, digital-type car position indicator, located above
car door or above car control station. Also provide audible signal to indicate to passengers
that car is either stopping at or passing each of the floors served.

K. Hall Position Indicators: Provide illuminated, digital-display-type position indicators, located


above each hoistway entrance at ground floor. Provide units with flat faceplate for mounting
with body of unit recessed in wall.

1. Integrate ground-floor hall lanterns with hall position indicators.

L. Standby Power Elevator Selector Switches: Provide switches, as required by ASME A17.1,
where indicated. Adjacent to switches, provide illuminated signal that indicates when normal
power supply has failed. For each elevator, provide illuminated signals that indicate when
they are operational and when they are at the designated emergency return level with doors
open.

M. Fire Command Center Annunciator Panel: Provide panel containing illuminated position
indicators for each elevator, clearly labeled with elevator designation; include illuminated
signal that indicates when elevator is operational and when it is at the designated
emergency return level with doors open. Provide standby power elevator selector
switch(es), as required by ASME A17.1, adjacent to position indicators. Provide illuminated

N. Central Control Console

1. The Elevator Sub-Contractor shall supply and install a central supervisor/control


system for the elevators serving the office development. This system shall be located
in the fire control centre.

2. The system shall consist of a 3-way intercommunication system comprising


microphones, speak buttons, sub-station speak selection buttons for elevator cars,
upper most elevator lobby to be served by the elevator and security control room
dispatcher desk. Visual indication for the selected designation shall be provided upon
actuation of the intercom system. Vertical mounted handset shall be used.

3. The intercommunication system control panel shall be constructed of stainless steel


with hairline finish. Details shall be approved by the Project Manager before
fabrication.

4. The following items shall be shown on the display unit:

a. For All Elevators

Display of elevator numbers.


Display of position indication for each elevator.
Display of up and down directional indication of each elevator to show the
direction in which the elevator is travelling.
Provision of visual signal and audible signal for each car upon actuation
of the alarm button in any elevator.
Provision of visual and audible elevator alarm manual reset and mute.
Provision of visual signal for operation of firemans elevator upon actua-
tion of the Firemans Switch

b. Software based monitoring system.

b.1 Provide at the central control console/workstation (at least Dual Core
32 bit CPU or equivalent) an elevator, monitoring system con-
sisting of a video display, keyboard, computer, printer, elevator
system interface and appropriate software.

b.2 Monitor continuously the elevator operation and status including, but
not limited to, position (with express zone position defined floor by
floor), direction, car calls, hall calls, door open, door closed, door pro-
tective device actuation, running up, running down, load switch op-
eration, alarm bell button actuation, safety circuits, security functions,
independent service, emergency power functions, special emergen-
cy service functions.

b.3 Arrange that a safety related signal (e.g. alarm bell button or safety
circuit interruption) generates a distinctive audible signal and a flash-
ing display on the monitor, this signal and display to continue until a
keyboard acknowledgement is made.

b.4 Provide a colour LCD having a minimum picture size of 533 mm (21)
measured on the diagonal, a non-interlaced display scanned at a

played at the same time in a general display with the ability to switch
to a detailed presentation of a group and of an individual elevator.

Service interruptions;

Hall call registrations per floor in each direction and totals;

Hall call registered time per floor in each direction and aver-
ages;

Hall call registered times and percentages in a format com-


patible with the requirements for traffic handling as set out in
these Specifications;

Car call registrations per floor in each direction and totals;

Car call registered time per floor in each direction and aver-
ages;

Car load data;

Elevator performance times including door close times, door


open times and operating times.

b.7 Arrange that the reports can be viewed on the screen and, on key-
board command, printed out on the printer.

b.8 Arrange that the report periods can be chosen over a range of times
varying from 5 minutes to one month.

b.9 Provide a keyboard to enter commands for selection of the various


displays, for the generation of reports and other such directions as
well as system commands (e.g. on/off independent service, return to
lobby) so as to allow complete control of the elevator and group func-
tions.

b.10 Provide means to disable and to enable service to any floor by key-
board entries in conjunction with programmable security codes.

b.11 Provide a laser jet printer with a minimum resolution of 600 dots per
25 mm (1).

b.12 Provide a hard disk capable of storing the data for a minimum period
of three months.

b.13 Provide a back-up device capable of storing on one unit the data for
a minimum period of three months.

b.14 Provide means to restore the data from the back-up unit so as to al-
low review of the elevator operating and generation of reports from
the data on the unit.

b.15 Provide, in conjunction with the video display terminal, a mini


conventional control console duplicating therein those functions relat-
ing to life safety such as fire and emergency power switches and in-
dicators as well as parking switches and independent service switch-
es for each elevator.

b.16 In the event of a conflict between the function settings as selected


from the keyboard and the function settings as selected from the
mini conventional control console, arrange that the mini conven-
tional controls take priority.

