DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THES PRESENTS:

This contract made and entered into by and between:

Angel Puerto, Crisanto Puerto Dominga Puerto, Noema Puerto, Sonia Puerto Royo
Filipinos, of legal ages, with residence address at _____________, Mandaon , Masbate
hereinafter referred as the "SELLERS";

-and-

Jaime G. Alayon Filipino, of legal age married with residence address at Canomoy,
Mandaon ,Masbate, hereinafter referred to as the "BUYER".

WITNESSETH:

WHEREAS, the SELLERS are the owners of a parcel of land with an area of Five
thousand ( 5,000 sq. m.) square meters covered by Tax Declaration Number______ and more
particularly described as follows:

A parcel of Land bounded on the North by Jaime Alayon,on the South by Renato Puerto,
on the West by Potenciano Yanson and on the East by Prieto Real Jr.

hereinafter referred to as the "PROPERTY";

That for and in consideration of __________________________________-


(PHP______________) receipt which is hereby acknowledged in full, I hereby SELL,
TRANSFER AND CONVEY, by way of absolute sale to JAIME G. ALAYON his heirs,
successors and assigns, the above described parcel of Land.

NOW THEREFORE, for and in consideration of the foregoing premises and the terms
and conditions herein set forth, the parties hereby agree as follows:

1. The SELLERS hereby sell, transfer and convey to the BUYER, and the BUYER
hereby purchases and acquires from the SELLERS, all of the SELLERS rights, title
and interest in and to the subject PROPERTY. The subject parcel of land an area of
Five Thousand ( 5,000S sq. m.) SQUARE METERS
2. The SELLERS warrant that the subject property is free from any liens and
encumbrances.

3. Taxes including capital gains tax, documentary stamp tax, transfer taxes and other
fees on the sale and transfer of the property shall be borne by the SELLERS.

4. THE SELLERS hereby promise and bind themselves to provide the BUYER with the
necessary documents that may further be required for the transfer of the PROPERTY
in the name of the BUYER, as well as the expenses that may be entailed in the titling
of the said PROPERTY in the BUYER'S name.

5. This Agreement shall be valid and binding, between the parties, their assigns, heirs
and successors-in-interest. No amendment of the terms of the instrument shall be
effective unless it is in writing and signed by the parties therein.

6. This Contract shall be construed, interpreted and governed by and governed by the
laws of the Philippines. Herein parties submit to the exclusive jurisdiction of the
proper courts in Masbate City, to the exclusion of all other courts, for the purpose of
enforcing any right or obligation under or arising out this deed.

FURTHER, the SELLERS warrant a peaceful possession of the BUYER of the said
PROPERTY, that the same is free from all liens and encumbrances.

IN WITNESS WHEREOF, we have hereunto signed this Deed of Absolute Sale this

This Absolute Deed of Sale consists of Three (3) pages, including this page on which this
acknowledgment is written, has been signed on the left margin of each and every page thereof by
the above persons and their witnesses, and sealed with my Notarial seal.
