1.0 INTRODUCTION

The purpose of this report is to outline the design philosophy and loading that were consider for
designing the (Idris point) Six storied Commercial Building with one Basement. Construction
period is assumed around early in 2004 (as per signature date on photocopy drawing).

This project includes the construction of approximately 3454 sft (113 ft x 40 ft) which is used for
shops (GF), 1st Floor (Bank), 2 nd 3rd & 4th floor (offices) and roof top accommodation.
Basements floor is dedicated for store. There are one lift and two stairs in this building.

2.0 SCOPE OF WORK

The scope of the work is to evaluate the serviceability of the structure and foundation capacity of
the building as per loading of different floor according to BNBC. Checking of different structural
members will be done on the basis of concrete strength considered as per as supplied design
drawing.

3.0 SOFTWARE USED IN DESIGN

Computer Model was developed in ETABS which is based on supplied structural drawings and
practical measurement (due to unavailability of Architectural drawing from the owner) according
to Codes and Standard for carrying out complete analysis and design. Loading Values, load
combinations, design parameters, strength calculation are taken from the BNBC and design
parameters used in the design drawings. Calculation for wind load has been considered based on
UBC-94 Code with basic wind speed and Exposure A according to BNBC Standard. The result
obtained from computer model is checked against relevant specifications and hand calculations.
Finally, based on analytical results, structural and foundation safety and stability are
recommended.

4.0 DESIGN PHILOSOPHY AND APPROACH:

Superstructure: R.C.C Column, Beam, Slab was provided in this structure which we can says as
a Frame structure of category Intermediate Moment resisting frame as per BNBC.

Sub-Structure: Isolated foundation and combined foundation are used in this building.

5.0 DESCRIPTION OF BUILDING:

(Idris Point) Six storied Commercial Building with one Basement Design with the following
criteria:

• The building is rectangular in size with 133 ft length, 40 ft width and height 60’-0” (approx.)

• Basement floor height 8.5 ft, Ground floor height is 11 ft and typical floor height is 10ft.

• One OHWT placed on the roof of this building.

6.0 MATERIALS

We did not receive any material test report for this building. Though this building was made with
brick chips, that’s why we considering the concrete strength f’c=2500 psi and from usual
practice rebar strength fy = 60 ksi (60,000 psi).

7.0 LOADING CRITERIA

The building was designed in accordance with the requirements of BNBC-2006, ACI 318-99 Code & UBC-
94.

Standards:

 Dead Load = Self weight + Floor finish (1.2 KN/m2(25psf);


 Live load on floor (Office) = 3 KN/m2( 60 psf.
 Live load on roof = 2.0 KN/m2( 40 psf
 5” thick brick wall load periphery = 5.84 KN/m
 Wind Load as Per BNBC Code 2006

7.1 LOAD COMBINATION

Load combinations were considered for analyzing and designing the building according to
BNBC Codes (BNBC 2.7.5.1).

We don’t have any soil test report from land owner. For design consideration we assumed the
bearing capacity of soil is 2 TSF = 4 KSF.

Conclusion & recommendations:

As per check analysis results and from the above observation following recommendation are
given below:

 Serviceability check ratios are within allowable limit and hence satisfactory against
lateral load (like wind & seismic loading). Lateral deflection due to wind in Y direction
little bit higher then the limit.

 Physically slab and beam capacity looks satisfactory, but analysis could not be performed
due to lack of evidence.

 Although column capacity also looks adequate, three columns (grid I-2, J3 and D-6 in 1st
floor to 2nd floor) shows under reinforced.

 Lift core column is not adequate for this design. Its shows over stress.

 As per supplied drawing and site condition, foundation type is observed as Isolated and
combined foundation. As per supplied drawing the capacity of foundation is not
adequate.

Since number of observed columns are very few comprising the whole structure, engineering
summery in not only hard to comment but also may be misleading. Hence, it is strongly
recommended to conduct Detailed Engineering Assessment (DEA), by through checking, core
sample collection and testing to evaluate actual condition of the structure in as build condition.
