LEASE AGREEMENT

This lease agreement is made onm" June, 2015. betweenMr. Lajja Ram Singh,S/O- late
8abu Singh, Sirsaganj,Firozabad. hereinafter called the"JOINT OWNER" which expression
shill! unless repugnant to the context or meaning there of include its heirs, executors,
adl1ninistratorsand assigns) of the one part AND Tata - Aldesa JV having its office at
Mi\flona Towers -1, 1-7-80to 87, Prenderghast Road, Secuderabad - 500003 represented
by~r. RajSingh Tak, Head Operations and Jorge Ferrnadiz Head Operations, hereinafter
caU~dthe "LESSEE" which expression shall unless repugnant to the context be deemed to
indude its heirs, executors, administrators, representatives and/or assigns) of the other part.

Art WHEREAS the TENANT has requested the OWNER for the occupation of the said

NOW THIS agreement witnessed as follows:

THE LESSOR AND THE LESSEE DO HEREBY CONVENANT WITH EACH OTHER AS
FOLLOWS:

1. The OWNER agrees to let-out and the house from 1stofMay, 2015 and ending on
31st March, 2016 the said premises.

2. The tenancy shall be for a period of 11monthscommencing from 1st of May, 2015
and ending on 31st March, 2016.The rental period shall be extended for a further
period as agreed upon mutually. The rent is firm for eleven months thereafter.

3. The TENANT shall pay the OWNER a monthly rent of Rs.8,OOO/-(Rupees Ten
ThousandOnly) per month towards rent for the said premises and shall be payable
on or before 15th day of every current month for which the rent is due. The above
said fixed rent is inclusive of all applicable taxes.

4. All letters, communications and notices to be served upon the OWNER shall be
deemed to be effectively served if sent by registered post and addressed to the
Tenant at his present address mentioned herein above.

5. The minor maintenance of the hired premiseswill be the responsibility of the Tenant,
except for major repairs like Motor, Electricity repairs, Sanitary etc., which may be
warranted because of structural failures that will be attended by the Owner.

6. The electrical fixtures and light fittings etc, given by owner for the utility during the
rental tenure.

II. THE LESSEE TO THE INTENT ITS OBLIGATGIONS SHALL CONTINUE


THROUGH THE TERMS HEREBY CREATED DO HEREBY CONVENANT WITH
THE LESSOR AS FOLLOWS:

1. To pay the monthly rent on or before the 15th day of each and every month for the
current month. TDS will be deducted as perthe prevailing statutory norms.

2. To pay for the electricity charges as per meter provided in respect of the said
premises to the authorities concerned or the Owner. The water charqes payable per

3. To permit the owner or his representative to enter and view the condition of the said
premises at reasonable hours and to take an Inventory of the owners fixtures and
fittings and for doing repairs and renovations, as may be required upon giving 48
hours prior notice in writing.

4. On the expiry of the said rental term certain and the extended period of the rental
agreement, If any, the tenant shall quietly yield to the owner said premises with the
fixtures and fittings therein (other than fixtures and fittings provided at the expense of
tenant) in their original condition at the commencement of the lease, reasonable
Wear & tear and damage by fire, earthquake, tempest or flood or violence of any
army or a mob or other irresistible force and owner repair excepted.

'5. Not to assign, under let or part with the possession of the premises or any part
thereof without the written consent of the owner.

6. This lease can be renewed by one time on expiry of 11 months after which it may be
extended with mutual consent and on fresh terms and conditions.

III, THF nWNFR no HEREBY ~OVENANT WITH THi TIiNI\NT AS FOLLOWS!

1. To pay all present and future property, municipal and other rates, taxes and
assessments whatsoever which are now or at any time during the terms hereby
granted to be payable as owner in respect of the said premises.

2. The TENANT Paying the monthly rent performing the terms and conditions herein
. contained, and on its part to be paid and performed, shall hold and enjoy the charge
for the premises during the said terms without any interference by the OWNER or
any person rightfully claiming through or under trust for her/him.

3. The OWNER shall not, during the subsistence of this Agreement and continuance
thereof, if any, transfer or otherwise dispose off of the said premises so as to
prejudice, impair or jeopardize the rights and interest of the TENANT.

2.lf the Owner neglect to make any payment to the Municipal Corporation or to any other
statutory authority which Owner is bound to make in respect of the agreement and
which if not paid by the Tenant if recovered from the Tenant or aqainst the said
premises, then the Tenant shall be entitled to make the payment and deduct such.
payment or any other expenses incurred by the Tenant in this connection from the
rent payable to the Owner or otherwise recover from the Owner, after sufficient notice
to the Owner.

3.Termination of Rental Agreement: Notwithstanding anything to the contrary herein

terminated by giving one month notice by either party and any balance outstanding
amount be adjusted or refunded by the Owner in one lump sum amount.

6. Notwithstanding anything herein above contained any differences, disputes or doubts


arising in respect of the interpretation hereof or in any manner concerning the
relationship between the Owner and Tenant concerned the terms, conditions and
covenants hereof or arising here from all shall(,j. referred to ~rbitration and

Proceedings of the Arbitration shall be conducted in English language.
