SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, SPS. INOCENCIO MONTAÑEZ and VILMA MONTAÑEZ, both of legal age,
Filipinos and residents of Brgy. Biasong, San Isidro, Leyte, Philippines, do hereby MAKE,
CONSTITUTE AND APPOINT, ATTY. CHELISSA MAE N. ROJAS, CPA, of legal age, single,
Filipino and a resident of Brgy. Libagong, Villaba, Leyte, Philippines, as our true and lawful
attorney, agent, representative, for us and in our name, place and stead, to do and perform
the following acts and deeds, to wit:

1. To represent us before the Regional Trial Court, Branch 11, Calubian, Leyte, in
connection with Civil Case No. CN-250 for Recovery of Possession and Ownership
and Collection of Rentals with Damages;

2. To represent us in the Pre-Trial/ Preliminary Conference/ mediations/

negotiations before the Regional Trial Court, Branch 11, Calubian, Leyte, in
connection with Civil Case No. CN-250 for Recovery of Possession and Ownership
and Collection of Rentals with Damages, with full power:

a. To enter into stipulations and admissions of facts and documents;

b. To enter into an amicable settlement, submit to alternative modes of
dispute resolution and to do all acts, as our said Attorney may deem
necessary, to compromise or amicable settle the case/s insofar as those
issues which may be lawfully settled or compromised and/or to a
preliminary reference of issues or facts to a commissioner;
c. To agree to the simplification of issues or to the necessary desirability of
amendments of the pleadings;
d. To obtain or make stipulations or admissions of facts and of documents to
avoid necessary proof and/or to limit the numbers of witnesses;
e. To agree to the rendition of judgment on the pleadings, summary judgment
(if lawful or possible), or to the dismissal of the case should a valid ground
thereof exist or for the suspension of the proceedings;
f. To perform or to agree to such matters as may aid in the prompt
disposition of cases;
g. To sign and execute such document/s in the exercise of the said authority
and to perform such acts as he may deem necessary and proper to be done
in connection therewith.
h. To represent me in the Barangay Proceedings or any other proceedings
prior to the filing of the mentioned case/s if necessary.

HEREBY GIVING AND GRANTING unto said attorney full power and authority to do
and perform all and every act and thing whatsoever requisite and necessary to be done in
and about premises, as fully to all intents and purposes, as we might or could do if personally
present, and to substitute one or more attorney/s.

HEREBY RATIFYING AND CONFIRMING all that the said attorney or substitute/s shall
or may do under and by virtue of these premises.