b.17 Enclose the video display terminal, the keyboard and the mini cen-
tral control console in a single enclosure arranged to be integrated in-
to and compatible with the building central control.

b.18 Arrange the equipment and associated cables to facilitate removal or


easy access with the system operational for troubleshooting.

b.19 Provide wires to connect the central control monitor system to the
elevator system.

b.20 Provide, unless specified as work by others, conduit for the wires
from the central control monitor system to the elevator system.

b.21 Connect wires to terminal blocks mounted on the panel.

b.22 Locate and identify these terminal blocks so that wires can be easily
connected to the terminals.

b.23 Provide standard, readily available hardware components.

b.24 Submit for review sample displays and reports.

b.25 Submit for review shop Drawings showing the design and finish.

O. Intercom

1. An intercom system shall be provided for the elevators. Each elevator shall be
provided with a `slave' station incorporated into the right-hand-side car control panel.
Each motor-room shall have a `master' station and a `central master' station shall be
provided at the Fire Control Centre/Security Room.

2. The `slave' station shall have two buttons. One button to call the `master' station and
the other button to call the `central master' station.

3. The `master' station shall have a button to call the `central master' station and one
button each to call the elevator cars sharing the common motor room.

4. The `central master' station shall have buttons to call all `master' and `slave' stations.

5. Wiring between motor-rooms to Fire Control Centre by concealed conduits shall be


included in this tender.

6. An indicator lamp shall be provided for each call button and when the station is
"engaged" it shall be lighted.

2.9 ELEVATORS

A. Fireman's Elevator designated in the Specification/drawings for the building and shall have
all provisions required by statutory authority for fireman's elevators.

Fireman's Elevator (s) provided shall fully comply with statutory requirements and shall
further satisfy the following conditions:

Elevator shaft openings shall be provided with automatic self-closing fire-resisting doors.

1. Marshall to gain immediate control over the elevator and return it to terminal floor.
When a Fireman's Switch is operated the elevator shall decelerate and stop at the
next possible landing floor. The car and landing doors shall remain closed and the
elevator shall return to the terminal floor without stopping for car or landing calls.
Sole control of the elevator shall then be effected in the car control station.

2. The speed of the elevator car shall be such that it shall reach the topmost discharge
point of the building in not more than 1 minute, calculating from the time when the
elevator doors on the lowest discharge point are completely closed to the time when
the elevator doors at the topmost discharge point start to open.

3. It shall be suitably indicated by the words "FIREMAN'S ELEVATOR at the terminal


floor.

4. Fireman's Switch shall be provided by the Elevator Sub-Contractor and shall be of a


type which does not require a key for operation. Where a toggle switch is used, the
"down" position shall correspond to the "on" position. The Firemans Switch shall be
located adjacent to the elevator opening at the terminal floor and shall be at a height
of approximately 2m above the floor level. For easy identification of firemen's
elevators which conform to statutory requirements, a red and white diagonal striped
backing shall be provided behind the glass of the firemen's switch.

A permanent notice of prominent size indicating the floors served shall be provided by
the Elevator Sub-Contractor and displayed adjacent to the Fireman's Elevator at the
terminal floor. The notice shall be made of laminated plastic sheet or other approved
material with red letters on white background, in English. Details of the notice shall
be submitted to the ARCHITECT for approval prior to fabrication.

B. Disabled Elevators (any of the passenger elevators)


Designated the Disabled Elevator for the building as specified/shown in drawings shall have
all provisions required by the Local Authorities for disabled elevators.

An additional car operating panel including essential elevator controls, alarm and switches,
but not necessarily excluding other controls, shall not be lower than 1500mm or higher than
1200mm above finished floor level.

A tubular hairline finish stainless steel handrail between 45mm and 50mm in diameter shall
be provided on 3 sides of the elevator car, extending to within 150mm of all corners. The
handrail shall be 30mm or more clear of walls and other obstructions and shall be 1000mm
above floor level.

All landing doors shall be marked on their outer faces in English signals. Details shall be
submitted by the Elevator Sub-Contractor to the ARCHITECT for approval.

PART 3 - EXECUTION

3.1 EXAMINATION

A. Examine elevator areas, with Installer present, for compliance with requirements for
installation tolerances and other conditions affecting performance. Examine hoistways,
hoistway openings, pits, and machine/motor locations as constructed; verify critical
dimensions; and examine supporting structure and other conditions under which elevator
work is to be installed.

1. For the record, prepare a written report, endorsed by Installer, listing dimensional
discrepancies and conditions detrimental to performance or indicating that
dimensions and conditions were found to be satisfactory.
2. Proceed with installation only after unsatisfactory conditions have been corrected.

