BOARD OF DIRECTORS MEETING MINUTES


TUESDAY, JUNE 15, 2010

I. Call to Order
The meeting was called to order by President Blake Surbey at 7:03 pm.

II. Resident Forum


• A resident asked if Management could update the recycling system for the largest trash
room located at 1728 Rhodes which consistently fills up quicker than other rooms.
• A resident reported to Management that the laundry and trash room walls at 1800 Key
Boulevard are consistently wet.
• A resident asked Management how often the waste in the doggy waste station was
removed.
• A resident of the landscape committee reported that one of the crape myrtles in front of
1904 Key appeared to be dying.
• A resident inquired about the possibility of having locks installed on entrance doors since
there has been a vagrant reported sleeping in several buildings.
• A resident suggested that bikes be registered to alleviate having abandoned bikes take up
unused space in the bike racks in the storage/bike rooms.

III. Reading and Approval of Minutes

Mr. Henry Motioned to approve the May 2010 Meeting Minutes as written. The Motion was
seconded by Mr. Pecoraro and carried unanimously.

IV. Committee Reports

Landscape – No report.
A resident volunteered and was thanked for joining the landscape committee.

Website – Mr. Henry reported that most of the CVII content and history had been uploaded onto
the fully functioning.

Newsletter – Mr. Pecoraro presented the 2nd draft of the newsletter scheduled to be mailed out to
residents the week of June 21st.

V. Management Report

There were no questions on items reported in the Management Report, and there were no action
items for the Board’s consideration.

Vagrant/Security Issues

Management reported that while there were recent reports of a vagrant seen sleeping in two
buildings, there were no new reports received within the last few weeks. Management met with a
2nd district officer who answered questions on security and filing a Limited Power of Attorney
which would assist in banning individuals who have trespassed after a 1st warning. Mr. Somers
asked Management to pursue whether counsel would recommend pursuing an injunction once a
trespasser has been identified.

The Board tasked Management with soliciting proposals from security companies on options for
securing the entrance doors using a key fob system for consideration at the July Board meeting.

Hallway Renovations

A Motion was made by Mr. Surbey that an Ad Hoc Committee be formed for the purpose of the
Hallway Redecorating and Design project. Mr. Henry seconded the Motion and it was carried
unanimously. Mr. Surbey also volunteered to Chair the committee and noted that the newsletter
will ask for volunteers to join the committee.

VI. Adjournment

A Motion was made by Mr. Surbey to adjourn the meeting at 7:57 pm to enter into
Executive Session. The Motion was seconded by Mr. Henry and carried unanimously.
