WORK EXPERIENCE
KNIGHT FRANK INDIA PVT. LTD. Consultant, Valuation and Consulting Mumbai (2013 to 2016)
Executed over 30 valuation assignments across 4 states in western India and over 10 consulting assignments such as go to market strategies,
pricing strategies, land disposal strategies, regulatory due diligence, feasibility studies, techno economic viability studies and transaction
advisory. Worked with a wide range of stakeholders such as banks, project finance firms, private equity firms, manufacturing companies,
developers and land owners.
Conceptualized and managed a new business line, regulatory due diligence, which increased the departments turnover by INR 3 mn in
FY 2016. Trained and led a team of two peers and one subordinate who are currently taking the business line forward.
Executed regulatory due diligence for a real estate investment firm investing in a residential building to reduce development regulatory
risk. Analyzed project approval risk and misrepresentation to downward correct the stated project value by ~ 40%.
Formulated a land disposal strategy for a 3 acre industrial land owned by a multinational to maximize sale proceeds by deal structure
formulation, highest use analysis and tax structuring. We were able to develop a strategy that identified projected proceeds of INR 3500 mn.
Formulated a land disposal strategy for a land parcel in Ahmedabad that resulted in a projected long term benefit of INR 300 mn to the
client. Used Real option valuation and monocentric model which is more apt for long term strategy as opposed to DCF valuation
Executed a transaction advisory for selection of developer for a 16.53 acre Cluster redevelopment project that included preparation of
RFP, bids evaluation and post bid negotiation. Negotiated an agreement that increased estimated returns by INR 11 bn. Also developed Go
to market strategy report, development mix and pricing strategy, by conducting a global survey of 1000 sample size.
Developed go to market strategy for 1000 acre textile park in Anjar, Gujarat. Carried out interaction with influencing authorities,
competitor analysis and regression analysis for land price forecasting to formulate a development plan with minimal capex requirement.
Conceptualized pricing strategy for three luxury projects in south Mumbai using hedonic regression analysis.
Developed a model based on the retail gravitational theory to ascertain the optimal size and location for new retail mall in Mumbai
Worked on cross functional assignments as an expert for development regulation matters which assisted the commercial team in closing
a transaction advisory mandate with a major IT firm.
Advised department heads on content for news interviews and articles in areas of development bye-laws and legal aspects of property.
