EVALUATING QUALITY OF BID CHECKLIST

Site Drawings Should Indicate:


❒ Overall dimensions and north arrow
❒ Adjoining streets and property lines
❒ Benchmarks and reference points
❒ Locations of existing and proposed work
❒ Existing and proposed contours
❒ Final grade elevations at all building corners and along building perimeters
❒ Walks, drives, or other surface features including slopes and cross slopes of accessible routes
❒ Locations and critical elevations of utilities, wells, disposal fields
❒ Parking facilities and storm drainage system
❒ Sanitary sewer, water supply and distribution, fire underground system; locations of fire hydrants
(existing and new)
❒ Coordination of utilities with the mechanical, electrical, and plumbing plans
❒ Flow lines and invert information on manholes
❒ Soil investigation data
Architectural Drawings Should Indicate:
Floor Plan
❒ Appropriate scale (1 /8 inch per foot or greater)
❒ "Key plan" to designate the project portion to which each sheet applies
❒ Dimensions, room titles, orientation north arrow, floor elevations
❒ Coordination with structural, mechanical, and electrical plans
❒ Supplementary drawings for congested areas, toilet rooms, equipment rooms, etc.

Roof Plan
❒ Same scale as floor plan
❒ Materials and system used
❒ Locations of valleys, ridges, cants, saddles, crickets, gutters, down spouts
❒ Projections through roof such as skylights, chimneys, exhaust ducts or vents, penthouses
❒ Changes in roof elevation, direction, and amount of slopes
Elevation Drawings
❒ Same scale as floor plan
❒ Sectionalized to correspond to floor plan
❒ Complete exterior of the building
❒ Grade elevations, vertical dimension to floors, ceilings, and roof
Section and Detail Drawings
❒ Appropriate scale for clarity
❒ Dimensions and levels from roof parapet to top of footings
❒ Typical floor, wall, ceiling, and roof construction (assemblies)
❒ Door and window schedule
❒ Details of door/window heads, jambs, sills, mullions, transoms
❒ Room finish schedule
❒ Interior room elevations
❒ Millwork schedule and details
❒ Stair risers, treads, landings, rails, and finishes
❒ Typical and special exterior and interior trims
❒ List of equipment and fixtures
❒ Special construction conditions or architectural features
Structural Drawings Should Indicate:
Foundation Plans
❒ Same scale as architectural floor plan
❒ Schedule or details showing the size, shape, material, reinforcing, depths and elevations of footings and piers
❒ Schedules and details for columns, beams, walls, slabs, and openings
❒ All the dimensions necessary for building layout
Framing Plans
❒ Same scale as architectural floor plan
❒ Elevations and locations for columns, beams, girders, joists, trusses, studs, bolts, anchors, bracings,
slabs, and reinforcing details
❒ Details for lintels, purlins, trusses, bridging, etc.
❒ Sufficient details, schedules, and notes for all structural elements
❒ Table of design loads
Mechanical and Electrical Drawings Should Indicate:
Plumbing Plans
❒ Scale no smaller than architectural plans
❒ Temporary piping
❒ Foundation drain line hookups
❒ Storm and sewer lines )
❒ Complete water distribution system
❒ Locations of all plumbing fixtures and equipment
❒ Sewage disposal system
❒ Sewage and vent lines
❒ Gas supply and distribution
❒ Necessary details, isometric diagrams, schedules, and legends for all fixtures, equipment, pipe and
fitting types, sizes, and materials
❒ Plumbing riser diagrams and plans
❒ Vents through the roof and coordination with roof plan
❒ Roof drainage and overflow system
❒ If there is no site utility plan, include a plumbing site plan to show location, type, size, and extent
of exterior lines, connections, and equipment
❒ Demolition of existing system and connection to new system

Fire Protection Plans


❒ Same scale as architectural plans
❒ Water supply to the building with water flow test information
❒ Outside control valves and fire department connection
❒ Sprinkler and standpipe risers, fire hose cabinets, and building zone control valve locations
❒ Occupancy/hazard class of each area or room, sprinkler design density, and design area of
sprinkler coverage
❒ Sprinkler heads, type, nominal orifice size, and temperature rating
❒ Activation appliances and emergency abort button
❒ Interconnections with other building system (fire alarm, fan shutdown, etc.)
❒ All partitions and fire-rated walls
❒ Location and size of concealed spaces, closets, attics, and bathrooms
❒ Enclosures in which no sprinklers are installed
❒ Soffits or known ceiling obstructions
❒ Sprinkler piping, mains, size, and location for coordination
❒ Control valves and check valves, flow switches, water gongs, gauges, etc.
❒ Sprinkler test stations including provisions for test water removal
❒ Fire pumps (if required) including size and flow requirements
❒ Design calculation remote area
❒ Demolition of existing system and connection to new system

HVAC Plans
❒ Same scale as architectural plans
❒ Separate plumbing plans and electrical plans
❒ Partitions and room layouts, fire- and smoke-rated partitions
❒ Rated capacity, efficiency, and operating conditions for all equipment
❒ Ductwork and piping layout including size, types, pressure class
❒ Necessary details, sections, schedules, and notes to show the work scope
❒ Building heating and cooling loads (in BTUs/hr), temperature differentials used, and rated capacity
of heating units
❒ Location of fire and smoke dampers, grilles, outlets, etc.
❒ Coil and tube pull areas
❒ Required code clearance areas
❒ Balancing dampers, splitter dampers, volume extractors, balancing valves, thermometers, pressure
❒ gauges, instrument-flow fittings, and instrument-access panels required for balancing

❒ Location and details of switchboards, motor control centers, power panels, lighting panels, and
other equipment
❒ Locations of fire alarm appliances and control panels
❒ Locations, connections, and controls of signals, speakers, clocks, telephones, fire alarms, and other
special systems
❒ Required code clearance areas of electrical equipment
❒ Interlocks with other systems (fire sprinkler, HVAC, etc.)

Specifications Should Indicate:
❒ Front-end documents (bid invitation and instructions, contract, general conditions, supplementary
conditions, bid forms, others)
❒ Project-specific information rather than generic specs (continues)
❒ Full description of approved materials and systems
❒ Manufacturers' names, products brands, or catalog numbers
❒ Required performance criteria for all materials and assemblies
❒ Installation procedures, cleanup methods, and inspections
❒ Equipment supplied and/or installed by others
