R E N TA L A G R E E M E N T

This Rental Agreement is made and executed on this 15th july 2017 at LEAK WALA TALAB,
RANA MARKET, BACKSIDE BUS STAND, BATALA by and between:

Smt. DAVINDER KAUR W/O. LT. SH. JARNAIL SINGH aged about 58 Years, R/o
NEW MODEL TOWN , POLICE LINE, BATALA

HEREINAFTER CALLED the OWNER which term shall mean and include of her series,
representatives, executors, successors etc.

IN FAVOUR OF

SHRI JAGPREET SINGH S/O. SHRI RACHPAL SINGH aged about 27 years R/o,
NAUSHERA MAJJA SINGH, CHINNA, DISTT. GURDASPUR.

HEREINAFTER CALLED THE TENANT which term shall mean and include all his heirs,
representatives, executors, successors etc.

Whereas the OWNER is the sole and absolute owner of the commercial property at
LEAK WALA TALAB, RANA MARKET, BACKSIDE BUS STAND, BATALA hereinafter
referred to as “The Said Premises”

AND WHEREAS the Tenant has requested the Owner to letout the said premises on
rental basis for Rs. 8000/- per Month and for which the OWNER has agreed to letout the same
on such terms and conditions.
NOW THIS AGREEMENT OF RENTAL IS WITNESS AS UNDER:

1. This Rental Deed is for a period of 60 months only, commencing from15th july 2017.

2. That owner shall be eligible for increase in rent at the rate of 15% after every two
years.
3. The rent shall be paid monthly by the tenant to the OWNER at the rate of Rs. 8000/-
(Rupees. Eight Thousand only), per month. On or before 15th day of every month.

4. The Tenant has paid a sum of Rs16000/- (Rupees sixteen Thousand only) as rental
deposit to be repaid at the time of vacating the premises.

5. The Tenant shall not sub-let any portion of the rental premises to any other person or
persons without prior written permission of the OWNER

6. The Tenant shall not alter repair or change the present premises without written
permission of the Owner.

7. The Tenant should keep the premises neat, clean and tidy

8. The Tenant shall have to pay the electricity bills/water charges etc for the share of this
tenancy as per the bills received, as applicable.
9. If the premise is to be vacated by the tenant or the Owner as the case may be, they have
to give three months notice on either side.

10. The Tenant shall not damage the let out premises or any portion thereof. The owner is
entitled to recover such damages and its costs from the Tenant.

11. The Tenant shall not use the said premises for any illegal activities or store any
contraband or explosive substances in the said premises.

IN WITNESS WHEREOF the Owner and the Tenant has executed and signed on this
rental agreement on the day month and the year first above mentioned, with free will and
consent in the presence of the attesting witness.
