REQUIREMENT OF SPACE FOR OPENING NEW BRANCHES / OFFICES – UNDER

PROPOSED LUCKNOW CIRCLE

Canara Bank requires premises having carpet area mentioned in table below (preferably on ground
floor, ready built, frontage min. 20 feet to 30 feet) for opening branches at following places:

The following are the terms and conditions of the Bank :


1. The landlord of proposed premises should have clear and marketable title in his name.
2. Rent will be paid on carpet area basis.
3. Measurement will be strictly on carpet area basis (toilets, staircase, common area, walls,
columns, pillars, area occupied by walls of Strong Room and ATM room etc will be
excluded).
4. Lease will be for minimum period of 10 years i.e. 5 years certain and 5 years option.
Option to vacate the premises fully / partly would be with bank (draft agreement to lease
which has to be entered on approval enclosed).
5. Lease deed has to be registered between the Bank and the landlord (copy of draft lease-
deed enclosed). The expenses towards stamp duty and registration charges to be borne in
the ratio of 50:50 by the bank and landlord.
6. Rent would be fixed for 5 years and further enhancement in rent to be given only after 5
years as per bank norms.
7. Power load required by bank (20 KW) depending upon size and need of branch is to be
made available by the landlord at their cost. All expenses require to incur in this respect is
to be borne by landlord only. Power connection should be in the name of Canara Bank.
8. To provide space on frontage for installation of Banks glow signboard.
9. Landlord to construct a room for ATM of approx 9.29 sqmtr with 22.5 cmtr wall. Rolling
shutter in front, vitrified flooring inside are to be provided by landlord. In case bank
decides to open ATM at later date, landlord to give NOC for installation of ATM and to
erect walls at their cost.
10. To provide space free of cost for keeping generator (for alternate power supply).
11. To provide space for installation of V-SAT free of cost.
12. Strong Room to be built by the landlord with 22.5 cmtr thick RCC + 20 mm thick iron rod
at ceiling at their cost strictly as per bank specifications (copy of specification enclosed).
13. All existing taxes, enhancement in taxes and any new imposition of taxes including Service
Tax to be borne by the landlord.

14. Continuous water supply to be made available by the landlord by providing Over Head
Tank of suitable capacity.
15. Routine maintenance of the building including periodical (once in 5 years) oil painting to
be carried out by the landlord.
16. Entrance door to be provided with collapsible gate and rolling shutter.
17. All windows to be provided with security grill, mesh door shutter and glass shutters.
18. The premises should be permitted for Commercial usage by the Local Authorities.
19. The premises should have minimum two toilets i.e. one each for ladies (with WC seat and
wash basin) and gents (with at least wash basin, WC seat & urinal).
20. Landlord to make available free of cost adequate parking space for the staff and customers.
21. Landlord to provide suitable space for installing out door units of AC without any charges.
22. Ramp is to be provided by landlord at the main entrance.
23. The outer wall of premises should be of minimum 22.5 cmtr thick.

All the interested parties may kindly send their offers, giving full details of premises, address for
correspondence, telephone number and expected rent in a closed cover as per offer format enclosed
to “The Manager, Canara Bank, P&E Section, Circle Office, Vipin Khand, Gomti Nagar,
Lucknow (PIN – 226010)” superscribing offer for space at ----------------- (Place name). The
intending offerer to ensure that their offer reaches above office within 10 days from date of
advertisement published in daily newspaper “Hindustan” (in Hindi) and “Times of India” (in
English) on 28.12.2014. Bank reserves the right to accept or reject any/all offers without assigning
any reason.
