Just as day to day living expenses have gone up during the past year, so too have the expenses of operating rental
property. Therefore, in order to continue to provide healthy, well maintained communities, it becomes necessary to
implement a moderate rent increase.

LEASE EXTENSION

The lease which expires 04/28/18, between Robert Strauss, as tenant and Fairfield Bayview LLC as
Landlord in regards to Apartment 081 located at 234 River Avenue Apt 081, Patchogue, NY 11772 is
hereby extended under the following terms and conditions:

1. The lease shall expire 04/28/19 or 04/28/20 as indicated below.


2. The base monthly rent for first year of this extension shall be $1,425.00 commencing 5/1/2018.
3. (If applicable) The base monthly rent for second year of this extension shall be $1,495.00
commencing 5/1/2019
4. Additional security deposit in the amount of $0.00 is due on signing of this extension bringing the total
amount of security on deposit to $1,000.00
5. On the first anniversary of this extension an additional $0.00 is due for security deposit.
6. Electronic signatures (by pdf or facsimile) shall be deemed originals and may be enforced as if an
original agreement.
7. Failure to give 30 days’ notice of vacating will result in forfeiture of security.

Except as modified herein, all terms and provisions of the original lease shall remain unchanged. This
renewal is not binding until countersigned by Landlord.