3.2 INSTALLATION

A. Comply with manufacturer's written instructions.

B. Welded Construction: Provide welded connections for installing elevator work where bolted
connections are not required for subsequent removal or for normal operation, adjustment,
inspection, maintenance, and replacement of worn parts. Comply with AWS standards for
workmanship and for qualifications of welding operators.

C. Sound Isolation: Mount rotating and vibrating equipment on vibration-isolating mounts


designed to minimize transmission of vibrations to structure and thereby minimize structure-
borne noise from elevator system.

D. Lubricate operating parts of systems, including ropes, as recommended by manufacturers.

E. Alignment: Coordinate installation of hoistway entrances with installation of elevator guide


rails for accurate alignment of entrances with car. Where possible, delay final adjustment of
sills and doors until car is operable in shaft. Reduce clearances to minimum, safe, workable
dimension at each landing.

F. Leveling Tolerance: 1/8 inch (3 mm), up or down, regardless of load and direction of travel.

G. Set sills flush with finished floor surface at landing. Fill space under sill solidly with non-
shrink, nonmetallic grout.

H. Locate hall signal equipment for elevators as follows, unless otherwise indicated:

1. For groups of elevators, locate hall push-button stations between two elevators at
center of group or at location most convenient for approaching passengers.
2. Place hall lanterns either above or beside each hoistway entrance.
3. Mount hall lanterns at a minimum of 72 inches (1829 mm) above finished floor.

3.3 FIELD QUALITY CONTROL

A. Acceptance Testing/Procedure: On completion of elevator installation and before permitting


use (either temporary or permanent) of elevators, perform acceptance tests as required and
recommended by ASME A17.1 and by governing regulations and agencies.

1. At least three months before the Date of Completion of the Elevator contract works,
the Elevator Sub-Contractor shall notify the ARCHITECT/PROJECT
MANAGER/ENGINEER in writing through the GENERAL CONTRACTOR of the
name of Elevator Sub-Contractor Commissioning Engineer, who shall co-ordinate
all testing, inspections and final works to the approval of the ARCHITECT/PROJECT
MANAGER/ENGINEER . The Elevator Sub-Contractor shall also submit in writing
all the testing and commissioning procedures for the ARCHITECTS/PROJECT
MANAGERS approval. Testing shall be executed according to requirements
stipulated in this Specification.

2. Unless otherwise approved in writing by the ARCHITECT/PROJECT


MANAGER/ENGINEER , a period not exceeding two weeks will be allowed for all
commissioning adjustments which must be completed prior to the Date of Completion
of the Elevator contract works.

3. The Elevator Sub-Contractor shall within one month after the Date of Completion of
the Elevator contract works, carry out all outstanding items and rectify minor defects
as instructed by the Project Manager.

B. Operating Test: Load each elevator to rated capacity and operate continuously for 30
minutes over full travel distance, stopping at each level and proceeding immediately to the
next. Record temperature rise of elevator machine during 30-minute test period. Record
failure to perform as required.

C. Advise OWNER, ARCHITECT and authorities having jurisdiction in advance of dates and
times tests are to be performed on elevators.

1. The complete installation shall be tested and commissioned in the presence of


Commissioning Engineers from the Manufacturer.

3.4 RIDE QUALITY

A. Ride quality shall not exceed 15 mileage.

B. The elevator contractor shall submit ride quality analysis for guest/passenger elevators.

3.5 PROTECTION

A. Temporary Use: Limit temporary use for construction purposes to one elevator. Comply
with the following requirements for each elevator used for construction purposes:

1. Provide car with temporary enclosure, either within finished car or in place of finished
car, to protect finishes from damage.
2. Provide strippable protective film on entrance and car doors and frames.
3. Provide padded wood bumpers on entrance door frames covering jambs and frame
faces.
4. Provide other protective coverings, barriers, devices, signs, and procedures as
needed to protect elevator and elevator equipment.
5. Do not load elevators beyond their rated weight capacity.
6. Engage elevator Installer to provide full maintenance service. Include preventive
maintenance, repair or replacement of worn or defective components, lubrication,
cleaning, and adjusting as necessary for proper elevator operation at rated speed and
capacity. Provide parts and supplies same as those used in the manufacture and
installation of original equipment.
7. Engage elevator Installer to restore damaged work, if any, so no evidence remains of
correction. Return items that cannot be refinished in the field to the shop, make
required repairs and refinish entire unit, or provide new units as required.

3.6 DEMONSTRATION

A. Engage a factory-authorized service representative to train OWNERS maintenance


personnel to operate, adjust, and maintain elevator(s). Refer to the detailed scope matrix of
the tender documents

B. Check operation of each elevator with Owner's personnel present and before date of
Substantial Completion. Determine that operation systems and devices are functioning
properly.

C. Check operation of each elevator with Owner's personnel present not more than one month
before end of warranty period. Determine that operation systems and devices are
functioning properly.
