LEASE DEED AGREMENT

This lease deed agrement is made on this 3th day of Sept. 2017, btween Shri Ngamgom
Token Singh, age about 54 years S/o (L) Ng. Kesho Singh resident of Malom Tulihan, P.O.
tulihan, P.S. Nambol, Disrict Imphal West, Manipur (hereinafter called LESSOR) of the one
part and Khuraijam Budha Singh of Sagolband Tera Sapam Leirak, P.O. Imphal, P.S.
Lamphel, District Imphal West, Manipur Of the other part on the following terms and conditions
stated hereinunder :
Whereas, the Lessor is the absolute owner and possessor of the plote under patta no.208
(old) 185 (new) covered by C.S. Dag No. 348 measuring an area of 900 sq. ft.
And whereas the Lesees have approached the Lesor and requeted the Lessor to lease out
the plote unto the Lesses for Shoping purpose.
And whereas the Lessor has agreed to grant the Lessees and the Lessees have agreed to
accept from the Lessor. the measuring area of 900 sq. ft. out of the said plot on monthly rent for
a period of 4 (four) years from the date as mentioned above, and on the terms and conditions
herein after contained.

NOW THIS DEED WITHNESSTH :-


1. That, the Lessee shall keep a sum of Rs. 2,00,000/- (Rupees Two Lakhs) only with the Lesor
as Security Deposite and pay a monthly rent of Rs. 5,000 (five thousand) only is cash to the
Lessor, the above said plot to be paid by the Lessees to the Lessor, by the 10th of every English
Calender month ass a monthly rent amount.

2. That, the monthly rent shall after a period of one year at the rate of 10% as per the prevaling
market rate whichever is higher from the date mentioned herein above.

3. That, the lesser shall not be entitled to assign, transfer and sublet or under let or part with the
possessin of the area of 900 sq. ft. mentioned above in favour of any person under any
circumstances.

4. That, the lease will be renewable after the expiry period at the discretion of the Lessor, and in
case the Lessor or Lessees desires to vacate or get vacated the above said plot, a priar notice of
4(four) months to either party shall be given, and the Security Deposite will be returned to the
Lesses after any adjustments to be made if any.

In witness where of, and in sound state of mind, after fully knowing the contents of this
lease deed as read over and explained to us we hereby put our signatures here in below on the
day and year mentioned above.
