Indoor Water Use Reduction (Required)
One of the options for fulfilling the baseline water use reduction requirements is to meter water use. Meter at least 80 percent of fixtures and fittings, and record metered data for one year to show that the building has maintained the appropriate water-use baseline.
Minimum Energy Performance (Required)
To achieve the minimum energy performance required for LEED certification, buildings must meter building energy use for 12 months of continuous operation and achieve efficiency levels based on one of several options provided in the credit guidelines.
Outdoor Water Use Reduction (2 Points)
Buildings that monitor outdoor water use for irrigation can earn up to a maximum of two points by establishing a baseline that is the average of the previous three years and then reducing water use further. A 30 percent reduction from the baseline yields one point and a 40 percent reduction yields two points.
Water Metering (2 Points)
Up to two points are awarded just for advanced water metering. From a list of five water subsystems, buildings can obtain one point for metering two subsystems, and two points for metering four or more subsystems.
Advanced Energy Metering (2 Points)
By installing advanced energy metering that meets certain standards set out in the credit guidelines, buildings can obtain two points. Some essential characteristics include: meters must record data at intervals of one hour or less; data be remotely accessible; and all whole- building energy sources used by the building must be metered.
Demand Response (2 Points)
Two out of the three points possible for demand response can be achieved through permanent load shifting to reduce peak demand. Advanced energy metering is a useful component in successful permanent load-shifting strategies.

Indoor Water Use Reduction (5 Points) Buildings that meter indoor water use may earn up to five points by establishing a baseline for water use over 12 months, and then reducing water use based on that baseline. For the full five points, buildings need to cut water use by more than 20 percent.
Optimize Energy Performance (20 Points)
Buildings can obtain up to 20 points for optimizing their energy performance based on Energy Star scores or national averages. This also requires metered energy data for a full 12 months of continuous operation. The maximum score of 20 points requires an Energy Star score of 95 or a 45 percent improvement over the national average for typical buildings of a similar type.

Some portion of this must be achieved through plant species selection, but the rest may rely on irrigation system efficiency, alternative water sources, and smart scheduling technology.

Tenants may obtain one of two points for demand response by providing infrastructure that can take advantage of future demand response programs in the absence of a current program. One of the required steps is the installation of interval recording meters with built-in communications technology.

Residential Energy Submetering and Real-time Usage Data (1 Point)
Newly constructed buildings with residential spaces may obtain a point under this pilot program by submetering energy usage for tenant spaces in real time and providing them with access to that data.
