Rental Agreement

This deed of RENTAL AGREEMENT executed at Bangalore on the 4th day of April 2015
between Mr. N V R Naidu, aged 58 residing at House No 102, 3rd Cross, HMT Layout,
Mathikere, Bangalore, Karnataka 560054 hereinafter called the ‘OWNER’ of the one part
AND

Suman Roy aged about 28 years and now residing at House No 102, 3rd Cross, HMT
Layout, Mathikere, Bangalore, Karnataka 560054, hereinafter called the ‘TENANT’

The terms ‘LANDLORD’ and ‘TENANT’, wherever mentioned shall mean and include their
legal heirs, representatives, assigns, executors, administrators and successors.

Whereas the ‘LANDLORD’ is the owner of the entire property situated at House No 102,
3rd Cross, HMT Layout, Mathikere, Bangalore, Karnataka 560054

Whereas the ‘TENANT’ approached the ‘LANDLORD’ and requested the Landlord to give
the schedule described property along with the amenities provided therein as detailed in
the annexure hereunder to the ‘TENANT’ on a monthly rent of Rs 5,000/- (Rs. Five
Thousand only) per month, exclusive of electricity and water consumption charges and
building maintenance charges and the

LANDLORD accepted the same AND THE TNENACY HAS COMMENCED WITH
EFFECT FROM 04.04.2015. Both the parties have agreed for the term of tenancy and
desirous of reducing the same in writing and have executed this Deed of Rental
Agreement.
NOW THIS DEED WITNESSETH THE FOLLOWING:

1. The ‘TENANT’ shall pay the ‘LANDLORD’ a sum of Rs 5,000/- (Rs. Five Thousand
only ) per month towards rent exclusive of electricity, water consumption charges and
maintenance charges as may be determined by the residents Association on or before
5th of every English calendar month.
2. The tenancy shall commence from 04.04.2015
3. The Tenant has paid the Landlord a sum of Rs 40,000/- (Rs. Forty thousand only)
as security deposit towards the tenancy and the same shall not carry any interest. The
said amount shall be refunded by the Landlord to the Tenant on handing over vacant
possession of the Schedule described property to the Landlord after adjusting arrears of
rent , maintenance charges, if any, and for any damages to the tenanted premises and
the amenities so provided that may have been caused by the Tenant to the tenanted
premises.
4. The Tenant shall not sub-let the premises and shall use the same for residential
purposes only.
5. The Tenant shall not store any hazardous, explosive or inflammable articles in the
tenanted premises and shall maintain the tenanted premises in good state of repair.
6. The tenant shall not alter the physical feature of the tenanted premises or cause
any damage to the structure thereon.
7. The Tenant shall not carry on any unlawful or illegal activities in the premises.
8. The premises are given to the Tenant for residential purpose only and shall not
change the nature of use.
9. The Landlord alone is alone responsible for paying taxes on the property.
10. The Tenant shall pay regularly without default the entire electricity charges to the
Tenanted premises in addition to payment of water charges levied by CMWSS in respect
of the water consumed by the Tenant.
11. Both parties are entitled to terminate this RENTAL AGREEMENT by causing a
written notice against the other by Registered Post Acknowledgement Due giving one
month’s time for vacating and handing over vacant possession of the schedule property.
12. The Tenancy shall be for a period of 11 months subject to further renewals by
mutual consent of parties on same terms and conditions, provided the Tenant pays a 10%
increase in rent immediately before paid.
13. The Landlord is at liberty to inspect the premises at all reasonable time.
14. The Tenant shall handover the vacant possession of the tenanted premises at the
time of termination of Tenancy to the Landlord in good and proper condition.

amenities.
