SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, _____________, of legal age, Filipino citizen, single, and resident of
_________________, do hereby name, constitute and appoint ___________________,
of legal age, Filipino citizen, and resident of _______________________________, as my
true and lawful attorney in-fact to act, for and in my stead, to do and perform the following
acts deeds and things, to wit:

1. To cause the transfer of title/ register a parcel of land with improvements located
at _______________________under my name. To register the sale/
purchase of said property.
2. To claim and receive the Certificate Authorizing Registration from the Bureau of
Internal Revenue (BIR);
3. To transact business with the Bureau of Internal Revenue (BIR), Assessors
Office, Registry of Deeds, Land Registration Authority, and other
government offices in all matters relating to the transfer/registration of said
property in my name;
4. To make, sign and execute, for and in my behalf, any documents which may be
necessary for the release of the certificate of title in my name.
5. To engage the services of a reputable real estate broker, a lawyer, a tax
professional and such other professional real estate practitioner, if necessary, to
ensure the expeditious and smooth sale of the property and to pay their
respective fees and/or commissions from out of the proceeds of sale of the same;
6. To do and perform any and all other lawful act and deeds necessary to undertake
the execution and finalization of sale, transfer or conveyance of the said
property.
7. To sign, execute, receive and/or deliver contracts and agreements, other papers
and/or money to effect with his power stated in this authorization pertinent to the
above described authority.
9. To do such any other act or thing that may be required necessary or
incidental to carry out effectively any and all of the purposes for which this authority
is hereby given;

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and
authority to do and perform any and every act, and thing whatsoever requisite and
necessary to be done in and about the premises, as fully to all intents and purposes as I
might or could lawfully do if personally present and hereby ratifying and confirming all that
my said attorney-in-fact shall lawfully do or cause to be done by virtue of these presents.
