WITNESSETH; That
The LESSEE hereby agrees unto the LESSOR to lease ___ room from the property at
No.________________________
1. The term of the lease shall be for the period of ___________ commencing on ___________________,
201__ and shall expire on _____________________________.
3. The LESSEE shall pay unto the LESSOR a guarantee/security deposit equivalent to TWO (2) months
rental amounting to ___________________________________________(₱____00.00) to guarantee the
LESSEE’s faithful compliance with the terms and conditions of this agreement and an advanced
payment equivalent to ONE (1) month rental of ___________________________________(₱____00.00).
4. UTILITIES- The LESSOR shall pay for the and defray at his own expense, the consumption of water and
other services in the leased property, and the MONTHLY ASSOCIATION DUES for Garbage, Security
fees, etc. The LESSEE will pay the consumption of ELECTRICITY every Month.
5. The LESSEE shall not make or cause to be made any STRUCTURAL improvement/s in the premises
without the prior written consent from the LESSOR, it being understood that such improvement/s shall
be at the sole expense of the LESSEE.
6. The LESSEE shall not directly or indirectly sub-lease, assign or transfer his right under this agreement to
a third party.
7. The LESSEE shall allow the LESSOR or his duly authorized representative to inspect the condition of the
premises at a reasonable time and in the convenience of the LESSOR; and to exhibit the leased premises
to tenants within thirty (30) days prior to the expiration of this agreement.
8. In case of court litigation by virtue of non-payment of the agreed rental or any branch of this agreement
by the LESSEE to the LESSOR shall have the right to collect the amount equivalent to twenty (20)
percent of the total rental due as liquidated damages and reasonable attorney’s fee, exclusive of the
amount due.
9. Security deposit shall be refunded after thirty (30) days from vacating the premises when all monthly bill
receipts such as , electricity are settled.
10. Any damages like tiles, door knobs, screens etc. should be repaired by the LESSEE or deductable from
the deposit in case the LESSEE will vacate the place. LESSEE shall always maintain cleanliness of the
premises.
11. Any and all maintenance works not due to misuse of the property, such as, but not limited to, ceiling,
leaks, plumbing (dripping pipes), faulty electrical wiring, shall be the responsibility of the LESSOR.
The property has been turned over to the LESSEE in good condition.
