Chapter 1

Introduction

1.1 General

Project management (PM) is a process of applying technical methods,


knowledge, skills and professional experience to a project in order to achieve the
project objectives/goals.

Construction management is the practice of ensuring that construction actions


are undertaken effectively and efficiently. Construction management is the
management of the physical construction process within the built environment
and it includes the co-ordination, administration and management of resource.

Chapter 2

2.1 About the Project

Dvaraka Enclave is an elegant Ground plus 5 storey structure sporting 36 spacious


1, 2 & 3 BHK apartments. Commercial establishments in lower ground, upper
ground and first floor ensure that the place is abuzz with activity. Dvaraka Enclave
is well-supported with all essential facilities like automatic lifts, ample basement
parking, children’s play area, indoor games, reticulated gas connection, fully-
loaded gymnasium on the terrace, solar water heater, municipal and bore well
water supply and power supply with generator back-up and provisions for split-AC
in bedrooms and the living room.

2.4.1 Doors & Windows

 Main Door of superior quality hard wood with melamine polish


 Internal doors of superior quality with RCC frames & flush shutters
 Windows made of aluminum

2.4.2 Plumbing & Sanitary Fittings

 Ceramic wall tile cladding up to ceiling


 All water supply lines & drainage lines are of PVC/UPVC pipes of heavy
gauge
 All plumbing lines will be pressure tested
 Designer sanitary ware of Cera or equivalent make
 Fittings in all toilets are of Jaguar or equivalent make
 Plumbing provision of geyser in toilets
 Provision for exhaust fan in toilets
 Ground sump and overhead water tank

Chapter 3
Literature Review
1. “Lean Construction: From Theory to Implementation”
O. Salem, M.ASCE; J. Solomon; A. Genaidy; and I. Minkarah,
M.ASCE (2006):
 This article compares the techniques developed for lean construction with
those developed for lean manufacturing.
 It tells us many common elements despite the obvious differences in their
assembly environments and processes.
 It tells why lean production theories and practices do not fully fit the
construction industry.
 This paper presents a study of a construction project in which specific lean
construction elements were tested.
 Each technique was evaluated in terms of its impact on the performance of
the project.
 Based on the findings of the study, a new “lean assessment tool” is
proposed to quantify the results of lean implementations.

2. “Innovative Construction Management Method: Assessment of


Lean construction Implementation”
Daeyoung Kim and Hee-Sung Park (2006):
 This Paper speaks of several construction companies in the USA are
starting to implement lean construction with nebulous hopes of obtaining
better results from their current projects than from past projects not
employing lean construction.
 Many difficulties in adopting lean concepts and systems into construction
projects and implementing lean construction in real construction sites.
 This study was the first exploratory study to assess lean construction
implementation on overall projects.
 Weekly lean meetings are extremely crucial to deliver the most optimized
planning and scheduling based on communication and coordination among

the participants and to develop involvement and commitment of


subcontractors.
 Lean construction improves human relationships if effectively implemented.

3. “A framework to improve construction processes: Integrating Lean,


Green and Six Sigma”

Abdulaziz Banawi and Melissa M. Bilec (2014)

• This Paper speaks of vast quantities of resources and energy and


production of enormous amount of waste.

• Improving the efficiency and management of construction projects can


result in savings related to these assets.

• This paper explains a framework developed to identify and reduce waste


during construction processes.

• Potential causes of waste were identified through a questionnaire and


identified as design changes during construction.

4. “A lean construction framework with Six Sigma rating”.

Raid Al-Aomar (2012)

• This paper described the Six Sigma concept as a quality initiative that may
be applied in the building industry.

• The implementation phases as well as the training programs required are


explained.

• A case study of how Six Sigma was pioneered in an organization in the


building industry is presented.

• The application of Six Sigma for improving the quality of internal finishes
during construction.

5. “A study on how to improve the throughput time of Lean Six


Sigma projects in a construction company”
Aat van den Bos, Benjamin Kemper, Vincent de Waal. (2013)
 The purpose of this paper is to study the use of the Lean Six Sigma
(LSS) methodology in a construction company.
 In the construction industry, there is no large-scale study of a Lean
Sigma Six program available.
 It provides an overview of the most important problems that project
leaders encountered in executing the projects using Lean Sigma Six.
 They found there is often uncoordinated track of project progress due
to a lack of planning and communication and not all project team
members are sufficiently committed to the project.

Chapter 4
4.1 Lean Construction
Lean construction is a combination of operational research and practical
development in design and construction with an adaption of lean
manufacturing principles and practices to the end-to-end design and
construction process. Unlike manufacturing, construction is a project-based
production process.
Lean Construction, often simply "lean", is a systematic method for waste
minimization within a without sacrificing productivity. Lean also takes into
account waste created through overburden and waste created through
unevenness in workloads.

4.2 Six Sigma in Construction


Six Sigma (6σ) is a set of techniques and tools for process improvement. It
was introduced by engineer Bill Smith while working at Motorola in 1986.
Jack Welch made it central to his business strategy at General Electric in
1995.

2. Data and fact-driven management or metrics for decision making.
3. Process focus, management, and improvement.
4. Proactive management.
5. Boundless collaboration.
6. Drive for perfection, tolerate failure.
