SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, Bonifacio D. Dioneda, of legal age, married, with residence and postal address at 12-B 2nd
West Crame, San Juan City, do hereby APPOINT my wife, CARLITA Q. DIONEDA, likewise of legal age,
Filipino, with common residence address mentioned above, as my true and legal representative to act for and
in my name and stead and to perform the following acts:

To retain a lawyer that will prosecute my claims and represent me as

plaintiff/complainant in any tribunal whether judicial or quasi judicial agency , and to file the
appropriate civil actions and avails of remedies subject the recovery of possession of the real
property covered by TCT No. 276995, and to attend all level of proceedings;

To negotiate and enter into compromise or amicable settlement if applicable under

such and to sign for and in my name in any documents pertinent in the aforesaid purpose;

Generally, to do whatever acts and things that will carry out fully the above given power and
authority, within the scope functions herein designated.

HEREBY GRANTING unto our representative full power and authority to execute and perform
every act necessary to render effective the Deed of Assignment and Transfer the foregoing properties,
as though I myself, have so performed it, and HEREBY APPROVING ALL that he may do by virtue
hereof with full right of substitution of her person and revocation of this instrument.
