CONTRACT LEASE

KNOW ALL MEN BY THESE PRESENT:


This CONTRACT OF LEASE made and entered into by and between:

MARILYN B. ALVAREZ, of legal age, Filipino citizen, widow and a resident of City Road,
Centro East, Santiago City, hereinafter known as the LESSOR.

SONIA BALANIAN, of legal age, Filipino, married, and a resident of Nabbuan, Santiago
City, Hereinafter known as the LESSEE.

WITNESSETH:

WHEREAS, the LESSOR is registered owner of a certain Commercial space located at City
Road, Centro East, Santiago City;

WHEREAS, the LESSEE has offered to lease the said Commercial space and agreed to the
subject terms and conditions hereinafter set forth;

NOW THEREFORE for and in consideration of the foregoing premises and the mutual
covenants and obligations hereinafter contained and to be performed, the LESSOR and the
LESSEE have agreed as follows:

That the LESSOR hereby delivers and the LESSEE accepts the lease premises in good and
clean tenantable conditions hereinafter contained and to be performed, the LESSOR and the
LESSEE have agreed as follows:

That the LESSOR hereby delivers and the LESSEE accepts the lease premises in good and
clean tenantable conditions hereinafter contained and the same shall be used by the LESSEE for
commercial purposes;

That the term of this contract of lease shall be for a period of One (1) year commencing
of August 1, 2013 and which will expire of August 1, 2018, renewable upon the option of both
parties provided a five percent (5%) increase shall be added to the monthly rental;

That the monthly rental shall be TEN THOUSAND PESOS (PHP 10,000.00) Philippine
Currency, payable at the first day of the next calendar month the LESSEE upon execution of the
contract shall make two (2) MONTHS deposit and One (1) month advance.

That the LESSEE hereby covenants with the LESSOR the following;
To pay the electricity, water and telephone bills, without necessity of demands;
To keep and maintain the leased premises in good, clean and tenantable condition as
when received from the LESSOR.
That the LESSEE may introduce improvements and make alteration on the leased
premises subject to the written consent and approval of the LESSOR;
Not to store any flammable materials on the leased premises.
That all major repairs which may be necessary for the conservation, preservation off the
building, electric system, plumbing and sewage necessitated by reason of ordinary wear and
tear, other acts of nature, shall be for the account of the LESSOR;

That the LESSOR or his/her duly authorized representative may inspect the leased
premised at any reasonable hour of the day;

That the failure on the part of the LESSEE to pay at least two (2) consecutive monthly
rentals shall be sufficient ground for his ejectment from the premises;

That the parties hereto shall good faith follow the terms and conditions enumerated
above and should anyone vilate any of the terms and conditions, the aggrienved party may
terminate the contract and be entitled to damages as provided by law.
